        다가구 매입 임대주택 입주자 주거 실태 및 의식조사

        As a new way of stabilizing the housing for the urban poor, the Korean government proposed 'Dagagu' Housing Purchase and Public Rental Program (DPPRP) and implemented a pilot program in 2004. The purpose of this study was to find out whether DPPRP could be an alternative measure to solve the housing problems facing the urban poor. Physical aspects and community conditions of 'Dagagu' housing purchased by the government will be evaluated. The changes in the tenants' perception of the quality of housing after moving in the current dwellings will be studied. 46 households were temporarily selected, who moved in the purchased public rental housing in 5 districts (DPPRP pilot area). And among them, 32 households were designated as the final subjects, which could do the interview. The surveyors made door-to-door visits to tenants' houses and conducted in-depth interview by using a questionnaire The effects of 'Dagagu' Housing Purchase and Public Rental Program can be summarized according to housing environment aspects and economic aspects as follows: After moving in the public rental housing, the respondents saw improvements in overall housing environment and were satisfied with the current housing. According to a survey on the rental fee before and after moving in public rental housing, the rental fee of the latter had greatly declined. Given that the quality of previous housing was inferior to the current housing, the lessened rental burden was very meaningful.

        대학 연계형 은퇴주거단지의 건축적 특성과 개발전략에 대한 잠재 수요자의 의견 분석

        This study emphasizes a new senior housing type which can provide individual housing units and common facilities for retirees, particularly who will be retired from universities. It is called a university-based retirement community. This study conducted a questionnaire survey to investigate future residents' needs for architectural environments that included housing types, common facility features, and proximity, and also development methods in response to the university involvement levels. The survey questionnaire was administered in one national university in Korea. A total of 214 responses were valid for statistical analyses. Major findings are as follows: Over 65% of the respondents were willing to live in the university-based retirement community. Regarding the location of the community, they responded the community would not need to be located on campus. Preferred common facilities in the UBRC were indoor fitness centers, the shuttle bus stops connecting to the adjacent areas, and bath and sauna facilities. The respondents emphasized university's contribution toward offering educational programs for UBRC residents. Lastly, their responses to the university role and involvement in the development and construction process were identified. This study results are expected to provide essential information for facilitating the Korean model of university-based retirement communities in the future.

        한국의 연속보호체계형 노인주거환경(CCRCs)의 개발 및 계획을 위한 기초적 연구 - 한국사례를 중심으로 -

        This study aims to develop the Korean types of continuing care retirement communities (CCRCs). CCRC is well evaluated as a residence that applies aging-in place concept, which is ideal for senior housing. Recently, in USA the CCRCs in which the increasing seniors' population and older households are guaranteed to get continuous protection without moving regardless of their deteriorating health are increasing. In Korea, CCRCs have emerged but not well developed in status quo. We conducted case study using three facilities located at Seoul and its suburbs in Korea to compare five categories such as application of 'aging in place' concept, location, architectural features, services or programs, and management. This study is expected to be used basic materials for CCRCs' complex and architectural planning, management strategies, and services or programs.

        디자인 기반 융합탐구를 활용한 중국 유학생들의 학습공동체 실행연구

        과학기술과 감성의 융합을 가장 강조하는 IOT 사회환경에서 본 연구는 디자인 분야를 전공하고 있는 중국 유학생 대학원생들의 학습공동체 운영을 기반으로, 디자인 융합 수업에 참여하면서 어떠한 경험을 하였는지 그리고 그 경험의 의미는 무엇인지를 탐색해보는 것을 연구목적으로 하였다. 이를 위해 T대학에 재학하고 있는 12명의 대학원생을 대상으로 디자인 기반의 탐구 방법을 활용하여 다양한 연구 문제를 시각화하는 것으로 실행연구를 하였다. 디자인 중심의 융합수업은 외부환경에 의해 주어지는 표현기법과 연구 참여자들의 내적 동기에 의해 시각적 전략으로 표현되는 내용을 바탕으로 소그룹으로 진행되었다. 연구 참여자들은 연구 문제의 관점과 의도를 연구물에 나타내기 위해 연구 과정에서 시각 자료의 은유적 사용과 분석, 연구 문제에 대한 감각적 접근 등의 다양한 시각적 전략을 사용하여 표현한 융합디자인 연구물은 창의적 사고과정을 표출하는 형식으로 제시되었다. 탐구의 한 방법으로 다양한 경험을 토대로 결과물을 제시한 수업방식은 새로운 수업 형식의 변화 및 교수자들의 실천적 지식 나눔과 학습참여자들의 공동체 참여의 의미를 시사한다고 여긴다.

