      • An Analysis of Planning and Design Features of WELL Communities based on Case Studies

        In 2017, the International WELL Building Institute focused to uprise human health to the forefront of building and design practices. The WELL Standard aims to deliver occupants" health and well-being interventions at the interior and the community levels as well. The WELL Standards have two categories; WELL Building Standard and WELL Community Standard. The WELL Community Standard is still in its pilot phase, with an intention to provide the protection for health and wellness in all aspects of community life. This standard has focused on the matters of air, water, sound, light, and health at the communal level. Each category then has subcategories for the assessment and measurement. Since the WELL Community Standard focuses on health and wellness of the community, it is important to study their approaches, criteria, and community design features. A total of 20 projects from different countries have been registered for the WELL Community. Six of them are from the United States and five were analyzed for this paper. Using intensive case studies, this research aimed to identify the features of WELL Community projects towards achieving the WELL Community certification. The result from the case studies suggests more frequent social interactions and engagement among community members to improve residents" life quality in Korean communities in the future.

        국내 웰빙 중심 건축물 인증제도의 도입을 위한 기초 연구

        As the evidence base reveals the multiple impacts of indoor spaces on human health, built environments that promote occupant health and well-being has become the imperative demands of our time. The growing interest in healthy building has led to an expansion of sustainability concepts in the contemporary urban and architectural discourses, as well as the emergence of new assessment tools that specifically designed to address these issues. This study aims to identify the content scope and features of health-related topics covered by well-being centric building certification schemes that have emerged within this background, and to establish a theoretical foundation for the development of certification criteria applicable in Korea. Incorporating the different organizational structures of the internationally accepted WELL and Fitwel standards, seven themes of indoor air quality, thermal comfort, visual and acoustic comfort, activity, healthy eating & drinking, psychological well-being, and social well-being that can be used to re-categorize the content of the two standards were identified through recurring topics in the academic literature. Adopting this as an analytical framework, this study conducted a qualitative comparison of the detailed requirements of the two standards. The results of the study provide reference points and insights that contribute to the implementation of well-being-centric building certification scheme in Korea.

      • 웰 빌딩 인증을 활용한 대학기반 은퇴 주거단지의 질적 환경 특성 분석 연구

        The purposes of the study were to identify the qualitative environmental features of University-Based Retirement Community(UBRC) by analyzing one retirement community case in South Korea and four UBRC cases in United States, and to examine design elements of UBRC planning to promote resident wellness. To collect the data for analysis, literature on environmental features associated with retirement community resident’s health and well-being was reviewed and case studies on UBRC under the WELL Building Standard were conducted. The results of the study confirms that the UBRC in Korea has physical facilities and environment that are sufficient to offer health service, lifestyle management service, and recreational programs. This UBRC, however, falls short of wellness environmental features, such as access to nature, “the third place,” and connectivity compared to the U.S. cases. This paper therefore identified the environmental elements of UBRC plans that promote wellness as follows: it is necessary for a community to create a healing environment with walking trails, gardens, and indoor plants, to encourage social interactions through creating lively and home-like open common spaces, and to be located on campus to increase the community’s accessibility to campus amenities. It is expected that satisfying the environmental elements identified in the above will allow the UBRC not only to overcome the limitations of the existing closed Continuing Care Retirement Communities(CCRC), but also to reduce their operating cost, enabling the UBRC to secure residents from various income brackets.

        노인요양병원 실내환경디자인을 위한 치유환경요소와 웰빌딩 스탠다드 인증항목 비교분석

        This study compares WELL building standard criteria with healing environment elements which have been examined in Korean researches dealing with the interior environments of geriatric hospitals. It aims to provide basic standards for the development of Korean interior environment design of geriatric hospital utilizing the brand new standard for human-focused design. After analyzing 28 related Korean papers focusing on healing design elements and categories, the study suggested 4 categories of Element-classification and 8 categories of Performance-classification. WELL strategies and concepts were explored for the next step, and 4 concepts(Air, Light, Comfort, Mind), 43 criteria, and 85 parts were selected for healing interior design of geriatric hospitals. Finally, the study generated a big table to compare all the elements and criteria of both WELL and healing environment elements. Comfort and Safety categories of Performance-classification showed the biggest relationships with WELL criteria, while Mind concept of WELL appeared to be related with all categories of the healing environment classification. The study also figured out that cardiovascular, endocrine, immune, nervous, and respiratory system of human body would be much influenced by interior design of healing environment.

