        공인중개사의 직업윤리의식 개선이 부동산중개업 전반의 인식변화에 미치는 영향

        This study sees that improving licensed real estate agents’ ethics can influence the expertise and trust of real estate business and people. To verify this, the study formulates a study model and model hypotheses and analyzes causality. The basic data of a survey go through exploratory factor analysis and simple regression analysis with SPSS 12.0. According to the results, improving the employees’ ethics (t=12.718, t=11.877, p=.000), improving the ethics among licensed real estate agent members (t=12.185, t=11.263, p=.000), improving licensed real estate agents’ service ethics for the clients (t=13.131, t=11.801, p=.000), and constantly improving the ethics of licensed real estate agents for the people (t=13.766, t=14.882, p=.000) lead to the qualitative improvement of licensed real estate agents’ expertise and credibility. To present the results of the research as the suggestions, the current certified real estate brokers act and ethics charter of the Korea Association of Realtors (code of ethics) were established to four directions of employment ethics (employment of employees and observance and supervision of rules and code of ethics by the employees), organization ethics (prevention of excessive competition among real estate brokers, reflection of accurate price for real estate advertisement,, and respect of exclusive listing contract), service ethics (observance of legal brokerage, report of expectation from the clients and flaws found by checking and confirming the articles), and public ethics (fair attitude to consumers, service based on sound thinking, steady research and efforts to maintain the real estate agents' dignity and get knowledge related to brokerage) respect of exclusive listing contract), and these directions should be complemented. 본 연구는 공인중개사의 윤리의식의 개선이 부동산 중개업과 국민들에게 전문성과 신뢰를 줄 수 있을 것으로 본다. 이를 검증하기 위해 연구모형과 모형가설을 설정하고 인과관계 분석을 실시한다. 설문조사 기초자료를 SPSS 12.0으로 탐색적 요인분석 및 단순회귀분석을 실시한다. 그 결과 종사원의 윤리의식 개선(t=12.718, t=11.877, p=.000), 공인중개사조직원들 간의 윤리의식 개선(t=12.185, t=11.263, p=.000), 공인중개사의 의뢰인에 대한 서비스윤리의식 개선(t=13.131, t=11.801, p=.000), 공인중개사의 국민을 대상으로 한 지속적인 윤리의식의 개선(t=13.766, t=14.882, p=.000)은 공인중개사의 전문성과 신뢰성에 질적인 향상을 가져 온다. 연구결과를 시사점으로 제시하면, 현 공인중개사법과 한국공인중개사협회의 윤리헌장(윤리규정)을 고용윤리(종업원 채용, 채용 종업원의 법규⋅윤리규정 준수 및 감독), 조직윤리(중개업자 상호간 과열경쟁방지, 매물광고는 정확한 시세반영, 전속중개계약 존중), 서비스윤리(법정중개수수료 준수, 중개 의뢰인들의 기대 및 물건 조사⋅확인시 발견되는 하자보고), 공중윤리(소비자에 대한 태도는 공정⋅건전사고의 업무처리, 중개업자의 품위유지와 중개관련지식을 얻고자 항상 연구⋅노력)의 4가지 방향으로 설정하여 구체적으로 신설 또는 보완해야 한다.

        Purpose : The purpose of this study was to investigate the effects of the Horse Riding Simulator(HRS) on the balance of children with cerebral palsy after neuromuscular electrical stimulation(NMES). Methods : Twenty children with cerebral palsy were divided into 10 experiment group received of the combination of horse riding simulator(HRS) after neuromuscular electrical stimulation(NMES); and 10 control group received of combination of horse riding simulator(HRS) after no current neuromuscular electrical stimulation(NMES). Results : Results on the changes of Pediatric Balance Scale(PBS), Limits of Stability(LOS), Pediatric Reach Test(PRT) in both groups showed a significant increase before and after intervention mean values after 4 weeks(p<.05). The differences in PBS, LOS, PRT between groups, PRT of experiment groups were significantly higher than control group group (p<.05). There was significant difference in between the groups of PRT(p<.05). Conclusion : In this study, we found that Horse Riding Simulator(HRS) on the balance of children with cerebral palsy after NMES.

