        공동주택 건설현장의 관리업무량 분석 및 경감 방안

        In order to find methodology for efficient performance of field management service in apartment construction, this paper presents the reduction plans of field management service by analyzing service load of field managers and operation circumstances of field management organization. The analysis shows that service load of field managers on the quality management turns to be the heaviest, and management loads gradually decrease in order of process, cost, extra, safety service. The analysis further reveals that the size of actually employed manpower is smaller than that of reasonable manpower. Based upon the synthesis of practical opinions from field managers, the study suggests several methodologies by which general contractors' loads of field management service are to be reduced. It also provides methods of management-level improvement for subcontractors.

        Effect of Changes in the Construction Economy on Worker’s Operating Rates and Productivity

        This paper examines the effects of changes in the construction economy (e.g., upturns and downturns) on labor operating rates,labor productivity, and cost productivity. The paper investigates the effects of sharp changes in Korea’s construction economy overthe last two decades by using the well accepted leading and coincident economic indices such as the annual contract volume and totalemployment at the national level and assesses operating rates, labor productivity, and cost productivity for three groups of workersworking with reinforced concrete (rebar workers, carpenters, and concrete workers) by using the work sampling method, the job siteoperation measurement, and interviews with field personnel. The results have important implications for effective job sitemanagement strategies and provide some guidelines for responding to changes in workers’ behaviors and attitudes.

        국내 소규모 건설회사의 안전관리활동 평가

        This paper presents the safety performance of domestic small-sized construction companies including the characteristic and current status of safety management actions of the firms. Safety performance both at the head office and job sites of each construction companies, which are divided two groups by construction capacity ranking, are investigated. The investigation results on the small-sized construction companies in this study was compared with those of on the large and medium-sized construction companies studied in existing papers. General recognition that there is a wide difference of safety performance among domestic construction companies by construction capacity ranking was confirmed by this study. Especially, Data analysis shows that the safety performance of the small-sized companies has the larger difference than large and midium-sized companies.

        남성 및 여성 생산직 건설근로자의 근로환경 및 의식동향 비교분석

        As blue-collar construction workers are the critical source among production factors in the labor-intensive construction industries in Korea, the improvement of the labor environment including employment stability, realistic remuneration are emergently required. In view of this, the study, based on the associated primary data, attempts to analyze the labor environment and perceptions of the blue-collar construction workers, and to provide some realistic informations upon which the efficient policies/programs for the workers possibly are prepared. The study further suggests some associated informations by which realistic as well as reasonable improvement policies/programs are searched for the employment stabilization, wage increase, welfare conditions, decrease of working hours and working milieu improvement.

        CM 전문회사 단장 활용실태 및 개선방안

        국내 CM시장이 활성화됨에 따라 경쟁이 심화되어 실제 프로젝트 관리를 담당하는 CM단장의 능력은 CM사업 수주를 위한 중요한 요소가 되었다. 이로 인해 각 CM전문회사는 유능한 CM단장의 확보를 위해 현재 담당 프로젝트가 없더라도 후속 프로젝트의 수주를 위해 CM단장을 일정수 대기상태로 확보하고 있으나, 효율적인 활용방안에 대해서는 체계적인 방법이 마련되지 못한 실정이다. 이에 본 연구는 현재 CM전문회사가 보유하고 있는 대기상태 CM단장들의 활용실태 및 문제점을 분석하고, CM단장의 효율적인 활용을 위한 개선방안을 모색하기 위한 실무적 기초자료를 제시하고자 하였다. 본 연구결과, CM전문회사의 현재 대기상태 CM단장 인력수는 적정 비율 및 인력수에 비해 약 2배 정도 많은 것으로 나타났고, CM단장의 선정기준으로 프로젝트의 수주를 위해 프레젠테이션 능력을 가장 중요한 요소로 고려하고 있었다. 그리고 대기상태 CM단장의 보유 및 활용상 문제점은 크게 고용비용 증가와 현장 및 본사 업무지원능력 부족 및 제한적 활용으로 요약되었고, 대기상태 CM단장의 효율적인 활용을 위한 현장 및 본사 기술지원과 수주능력 강화 및 제도개선 등에 관한 개선방안을 제안하였다. The number of construction management firms has been increased as construction management delivery system has been active in Korean construction market. the capability of leading construction management professional, who is responsible for managing project administration, is important for commissioning construction management contracts. The quality of project proposal and the capability of leading construction management professional, which are assessed by the board of contract awarding committee, are the major contributors for commissioning the public construction management projects administered by the Korean public procurement service for contracting. Therefore, employing a very competent leading construction management professional is the critical strategy for awarding contract to the construction management firms' part. That is why the firms should secure a fixed number of leading construction management professional in a waiting list to proceed the contract commissioning process for expectant candidate projects, even if there is no project assignable to the leading construction management professionals. However, a measure that makes effectively use of the leading construction management professional in a waiting list has not been systematically implemented in the firms. In turn, the firm suffers considerable loss in a project personnel supply and demand plan. Expert opinions were obtained by the survey questionaries administered to top management of the construction management firms which are engaged in the construction management contracts for commissioning the public construction management projects administered by the Korean public procurement service either as principal or co-principal deliverer. This paper presents the findings obtained by investigating the actual employment state of the leading construction management professional in the waiting list and by analyzing the issues involved in mobilizing and demobilizing them. It contributes to implement a practical guide for searching effective solutions to the issues.

        건설경기 변동에 따른 인력수요 예측에 관한 연구

        Due to the changes in construction industries, the demand for construction labors has been always unstable. Sizes of labor manpower have been rapidly decreasing, and consequently, labor supply in the construction sites has not been smoothly performed. Upon the recognition, this study attempts to estimate labor demand along with the fluctuation of construction market in Korea, and further to offer the realistic judgement data on the current situation of the market. For the purpose, based upon the extraction of the factor(area size of building permission) influencing the sizes of labor demand, it estimates the sizes of labor demand for the short run. The study results would be employed as useful data to contribute in developing the method for stabilizing labor supply and demand.

        Analyzing the Working Conditions for Female Field Managers Employed by General Contractors

        In recent years, the number of female workers pursuing careers in the construction engineering and management field has increased, despite the fact that the job positions have been traditionally considered as retaining job functions and/or qualities that are more appropriate to male than female. This may be attributed to the fact that the positions also require delicate and/or detail-oriented job functions, which can be successfully performed by female. It is important for project participants to understand the working conditions for female field managers by analyzing their job performance. This study collects expert opinions regarding female's managerial performance on job site. Survey questionnaires were administered to two focus groups, male and female field managers who work for general contractors. This study contributes to encouraging female's social and economic involvement by investigating the challenges they face in the workplace, and provides measures to respond to such challenges.
