      • 철근 가스압접공법 활성화를 위한 한국형 철근자동가스압접기 기술개발방향

        The study is focused on the settling the developing direction of korean gas pressure welding machine which can be applied in korean construction sites with moderate and high performance. Gas pressure welding is more economical and has good performances than other steel bar jointing methods, as arc welding and mechanical joint etc. Therefore in Japan, the gas pressure welding, which has less loss of steel bars and low performance of joints, when connecting the D29 and thicker steel bars, is one of the typical connection of steel reinforcement. But in Korea, the gas pressure welding method is not widely used caused by the shortage of skilled workers, and this situation in Korea can not be solved in short period. The training of the skilled workers takes long period(around 6~10 years), and there is no certification system for gas pressure welding. So to activate the gas pressure welding in Korea, the development of the automatic gas pressure welding machine is necessary, which gives regular performance of the steel bar joints and can be operated by not sufficient skilled workers. The automatic gas pressure welding machine was developed in Japan, but this machine has many problems when applied in korean construction sites. Therefore, it is necessary to develop a korean automatic gas pressure welding machine to overcome this problems.To develop korean automatic gas pressure welding machine, the problems, which shows when applied in korean construction sites, need to be investigated. According to the investigation, counterproposals are presented for the pragmatical developement of the korean automatic gas pressure welding machine.

        통계분석을 이용한 공동주택 하자보수보증금 특성 분석

        This study was conducted to analyze the actual utilization rate of the deposit for defect repair of apartmentcomplexes and its influential factors. We analyzed the data on enforced defect deposit cases by using one-samplet-test, Pearson’s correlation analysis, and simple linear regression analysis. The difference between the deposit amountspecified and the enforcement amount actually disbursed was found to about 0.51%. The change rates for short-termcosts amounted approximately to 839 KRW/㎡ and 130,000 KRW/household per year, and those for long-term costswere 647 KRW/㎡ and 123,207 KRW/household per year. The results warrant the need for further research onestablishing a deposit amount based on actual statistical data. 본 연구는 하자보수보증금의 실제 사용 비율과 이에 영향을 미치는 요인들에 대하여 분석하였다. 분석을 위해 실제 집행된 하자보수보증금의 자료를 수집하여 분석하였다. 분석은 일표본 t검정, 피어슨의 상관분석, 단순선형회귀분석을 통해 이루어졌다. 그 결과 단기하자보수보증금의 예치금 규정은 실제 집행금액과 0.51% 정도의 차이를보이는 것으로 나타났다. 단기비용의 변화율은 약 839(원/㎡․년), 약 130,000(원/세대․년)이고, 장기비용의 변화율은 약 647(원/㎡․년), 약 123,207(원/세대․년)인 것으로나타났다. 본 연구 결과는 예치금 설정과 관련하여 실제통계자료 기반의 추가 연구가 필요함을 보여준다.

        학교건축물 BIM 도입활성화를 위한 BIM 교육실태 조사연구

        BIM(Building Information Modeling) is an indispensable tool to secure global competitiveness in construction sector, as already adapted significantly in European countries and U.S. In particular, as considering School Buildings constructed by BTL Method, using BIM tools are required for the accurate estimation of construction cost in planning stage, exact design and construction, well-judged settlement and performance of maintenance schedule. Therefore, this study investigates the BIM education status and the problems on using BIM tools through a survey of 100 BIM trainees and suggests improvement method of BIM education.

        델파이 기법을 이용한 학교건축물의 효율적 BIM 도입방안 조사 연구

        This study is focused to find the ways to improve the effective BIM introduction plan on school building construction by Delphi Technique. For this, the questionnaire is made by in-depth interviews of 10 BIM specialists, the survey of other 30 experts was carried out. The results of 30 experts Delphi survey are as followed. (1) The haptic effect of BIM introduction is very rare as lack of awareness and information on BIM. (2) Problems are arising from deficiency of training and experience on BIM. (3) Practical utilizations of BIM are very useful. (4) Barriers of the spread of BIM are high cost and insufficient environments. (5) The development potential of BIM is high. In order to activate the BIM market, the introduction of an accurate evaluation criteria and rational cost calculation standard are needed.