        TQM이 건설업자의 기업성과인 품질에 미치는 영향

        This study has provided the answer which construction companies to make complete competitive factors for sustainable growth in construction industry with to 21C environment changes. So the purpose of study is to provide a guideline for establishing the strategy of existence and growth. In order to carry out this purpose of study, above all after has been reviewed Quality Management by considering the characteristics of construction companies, TQM(Total Quality Management) component and business performance, the study has been made a close inquiry in causal relationship between TQM component(leadership, education.training, participation) and business performance(quality) in construction industry. The result of the study can be summarized as follows: First, a test was conducted to whether TQM component(participation) has a significantly positive effect on business performance(quality). Second, it was found that there was a positive casual relationship between each of the TQM factors and business performance(quality). TQM factors had great influences on the business performance of construction companies. So construction companies needed to make continuous efforts to enhance the business performance through TQM approach. 본 연구는 건설업자 들이 건설산업 환경변화에 대응해 지속적인 성장과 보완해야 할 경쟁력 요소는 무엇인가에 대한 해답을 제시함으로써, 생존 및 성장 전략수립을 위한 지침을 제공하는데 목적을 두고, TQM의 구성요인을 리더십과 교육 훈련 그리고 참여로, 기업성과는 품질로 인식하여 이들 변인들 간의 인과관계를 규명하고자 하였다. 그 결과 첫째, TQM성공요인 중 종업원의 참여는 품질이라는 기업성과에 직접적인 경로를 통해 가장 큰 영향을 미치는 것으로 분석되었다 둘째, TQM성공요인과 기업성과(품질)간 인과관계가 정(+)의 인과관계를 가지고 있다. 이를 종합해 볼 때, 기업성과를 극대화시키기 위해서는 기업성과에 영향을 미치는 TQM을 성공적으로 정착시켜야 할 것이다.

        The physical factor having a great influence among components of making values of profit model in apartment houses is equilibrium change of house and this study suggests an alternative of remodelling. It sets profit models including model dividing household of large scale into that of small scale using value making factor of apartment house and spatial composition techniques and model integrating households of small scale and converting them into those of large scale and finds that its economy is good as over 'average', evaluative value of economy is reduced as discount rate increases and economy of remodelling is superior.

        서울시 아파트 규모 및 구별 시장가격 특성에 관한 분석

        최근 우리나라 아파트시장은 가구원수의 감소에 따라 소형아파트의 수요는 빠르게 증가하고 있으나, 공급이 대응하지 못하여 소형아파트의 가격상승폭이 중대형아파트 보다 커지고 있다. 한편, 일반적으로 신규아파트의 분양가격은 중고아파트의 매매가격에 비해 높게 형성된다. 이는 신규아파트라는 차별적인 상품에 대한 소비자의 추가적인 지불의사가격이 반영되기 때문이다. 그런데 소비자의 추가적인 지불의사가격은 상대적으로 불확실성이 커서 이른바 '주변시세'라는 중고아파트의 시장가격 수준을 감안하여 책정된다. 본 연구의 목적은 서울시를 대상으로 각 구(區)별로 중고아파트의 규모에 따라 시장가격의 차이가 있는지를 살펴보고, 차이가 존재한다면 어느 정도의 차이가 있는지를 검증하고자 한다. 분석결과, 서울시의 중고아파트는 구와 규모별로 시장가격의 차이가 있다는 것을 확인하였다. 또한 아파트 규모별로 가격을 파악한 결과 몇몇 구에서는 주택규모의 선호차이가 존재하는 것으로 나타났다. 이러한 연구결과는 건설사들이 해당 지역의 수요에 맞는 적정규모의 아파트공급과 적정분양가 산정에 실질적인 제안을 줄 수 있다는 점에서 의의가 있다고 할 것이다. 1. CONTENTS (1) RESEARCH OBJECTIVES This study aims to analyze whether the size of apartments and district(so-called ku) have influenced market price per square meter in Seoul. (2) RESEARCH METHOD The research method of this study is two-way analysis of variance(ANOVA) and descriptive statistics. I have applied two-way ANOVA technique for testing three hypothesis about house size, district, and market price. (3) RESEARCH FINDINGS The results show that Hypothesis 1 and Hypothesis 2 are verified at statistical significance for 1 per cent. In other words, there might be significant price gap between size and district of used apartments. Furthermore, there is a very distinct difference in market prices of used apartments and sale prices of new apartments depending on the district. 2. RESULTS This study revealed that market prices of used apartments have varied according to house size and district. For example, small-sized (under 60㎡) apartments are preferred in Kwangin-ku whereas people in Kangnam-ku want large-sized (over 85㎡) apartments. High demand for small-sized apartments has resulted in increase in sale prices. Therefore, suppliers have to become aware of locational difference in house size that consumers demand.

