The purpose of this study was bo provide the model development of mid-rise high-density urbane, housing applicable to Korea. This model has appmopsiate density and height to solve the problem of high-rise high-density housing witlwut sacrificing amenity urban housing. Reflecting the limitation in land resources in Korea, it seems emavoidable to accept high-rise high-density housing development, Therefore, it is necessary to develop mid-rise high-density with maeamizing the efficiency in Land use and merits of medium to low rise housing.
주택 트렌드 분석을 통한 공공주택 디자인 방향설정 연구

This study aims to provide new design directions for public housing by analyzing trends in housing design. To this end, we investigate the changes in population, household, society, policy, institution, and technology as the main factors that can affect the housing design trends. Then we analyze the applications of public housing design and suggest the new design directions for public housing after considering experts' opinions. The low growth rate of population, growing separation of household members and increasing level of income produced more diverse demands from residents. In addition, housing demand is notably different by region, and the supply of medium and small-sized housing and small scale developments are growing. Information technology and green technology are also advancing. As a consequence, future housing trends would change from numerically-controlled to performance-based, from central to regional-oriented, from unit to city-centric. Current designs of public housing reflect recent housing trends- in reducing the number of housings and making view corridors by placing a central square in the middle. This shows that the existing designs are not differentiated by region and we need to develop various approaches according to location characteristics and the corresponding new housing types. Therefore, this study proposes the following five directions: responsiveness to demand changes, reflection of location characteristics, connectivity to a local community, realization of green environment, and acquisition of housing function.
기후변화에 대응한 녹색건축인증기준 개선을 위한 조사연구: 공동주택 외부환경을 중심으로

This study aims to propose basic data for improvements that can actively respond to climate change in the Green Building Certifications that came into effect in March 2013, including the analysis of evaluation criteria and applications. In response to climate change, Green Building Certifications in developed countries such as BREEAM(UK), LEED(USA), DGNB(Germany), and CASBEE(Japan), have been extended to the neighborhood unit or city levels, i.e., BREEAM Communities, LEED Neighborhood Development, DGNB Stadtquartiere, CASBEE Urban Development. On the other hand, for the Green Building Certifications in Korea, some criteria such as indoor environment and energy have been given more emphasis than others such as external environment(land use, traffic, ecological environment). In addition, results from the analysis of the evaluation scores on the external environment of 79 housing complexes show that the score on the indoor environment and energy determines the evaluation grade, whereas the score on the external environment is less weighted and has less impact. Therefore, the new evaluation system for the Green Building Certifications responding to climate change should be extended from building level to urban district levels.

This study proposes fundamental resources to find new design methods of public housing that particularly considers regional characteristics based on the recognition that public housing development in Korea contributed to the housing stability for the low income, but caused uniform residential environments. To achieve this, we review literature and conduct a survey of experts to analyze the demographic characteristics and housing needs of each region. The results show that two or less people live in a house, which indicates a low birth rate and an aging society, and the preferences on housing types and housing supplying strategies differ from different regions. Based on these findings, we investigate regional characteristics and propose different directions on planning public housing by regions.
중소기업에서의 내부마케팅, 직무만족, 자기효능감, 기업성과 간 관계 규명에 대한 연구

[연구목적] 본 연구의 목적은 중소기업에서의 내부마케팅, 직무만족, 자기효능감, 기업성과 간의 관계를 규명하여 중소기업의 기업성과를 높이기 위한 효과적인 인적관리와 조직운영 방안을 도출하는 것을 목적으로 하였다. [연구방법] 국내 중소기업에 근무하는 구성원들을 대상으로 수집한 410매의 설문자료를 SPSS와 AMOS 프로그램을 이용하여 구조방정식 모형을 분석하였다. [연구결과] 내부마케팅의 구성요소인 권한위임, 복리후생, 보상은 기업성과에, 교육훈련과 복리후생, 보상, 내부커뮤니케이션은 직무만족에, 권한위임과 내부커뮤니케이션은 자기효능감에, 직무만족과 자기효능감은 기업성과에 각각 긍정적 영향을 미치는 것을 확인하였다. [연구의 시사점] 중소기업의 인적, 제도적 측면에서 내부마케팅과 자기효능감, 직무만족 간의 구조적 관계를 분석하여 중소기업이 지속적으로 성장 발전할 수 있는 주요 변인을 탐색하고 그 대안을 제시하였다. [Purpose] This paper aims to derive effective human management and organizational management plans to enhance the firm performance of SMEs by examining the relationship among internal marketing, job satisfaction, self-efficacy, and firm performance in SMEs(small and medium-sized enterprises). [Methodology] 410 surveys have been collected from members working in SMEs in Korea. For hypothesis testing, a structural equation model has been analyzed using SPSS and AMOS programs. [Findings] Empowerment, welfare benefits, and reward system which are the components of internal marketing affects firm performance. Education and training, welfare benefits, reward system, and internal communication affects job satisfaction. Empowerment and internal communication affects self-efficacy. Finally, job satisfaction and self-efficacy affects firm performance. [Implications] By analyzing the structural relationship among internal marketing, self-efficacy, and job satisfaction in the human and institutional aspects of SMEs, we searched the main variables for the company’s continuous growth and suggested alternatives.
