        AHP기법을 이용한 건설노동생산성 저하요인 분석에 관한 연구

        Usually, processing whole project or a part of frame work delays due to acceleration, changing orders, management, characters of projects, overtime, worker crowding, early occupation in the field of construction. Through a whole project, these factors cause decreasing construction labor-productivity which is the most dependent in business of construction. These kind of decreasing of construction labor-productivity cause many negative effects, just as extension of time, increasing cost in project of construction. Regardless of characters of construction or decreasing labor-productivity, extension of time is a incident which needs acceleration, also it cause a high possibility of claim and dispute. The productivity has just a broad meaning in business of construction. That's why it's difficult to apply in the field of construction. Especially, factors increasing or decreasing labor-productivity is defined by analysis of working as qualitative and outlined evaluation. However, study of the each factor decreasing construction labor-productivity analysis has not researched, because of difficulty of systematic measurement and management. The existed studies about management of productivity are just focused on estimation of productivity, not on evaluation of productivity. It was true that I couldn't examine clearly about the analysis of how much important per each the factor which have influence on labor-productivity because of the characteristic as qualitative that the labor productivity have. On this study, I tried to get the factors decreasing of labor-productivity with gathering opinions of panels of expert's studies about the factors decreasing of labor-productivity on project of construction through Delphi method and I evaluated the result factors as quantitatively and subjectively about importance of factors decreasing construction labor-productivity analysis, using AHP Method by Saaty. Also, using Delphi and AHP method, I suggest substantiated method qualitative factors are measured by quantitative criteria.

        린 건설의 PPC를 활용한 건설공사 생산성측정 방안

        Productivity is a critical factor in construction industry. However, there has been lack of understanding productivity in the domestic construction industry. In addition there has been a few study to change construction worker's attitudes toward productivity and to encourage productivity improvement. Recently, several methods measuring productivity have been suggested, but these were focused only on monitoring and gaining more outputs with less deliberating input for productivity improvement. As the other approach the Lean Construction suggested that productivity improvement could be obtained with putting more efforts in the input process. Percent Plan Completed(PPC) is a lean productivity measurement which is easily calculated and provides faster feedback compared with the existing productivity measurement methods. The results from the case studies on American construction projects showed that the PPC reflected the reliability of planning system and improved productivity. For the successful PPC implementation, effective lean systems have to be established on site and root cases for failure analysis must be carried.

      • Construction Projects Productivity in West African country of Benin: Case of Ground Earthworks

        In this paper, a survey related to excavation construction activities among national and international construction companies was conducted to evaluate site productivity in construction industry. To analyze the respective productivity levels of each construction company, a benchmarking measures analysis that featured calculations of the performance ratio (PR) and performance management index (PMI) was performed. As a result of these analyses, it has been found that the work performed by local companies was marked by lower productivity and that of international companies was characterized by good productivity. Further analysis of construction workforce resources P% revealed that a construction company's productivity is largely dependent on production capacity and consumption resources, which means that the retention of skilled workers and utilization of high-quality resources yields the highest level of productivity. These results suggest that for a local construction company to be competitive in the construction work market, it must retrain skilled craftspeople, foremen, engineers, and project managers, and strengthen its building capability by leveraging new equipment and technologies.

        측정지표에 따른 건설생산성 비교

        To improve productivity in the architecture, construction and engineering industry, it is critical to understand both current and historic trends in construction productivity. This study analyzes and compares construction productivity trends of South Korea, the U.S., the U.K., and Japan 1995 to 2015 using the following three measures: construction labor productivity, construction duration per floor, and construction duration per 1,000 m2 floor area. As the results, the international competitiveness of each country varied according to which measures were used to analyze them. Among the four countries, the construction labor productivity of the U.S. was the highest, followed by that of South Korea. South Korea also had the second highest productivity growth rate, following that of Japan. On the other hand, when analyzed from the perspective of construction duration, the construction productivity in South Korea appeared relatively lower than those of other countries. There were differences in the location of construction competitiveness of each country analyzed by various measures. Therefore, to accurately diagnose and improve the construction competitiveness in South Korea, strategies based on various measures are need to established simultaneously.