        노인요양병원 병실 치유환경 향상을 위한 현황분석 및 개선방향 연구 -WELL Building Standard를 적용한 체크리스트 분석을 중심으로-

        (연구배경 및 목적) 생활수준의 향상 및 의학 발달로 평균수명이 늘어나면서 노령화에 진입하고 노인인구가 빠르게 증가하고 있다. 이러한 급속한 고령화로 인해 노인요양병원에서 중요한 치유환경요소의 연구와 반영이 시급한 실정이다. 특히 병실환경 속에서 가정과 같은 친근한 분위기를 제공하는 등의 노력은 노인들이 일상생활을 영위하는 데에 큰 도움이 될 수 있다. 따라서 본 연구는 노인요양병원 병실공간의 건강과 웰빙(well-being)을 고려한 정신적 치유환경 디자인을 목표로 기존의 국내 요양병원의 사례를 분석하고 가능한 개선방안을 모색하고자 하였다. (연구방법) 본 연구는 기존에 선행연구를 통해 제안한 ‘치유환경 디자인 체크리스트’를 적용하여 국내 8곳의 노인요양병원 병실 사례분석을 진행한 뒤 그 결과를 분석하였다. 사진 자료를 바탕으로 각각의 평가항목 기준의 반영여부를 체크하고, 그 체크 결과를 전문가 검토를 통해 확인, 수정, 정리하였다. 체크 결과를 검토하여 그 빈도 및 구체적 내용을 중심으로 세부 분석을 실시하였다. 적용빈도와 세부 분석 결과를 바탕으로 노인요양병원 병실의 현황을 진단하고, 범주별 현황 개선방안을 제안하였다. 마지막으로 사례조사의 빈도수를 고려하여, 대다수 병실에 적용되어 있는 항목들로부터 필수, 중요, 권장, 고려의 네 단계로 구분된 개선방안을 검토리스트의 형식으로 제안하였다. (결과) 36개의 평가항목 중 두드러지게 낮은 적용 빈도를 보인 항목은 주로 예술, 다양성 관련 항목들과 자연도입에 관한 항목들이었다. 또한 개인 프라이버시에 대한 고려가 매우 부족한 것으로 나타났는데, 개인 공간의 영역성 확보와 시각, 청각, 조명, 장식 등에 대한 개인화를 위한 세심한 고려가 절실히 요청되었다. 이에 비해 일조와 환기 등 물리적 쾌적성 요소에 대한 고려, 그리고 TV와 수납 가구 등 기본적 집기류의 구비는 어느 정도 확보된 것으로 파악되었으나, 그 세부적 고려에 있어 다양한 아쉬운 부분들이 발견되었다. 이후 현황 분석결과를 종합하여 평가지표의 4개 대분류별로 가능한 개선방안을 정리하였다. ‘미학과 디자인’ 분야에서는 정신적 만족을 위한 예술의 활용, 공간적 다양성의 계획, 재료, 색채, 조명의 통합계획의 구분으로 세부 방안을 제시하였고, ‘자연 친화성’ 분야에서는 직접적 자연 도입의 방법과 창호와 조망에 관련된 세부 개선 방안을 언급하였다. ‘프라이버시’분야에서는 개인화 공간요소와 가구계획 및 영역성 확보를 위한 병상 배치 조정을 제시하였고, ‘커뮤니티와 정보접근성’ 분야에서 커뮤니티 활동공간 확보와 여가활동 지원계획을 제안하였다. (결론) 이렇게 제안된 개선방안은 기존의 부분적, 산발적 환경 개선방안과 달리 정신건강과 관련된 전체 부문의 항목들을 나름의 체계를 통해 종합적으로 제시하였다는데 그 의의가 있으며, 기존 현황과의 비교분석을 통해 중요도 별로 개선방안을 나열한 검토리스트는 실질적 활용을 위해 유효한 자료가 될 수 있을 것이다. (Background and Purpose) As the average life expectancy increases due to the improvement of living standards and the development of medicine, the elderly population is rapidly increasing. With such rapid aging, research and reflection of healing environmental factors in geriatric hospitals are urgently needed. Therefore, this study aimed at designing a mental healing environment that considers the health and well-being of people in the ward space of the geriatric hospital. The study analyzed the case of the existing domestic geriatric hospital and tried to seek possible improvement measures. (Method) This study applied the 'Healing Environment Design Checklist', which was previously proposed through our previous study, and analyzed the results after carrying out case analysis of eight hospital rooms in Korea. Based on the photographic data, each evaluation item criterion was checked, and the check result was corrected and confirmed through expert review. After reviewing the check results, detailed analysis was conducted focusing on the frequency and specific situations. Based on the frequency of application and the detailed analysis results, current status of ward in the elderly nursing hospital was diagnosed and strategies of improvement were suggested. Finally, in consideration of the application frequency of case studies, improvement measures divided into four levels: mandatory, important, recommended, and considerable. (Results) The checklist items with remarkably low application frequency were mainly items related to art and diversity, and elements of nature. In addition, consideration of personal privacy was found to be very insufficient. On the other hand, consideration of physical comfort factors such as sunlight and ventilation, and provision of basic household items such as TV and storage furniture were found to be somewhat enough. The results of the current status analysis were synthesized to summarize possible improvement measures for each of the four major categories of the evaluation index. In the field of 'Beauty and Design', detailed plans were presented by the use of art for mental satisfaction, the plan of spatial diversity, and the integrated plan of materials, colors, and lighting. For the field of 'Nature affinity', the method of direct introduction of nature and detailed improvement measures related to the light and view were mentioned. In the field of 'Privacy', a personalized space element, furniture plan, and adjustment of bed arrangements to secure territoriality were suggested. In the field of 'Community and Information accessibility', a plan for securing community activity space and support for leisure activities was proposed. (Conclusions) This proposed improvement strategies would be meaningful in that it comprehensively presents items in all areas related to mental health through its own system, and it is based on comparative analysis with the existing situation. A review list with improvement measures might be used as effective data for practical use.