        공인중개사시험의 공신력 향상을 위한 정책적 함의

        본 연구는 공인중개사의 시험제도의식의 개선이 부동산 중개업과 국민들에게 공신력을 줄 수 있을것으로 본다. 이를 검증하기 위해 연구모형과 연구가설을 설정하여 인과관계 분석을 하고 이론연구와 비교하여 정책적 함의를 도출한다. 설문조사 자료를 SPSS 18.0으로 탐색적 요인분석과 다중회귀분석을 실시한다. 그 결과 공인중개사 시험의 조정(t=11.985, p=.000), 부동산민간전문자격의 도입(t=2.441, p=.000),공인중개사의 응시자격의 개선(t=3.942, p=.000)이 국민을 대상으로 한 공신력에 정(+)의 영향을 가져오며, 공인중개사 시험의 면제(t=-2.456, p=.000)는 국민을 대상으로 한 공신력에 부(-)의 영향을 가져온다. 연구결과의 정책적 함의를 제시하면, 시험조정은 상대평가, 합격률 10% 이내, 제1, 2차 시험의 기본준수, 중개사고 예방과 전문성을 테스트하는 시험으로 전환하고, 응시자격은 실무위주의 부동산관련과목의 이수와 공인중개사 자격취득 이전의 민간자격과 연계하여 실무경력을 갖춘자에게 응시자격을 부여해야 한다. 또한 부동산전문자격은 부동산중개 업무영역 이외의 부동산대출 및 금융상품의 알선, 부동산보험 상품의 알선 등의 민간자격을 공인중개사 자격취득 이전의 실무경험을 쌓을 수 있는 자격과연계하여 신설해야 한다. This study considers the improvement of the state-sponsored test system for licensing real estate agents will give public confidence to real estate brokerage and people. To verify it, this study set the research model and hypothesis, analyzed their causal relationship, compared them with theories and drew policy implications. It also conducted exploratory factor analysis and multiple regression analysis of the questionnaire data with SPSS 18.0. Consequently, it was found that adjustment of the state-sponsored test for licensing real estate agents (t=11.985, p=.000), introduction of private real estate agent qualification system (t=2.441, p=.000), and improvement of real estate agent test qualification (t=3.942, p=.000) had the positive influence on public confidence with people, and exemption of the state-sponsored test for licensing real estate agents (t=-2.456, p=.000) had the negative influence on public confidence with people. To suggest the policy implications of research results, the test should be adjusted into relative evaluation, pass rate within 10%, observance of the foundation for the first and second tests and the test for preventing real estate accident and examining the specialty. Qualification for examination should be connected with completion of practice-centered real estate subjects and private qualification before the acquisition of real estate agents. In addition, professional qualification for real estate agents should be created by connecting private qualifications such as real estate loan, financial loan and real estate insurance goods other than the service areas of real estate agency with the qualification to have practical experience before the acquisition of real estate agents.