        다가구매입임대주택과 영구임대주택 거주자의 주거환경 및 지역사회복지서비스 이용 실태

        The purpose of this study was to gather baseline data to be used for improving housing environments and developing welfare policies for low-income groups by identifying the similarities and differences in housing environmental conditions and in the usages of community welfare services between the dwellers of Da-Ka-Gu rental housing and those of permanent rental apartment. This multifaceted diagnosis currently being undertaken can be utilized through the lowincome housing planning and welfare policies as the basis for future policy formulation. Self-administered questionnaires and interviews were carried out by 212 dwellers in Da-Ka-Gu rental housing (104) and permanent rental apartments (108) in the city of Gwangju from July to October of 2010. The main findings are as follows: 1. The dwellers living in both Da-Ka-Gu rental housing and permanent rental apartments are satisfied with their housing environment. Specifically, a higher satisfaction with transportation and a lower satisfaction with neighbor's inter-relationships were evident. The dwellers of Da-Ka-Gu rental housing appear to be more satisfied with community spaces and housing management than those of the permanent rental apartments, whereas the latter appear to be less satisfied with the noise of the housing complex than the former. 2. Of the community welfare service programs, a higher usage is shown for meals service, free health screenings, home repair, and after-school learning programs among all residents in the two housing types. In particular, for the residents of Da-Ka-Gu rental housing, the children's education and parent education programs are more popular, whereas for those of the permanent rental apartments, the housekeeping services and health services utilization are highest.

        영구임대아파트 거주자 주거지 정비 수요조사 연구 - 인천 만수주공 7단지 거주자를 중심으로 -

        The purpose of this study is to collect baseline data about the demands for housing regeneration of the permanent rental apartment dwellers. Self-administered questionnaires and interviews were provided to 144 dwellers in Incheon Man-soo 7 complex from 2008 December 29th to 31 st. The collected data was used to conduct comparative and descriptive statistical analysis: frequency, t-test, and $\chi^2$-test. The main findings are as follows: 1. House repairing and papering is most common used service by respondents. They also have much need for economic support. 2. Residents were satisfied with general environment of house. This survey shows that the highest satisfaction was about using food waste disposal sites, and the lowest satisfaction was about soundproof facilities on the other hand, among the questions. 3. Dwellers wanted to remodeling such as bathroom, restroom, a flower garden, space of landscape architecture. More than half dwellers preferred to leave among themselves living at permanent rental apartment as it is. 4. There is important difference in the demands of housing regeneration as the family trait, and variables of those were nuclear family or elderly, handicapped-family.

        다가구매입임대주택과 영구임대주택 거주자의 사회적 배제 실태조사 연구

        The purpose of this study was to investigate the social exclusion of 'Da-Ka-Gu' rental housing and permanent rental apartments and to provide basic source of their socio-demographic characteristics and actual conditions of social exclusion. Self-administered questionnaires and interviews were carried out with 212 dwellers in 'Da-Ka-Gu' rental housing and permanent rental apartments in the city of Gwangju from July to October of 2010. The main findings are: 1. The social exclusion of physical deficiency dimension composed of income and employment has been found to be the most serious level, compared to all the other dimensions. 2. The social exclusion from health has been found to be the highest level in the dimension of the approach to social rights. The next highest level has been found to be the social exclusions from residential areas and education and service areas. 3. The level of social exclusions from the areas of family relations and social relations, which are in the dimension of social participation, has been found to be next highest to the level of physical deficiency dimension. 4. The level of exclusion from cultural and normative integration has not been found to be of significant difference between the two types of residence in this study. This study of the actual conditions of social exclusion among residents living in 'Da-Ka-Gu' rental housing and permanent rental apartments suggests the necessity and some practical implications for policy measures of social integration for the residents of lowincome housing.