      • A Probabilistic Fuzzy Logic Approach to Identify Productivity Factors in Indian Construction Projects

        Preeminent performance of construction industry are unattainable with poor productivity resulting in time and cost over runs. Enhancement in productivity cannot be achieved without identifying and analyzing factors that adversely affect productivity. The objective therefore is to propose a productivity analysis model to quantify the probability of effect of factors influencing productivity by using fuzzy logic incorporated with relative importance index method, for various types of construction projects. To achieve this objective, a questionnaire survey was carried out targeting respondents of Indian construction industry, from four distinct projects, namely, residential, commercial, infrastructure and industrial projects. Based on questionnaire administered, the relative importance and ranks of factors demonstrated using relative importance index method. Probability assessment model to analyze productivity was then developed by using Fuzzy Logic Toolbox of MATLAB. The applicability of the proposed model was tested in seven construction projects and the probability of impact of factors on productivity evaluated. The results of application of model in the construction firms infers that the most contributing factor groups for most of the projects were discerned to be manpower, motivation and time group.

        발주자 관점의 생산적인 건설 프로젝트와 영향요소의 분석에 관한 연구

        고속도로 건설공사의 경우 기존에 건설된 고속도로에 대한 유지관리비가 증가하고 있어 신규 건설에 필요한 투자비에 대한 효율성의 혁신 및 프로젝트의 품질을 향상시키기 위한 생산성 관리가 필요한 시점이지만, 아직까지 고속도로 건설공사에 대한 생산성 및 성과 측정에 대한 명확한 기준이나 방법, 필요성이 제대로 정립되지 못하고 있는 실정이다. 이에 본 연구는 발주자의 주요 업무인 사업관리 측면에서 생산적 프로젝트의 5가지 주요 구성 요소를 정의하였다. 그리고 생산성에 주요한 영향을 미치는 43개 생산성 영향요소를 정의하고 이들을 세 개의 레벨로 구성된 위계체계로 정의하였다. 또한 고속도로 건설공사의 최대 발주자인 한국도로공사를 대상으로 설문조사를 수행하여 정의된 생산성 영향요소들이 생산적 프로젝트의 달성에 미치는 영향 정도를 파악하고 개선수요 정도를 파악함으로써, 사업의 성공적인 수행을 위하여 중점적으로 관리하여야 할 영향요소를 제시하였다. The productivity management of highway construction is required to innovate the efficiency of investment The productivity management of highway construction is required to innovate the efficiency of investment cost for newly constructed projects and to improve the quality of these projects, as the maintenance and management expenses are steadily increasing for existing highways under operation. However, clear criteria, methods or requirements to measure the productivity and performance in the construction of highways have not been properly established yet. This study defined 5 major elements of the productive projects in terms of construction management which is one of major tasks of the owner. There were the 43 influential elements significantly affecting on the productivity and these elements were categorized into the hierarchical structure which was composed of 3 levels. Also, this study conducted a survey for Korea Expressway Corporation who is the largest owner in Korea’s highway construction. As a result, major project performance indicators, which should be addressed for management, to execute the projects successfully, are presented through understanding the extent of the affection of productivity elements on the elements of project performance to attain the productive projects and through understanding the extent of demand to be improved.