        Proposing provisions of Standard Repair Method of Painting Work Defect by Lawsuit Case Study

        Defect dispute in apartment building has become a debating social issue. The system of defect lawsuit and the conciliation process are applicable to solve defect problems in South Korea. Among various defects, painting work defect is a critical issue because it requires large area works and entails a lot of cost. Accordingly, disputes on work procedure and cost calculation are argued oftenly between residents and housing providers. This study reviewed detailed main issues of painting work and propose relevant systems and standards. In this analysis, the main issues are categorized into pre-works, main work, and others. The most recent cases are compared and analyzed for each issue. After the analysis, following conclusions are obtained, (1) In defect lawsuit system, even though surface treatment work in pre-work step is part of main work, it has been separated and regarded as a separate work. (2) Although the main painting work are not significantly different from two systems, it is still necessary to achieve a consensus to close the gap in the methodology of painting area calculation and determining whole painting or partial painting. (3) In addition, unlike the profit rate of general construction works, that of painting work remained the maximum rate and additional charge rate for works carried out in higher place are different among cases. Therefore, it is determined that establishing consistent standards is urgent.

        실적자료에 기초한 공동주택 하자보수보증금 사용실태 분석연구 - 3년차 단지를 중심으로 -

        Under the law of Management of Apartment Complexes, the Apartment Supplier should satisfy the demands of residents for the repair of defects found in Apartment Housing. But in the cost of defect repair, the expense of resident complaints is not included, and only the actual defect repair expense is counted. So in this study, the actual use state of defect depositsfor 3 years after moving in is analyzed based on the actual use data of 39 apartment complexes. The study shows that more than 50% of defect repair deposits are spent to satisfy expenses arising from complaints by residents. This is not only caused by irrational demands of residents, but also by the adoption of a stopgap policy by Apartment Suppliers. 우리나라는 공동주택 관리에 관한 규칙에 의거하여 하자보수 보증금을 예치하고 이를 기반으로 공동주택 입주자들의 하자보수 요구에 대응하고 있다. 현재 민간주택사업자들의 경우 막대한 시간과 비용을 들여 구축한 자사의 브랜드 이미지 고수를 위하여 자신들이 건설한 주택의 품질확보 및 A/S에 큰 노력을 기울이고 있다. 그러나 현재 하자보수에 투입되는 비용중에는 순수한 하자보수에 투입되는 비용이외에 단지내 미화 등 입주민들의 비합리적인 요구사항에 투입되는 비용 또한 있는 것이 사실이다. 따라서 본 연구에서는 39개단 단지를 대상으로 하자보수에 투입되었던 실적자료를 근거로 실제로 하자보수에 투입된 하자성비용과 단지내 미화 등 하자보수와 연관성이 적은 기타비용인 민원성 비용의 사용실태를 분석하였다. 분석결과 하자성비용과 민원성 비용이 거의 비슷한 비율을 차지하고 있으며, 민원성비용이 오히려 높은 결과를 보였다. 이러한 분석결과는 입주자들의 비합리적인 요구 및 주택사업자들의 근시안적인 대처에 기안하는 것으로 사료된다.

        Analysis of Consulting Reports on Defect Disputes in Apartment Building

        The main processes involved in a defect dispute are consulting, reviewing, and finally judging as an arbiter. This process of defect consulting produces a defect consulting report, but business practices and standards of judgment will differ among consultants, and have many problems. This study reviews the structure of a defect consulting report and considers the structure`s problem, which is that it is not standardized. To achieve this, data of sixteen defect consulting report were collected involving defect lawsuit cases before or after 2010. The structure and index of the defect consulting reports were then reviewed, and the results are as follows. As for a structure based on fourteen index, there are suitable that judge a outline, a cost estimate data and a consulting work item by a consulting standard. Furthermore, analysis by each common parts and private parts is considered as appropriate about consulting items and estimate by standard. However, consulting item in construction progress and responsibility period for security that related on a cause and a responsibility of defect need to complement. Meanwhile, the first thing of issues are connected a defect consulting is urgent a standardization for a defect type.