      • WELL Building Standard 적용 기존 건축물 그린리모델링의 건강성능 평가

        In this study, the WELL Building Standard was used to derive the Features for the evaluation of health performance of existing buildings, and to examine changes in health performance before and after improvement of green remodeling. As a result, the total score of each Feature that reflects the weight was 17.75 points, the total score before improvement of green remodeling was 8.19 points, and the score after improvement of green remodeling was 11.13 points. Among the 23 Features that can be evaluated from the WELL Building Standard, 11 Features improved health improvement by 16.6% after improvement of green remodeling. Improvement of indoor ventilation(Feature 3), removal of asbestos(Feature 6), installation of automated shading(Feature 16, Feature 20), and replacement of energy efficient equipments for HVAC(Feature 24) have been shown to improve health performance.

        The study aimed to propose a guidance for remodeling residential public buildings using the WELL building certification and verify the profitability of remodeling. The framework is a comparative analysis with WELL and G-SEED standard evaluation criteria. To determine the profitability of the study, a virtual public building certified by G-SEED was used as the research model. The ROI (return on investment) index was then calculated by analyzing the initial cost and expected outcomes of the remodeling. The study’s calculations resulted in 96% as the ROI index, indicating that the expected results through the proposed remodeling are positive. Based on the findings of this study, it is expected that experimental studies that plan for remodeling existing buildings and assess profitability are likely to be conducted in the future.

      • 통합운영학교의 계획특성 분석 및 개선방안 연구 -WELL Building 인증을 기반으로-

        Due to South Korea’s serious low birthrate issue, resulting in a decrease in the school-age population, there has been a frequent occurrence of downsizing and closure of existing schools. In response, the integrated operat school system have emerged. It is expected that the number of integrated operat schools will continue to increase in the future. The purpose of this study is to analyze the Space Plan haracteristics of those schools to suggest improvement trategies for them with a lens of WELL Building Standardsfor creating high quality educational environments for the students. The research method is a case study of three integrated operation schools. Through a case study, this study highlighted the features in site map, floor plans, and interior spaces ed. Finally, key improvement strategies were proposed.

        웰 빌딩 스탠다드를 활용한 기존 건축물의 건강성능평가 연구

        The purpose of this research is to evaluate the health performance of existing buildings which completed green remodeling using the WELLBuilding Standard developed by Delos in the USA. The features and the level of improvement in health were examined and the results wereas follows. As a result of comprehensive evaluation of the health performance of the target building, the health performance after greenremodeling improvement was improved by 17.3% compared to before green remodeling. As a result of applying the alternatives forimproving health performance, improvements were 22.9% by Alternative 1, 28.8% by Alternative 2, and 28.7% by Alternative 3. If theimprovement ratio with respect to the construction cost were compared, Alternative 1 was the best followed by Alternative 2. Finally, thecost effectiveness of improving health performance against construction cost were best in the order of self-closing door installation, airtightseal, and pest inspections. 본 연구에서는 인간의 건강과 복지향상을 목표로 세계 최초의 건강친화적인 건축물 평가 제도인 미국의 WELL 인증을 활용하여 녹색건축물 전환기준을 적용하는 기존 건축물의 건강성능평가를 통해 그린리모델링 후 건강의 관점에서 개선되는 항목 및 수준을 알아보았다.