        수정 델파이 조사를 활용한 중·소규모 건설공사 생산성 저해 요인 분석 및 대응 방안 제시

        Small and medium-sized construction projects account for the absolute majority of construction projects in Korea and contribute greatly to thenational economic development. However, there is a lack of awareness of productivity in small and medium-sized projects, resulting in anumber of economic losses or safety problems. Therefore, it is necessary to identify major factors and causes that hinder productivity duringconstruction and to suggest measures to improve productivity. This study established a classification system for factors impeding productivitythrough systematic literature review and Focus group interview as preliminary investigation. Through a two rounds of Modified Delphimethod, the lack of worker responsibility, irresponsible drawing plan that ignore site conditions and construction ability, excessive designchanges, incorrect work plan, interference between tasks due to urgent works, lack of safety issues were chosen as major factors impedingproductivity. As a result of conducting interviews with experts to derive the cause of the factors and improvement measures, it was foundthat insincere manpower and incorrect design and construction plan in the initial stage impeded productivity severe. Consequently, vocationaleducation for workers, introduction of modified cost calculation methods for small and medium-sized construction, and the active introductionof smart technology need to be conducted to improve productivity in small and medium-sized construction projects. This provides atheoretical basis for future research on the productivity of small and medium-sized construction projects and suggests solutions to the futurecrisis facing small and medium-sized construction companies. 중소 규모 건설공사는 대다수의 중소기업이 운영하고 있으며, 이는 우리나라 건설공사의 절대 다수를 차지하고 있다. 하지만 중소규모 건설공사를 관리하면서 대규모 건설 프로젝트와 동일하게 생산성 향상방안을 구축하는 것뿐 아니라, 현장 관리자들의 생산성에 대한 인식이 부족하여 경제적 손실이나 안전문제가 다수 발생하고 있다. 따라서, 공사 진행 중 생산성 저해를 일으키는 주요 요인과 발생하는 원인을 규명, 생산성 향상을 위한 마련책을 제시하는 것이 필요하다. 그러므로 본 연구는 문헌고찰과 표적 집단 면접법을 통한 사전조사를 통해 중소규모 건설 프로젝트의 생산성 저해요인 분류체계 및 프레임워크를 수립하였고 2라운드로 구성된 수정 델파이 조사를 진행하였다. 그 결과, 작업자의 책임감 부족, 설계도서 미흡, 시공성을 무시한 설계도서, 과다한 설계도서 변경, 공사 계획 맞지 않는 작업자 투입, 잘못된 작업 계획, 작업 공종 간의 간섭, 방해, 공사 기간의 부족, 안전사고 발생이 중소 규모 건설공사의 생산성 주요 저해요인으로 선정하였다. 마지막으로 각 요인들의 발생 원인 및 개선방안 도출을 위해 전문가들과 인터뷰를 진행한 결과, 불성실한 현장 노동자들, 초기 단계부터 부족한 설계 및 공사 진행방식이 대표적인 생산성 저해 원인임을 파악하였으며, 작업자에 대한 명확한 교육, 중소규모 공사 특성에 맞춘 공사비 산정방식, 스마트 건설기술 도입을 통한 새로운 관리방식을 통해 중소규모 건설공사의 생산성을 향상시킬 수 있어야 한다.

        부동산 시공 윤리에 관한 이론적 접근

        1. CONTENTS (1) RESEARCH OBJECTIVES The purposes of this paper are to introduce the theory of ethical production and quality management, to present and analyze incompetent construction cases and to suggest plans to improve environmental management and production ethics so as to prevent incompetent construction work by raising the ethics of the construction engineers. (2) RESEARCH METHOD Publications related to ethics, environment and quality were reviewed and referred, and the statements on the major construction accidents were analyzed. In addition, real estate construction ethics was investigated through interviews with the experts. (3) RESEARCH RESULTS Plans to resolve incompetent real estate construction and to raise ethics were derived through literature review and expert opinions. 2. RESULTS Causes of major construction accidents were analyzed in the aspect of construction engineering ethics and the solution to incompetent real estate construction was presented. This paper also suggested the concept of standard environmental management and the executional plan to improve the level of production ethics based on the conclusion that raising the ethics of the construction engineers would play a critical role in preventing incompetent construction.

      • 국내 건설기업의 안전인식수준과 건설생산성 간의 상관관계 분석 기초연구

        Currently, the government has made a lot of efforts to improve construction productivity but there are few studies which measure between safety perception level and productivity in the South Korean construction industry. Therefore, the objective of this study is to analyze correlation between safety perception level of domestic construction companies and construction productivity. To achieve the objective, first, the concept of safety perception level was defined. Second, the safety perception level and construction productivity were investigated in the case projects. Third, correlation analysis was conducted between safety perception level and productivity. As a result, it was concluded that a high level of safety perception of executive and manager would increase construction productivity. In addition, To improve the safety perception level in the construction company, it is suggested that the provision safety resources for managements and the equal communication system between workers and managements and the development safety education tools considering the worker’s experience. In the future, these findings can be utilized to develop future evaluation tools for a safety perception level in domestic construction company.