        베이비부머의 라이프스타일과 은퇴 후 선호하는 주거특성 - 재미 한인 베이비부머를 중심으로 -

        This research investigates and characterizes lifestyles and housing preferences of Korean-American Baby Boomers in the USA, and proposes future housing design and planning directions to meet their needs. A questionnaire survey was conducted from June to September 2012 examining lifestyles and preferred characteristics of postretirement homes. We targeted Korean-Americans born from 1955 to 1963 in either Korea or the USA who currently reside in New York, Washington DC, Chicago, Dallas, Detroit, Lansing, Grand Rapids, and San Francisco. To analyze the 247 responses, we employed factor analysis, cluster analysis, one-way ANOVA, and crosstabs. Respondents preferred three-bedroom, singlefamily housing types with a size of 26-35 pyong, favoring city outskirts or suburbs over urban areas. Four groups having different lifestyle types were identified: innovators, believers, fashion experiencers, and makers. Housing preference differed depending on lifestyle types. The 'innovator' group desired homes 56 pyong or larger, while the other groups preferred 26-36 pyong. The four lifestyle groups did not show statistically significant differences in most of preferred housing features, community facilities, or indoor environmental characteristics. Each group still showed slightly different preferences in some housing planning characteristics, which future planners can refer to when providing postretirement homes for them.

        중소규모 아파트 거주자의 대표적인 주생활행태 - 3침실형 30평형대를 대상으로 -

        The purpose of this study was to explore behavioral patterns on residential spaces such as the patterns of residential space usage and perception on residential spaces. A questionnaire survey and interview were conducted with 426 residents living in apartment with 3 bedrooms, stairway access, and 3-bay style in the City of Seoul, Busan, and Gwangju, during the month of September in 2004. The data was analyzed with frequency, factor analysis by using the SPSS 10.0 for windows, and with proc iml by using SAS. The major findings of this study were that: 1) The most typical activities in the Anbang are $\ulcorner$sleeping and getting dressed$\lrcorner$, $\ulcorner$family communication and T.V. watching$\lrcorner$, and $\ulcorner$private affairs$\lrcorner$ ; Anbang(master bedroom) has been perceived and used as couple's private area. 2) Living room was used as a multi-purpose room carrying out various activities such as $\ulcorner$family interaction$\lrcorner$, $\ulcorner$entertaining guest with meals$\lrcorner$, $\ulcorner$children's private affairs$\lrcorner$, $\ulcorner$private affairs$\lrcorner$, $\ulcorner$hobby activities$\lrcorner$, $\ulcorner$clothes management$\lrcorner$, $\ulcorner$couple interaction$\lrcorner$, and $\ulcorner$occasions$\lrcorner$. 3) The representative patterns of activities in dining-kitchen was food $\ulcorner$preparation$\lrcorner$, and the need for social interaction in DK has been growing. The patterns of residential space usages can be used to develop and evaluate the unit plan of Korean middle-size apartment.

        한국의 대학기반 연속보호체계형 노인주거환경(UBRCs)의 개발 및 계획을 위한 탐색적 연구 - 미국 중서부지역 사례를 중심으로 -

        This study aimed to develop Korean types of the university-based continuing care retirement community. CCRCs (Continuing care retirement communities), where senior residents are guaranteed to get continuous cares without moving out even under their deteriorating health condition, has been identified as the appropriate residences that can accommodate aging-in-place needs. Aging-in-place may be ideal for the increasing senior population and older households. Recently in the United States, as many retirees looked for intellectually and physically active environments that also offer intergenerational programs, university-based retirement communities (UBRCs) became popular and their number reached 60 campuses nationwide. This numbers is expected to grow significantly over the next two decades. We conducted case studies that targeted two representative UBRCs and identified four categories of main features. They were general characteristics, architectural features, services or programs, and management system. This study result highlighted key features of the UBRCs that can be the foundation for the future UBRCs development in Korea.
