        충돌의 몽타주: 고층업무시설의 공간 및 프로그램 복합화 제안

        Cities are defined by variety and complexity; their representative building type, the tall office building, is usually quite simplistic in space and program composition, which creates monotonous working and living conditions for its users. This study aims to provide an alternative to such typical settings by injecting new programs into the singularly purposed floors and creating various visual and programmatic interconnections among them; through the strategy of montage of collision, building new relationships among diverse entities to generate new situations and meanings through their differences was intended. Responding to contemporary demands for sustainability, this project was set up as a renovation of pre-existing, spatially neutral structure in a central business district setting. Leisure programs necessary for urban office workers such as gyms and cultural facilities, choices based on research of actual demands were inserted into the existing office structure; various surreal situations were created inside the building by actively promoting relationships among different programs in terms of visual connection, spatial links and movement. While this will help to increase the value of tall office buildings through idiosyncratic architectural features and to respond to the increasing problem of office vacancy rates in the emerging era of low growth, the ultimate aim of such a proposal is to provide a dynamic spatial and programmatic experience to its users while reminding them of the sense of excitement that brought them to the city in the first place. 도시는 다양성과 복합성으로 특징 지어지지만 그 대표적 건축유형인 고층건물은 대부분 공간과 프로그램 구성이 단순하여 이용자에게 단조로운 업무환경과 생활환경을 조성한다는 역설이 있다. 본 연구는 이러한 고층건물의 전형적인 구성에 대한 대안을 제안하는 것을 목표로 한다. ‘충돌의 몽타주’ 전략을 통해 단조로운 평면에 새로운 프로그램을 삽입하고 이들 사이에 다양한 시각적, 프로그램적 상호관입이 일어나도록 함으로써 의도적으로 개별 상황들을 상호 충돌시켜 변증법적으로 새로운 의미와 관계를 창출한다. 본 연구는 지속가능성에 대한 요구에 대응하여 기존에 공간적으로 중립적인 구조를 가진 중심업무지구 내 고층오피스를 리노베이션 하는 방향으로 진행하였다. 도시 직장인에게 필요한 여가 프로그램인 체육시설과 복합문화시설은 설문조사를 통해 설정했으며, 이 프로그램들이 기존의 업무공간에 삽입됨으로써 시각적, 공간적 교류의 측면에서 서로 다른 프로그램들 간의 관계를 적극적으로 증진시켜 건물 내부에 다양한 ‘초현실적’ 상황을 만들어 낼 것이다. 이는 독특한 건축적 특징을 통해 고층업무시설의 가치를 높이고 저성장 시대에 높은 공실률에 대응하는 데 일조할 것이기도 하지만, 그 궁극적인 목적은 공간과 프로그램의 극적인 경험을 제공하여 다양성과 활력이라는 도시의 장점을 업무시설 내에서도 누릴 수 있도록 하는 데 있다.

        국내 업무시설 부문의 친환경건축물 인증 평가항목 분석

        Korea Government have carried out various policies to save the Earth environment from global warming and environmental pollution. It has also executed the Green Building Certification Criteria(GBCC) in 2002. The GBCC of office building was executed in 2003 and was revised twice in 2010 and 2011. Concerns about green building construction were quite increasing to keep the building performances sustainable. The aims of this paper is to check the reliability of weighting factors and scoring difficulties in all assessment categories of GBCC and to suggest the amendment direction of the future assessment criteria for green building. For the study, the old and new version of GBCC were examined to present the revision direction of GBCC and the 10 cases certificated by the old and new version, respectively 5 were analysed to compare with the difficulties in obtaining the certification. According to the results of the study, the GBCC requires additional amendments about the assessment categories of the energy consumption monitoring and the building commissioning as required subjects in order to secure the building performances. In addition, the operation mamagement of the building need to be assessed more intensively.

        계측데이터를 이용한 업무시설에서의 에너지용도별 사용량 추정방법 연구

        The purpose of this study is to develop a estimation method of energy consumption by end-use in office buildings. For this, the currentstatus of information on building energy use was investigated, and the domestic and foreign literature on the classification of energy use innon-residential buildings and the estimation method of energy use were reviewed. In addition, the characteristics of energy consumption byend-use were analyzed with measurement data of 48 office buildings in Seoul. As results, the annual and monthly estimation method ofenergy consumption by end-use in office buildings using public and measurement data was presented, and the applicability of the estimationmethod was examined by applying to sample office buildings. 본 연구에서는 예비적 고찰을 통한 에너지사용량 추정방법론과 에너지사용 관련 공공데이터 정보, 계측데이터 정보를 이용하여, 업무시설 에너지성능 자가진단을 위한 연간 및 월간 에너지용도별(난방, 냉방, 급탕, 조명, 환기, 승강) 사용량 원단위 간이 추정방법을 제안하고, 샘플 건물을 통해 추정방법의 적용 타당성을 검토하였다.

        공공업무시설의 유니버설디자인 환경 평가연구 -서울 마포구 동주민센터를 중심으로-

        (연구배경 및 목적) 최근에는 초고령사회의 도래, 이동약자의 증가 등과 같은 사회적 변화에 따라 다양한 신체 및 인지 능력을 가진 개인이 증가하였고, 이에 따라 불특정 다수가 이용하는 보편적 시설로써의 동주민센터에 대한 시설적 요구도 높아지고 있는 상황이다. 이는 동주민센터와 같은 공공업무시설에서 장애인의 기본적인 접근성 확보 뿐 아니라 불특정 다수의 이용을 고려한 보편적 공간으로써의 정비가 더욱 중요하다는 것을 의미한다. (연구방법) 본 연구의 공간적 범위는 서울시 마포구에 위치한 동주민센터 16개소를 대상으로 하였으며 동주민센터의 유니버설디자인 적용 수준을 평가하여 문제점을 분석하였다. 본 연구의 방법은 유니버설디자인 관련 정의 및 동향을 고찰한 후, 서울시 유니버설디자인 통합가이드라인, 서울시 복지시설 유니버설디자인 가이드라인 등 관련 기준을 기반으로 체크리스트를 구성하였다. 이를 바탕으로 동주민센터 환경을 현장 실태조사를 실시하고, 아울러 이용자와 운영자를 중심으로 설문조사를 수행함으로써 유니버설디자인의 적용 수준을 파악한 후 개선이 요구되는 요소를 분석하여 제시하였다. (결과) 현황조사 결과 방문객 및 이용자를 배려한 시설과 설비 항목이 매우 낮은 적합도를 보였으며 이 중 접수대 및 작업대에 대한 설치가 매우 미흡하여 25%의 적합도로 조사되었다. 유아 동반자를 배려하는 항목과 관련하여 유모차 보관공간 확보의 적합도는 6.25%, 기저귀 교환대 및 수유공간 적합도는 12.5%로 매우 낮게 나타났다. 이용이 편리한 위생공간에 대한 적합도도 낮게 나타났는데 화장실 입구에 적절한 조도유지와 CCTV의 설치 및 안심비상벨 설비 등 범죄 예방시설 설치가 50%의 낮은 적합도로 조사되었다. (결론) 현황조사와 설문조사를 바탕으로 도출된 결과를 요약하면 다음과 같다. 첫째, 외부의 접근공간에서는 안전한 보행을 확보하는 방안과 경로의 안내 및 인지성 확보에 대한 정비가 요구된다. 둘째, 내부의 시설과 관련해서는 원활한 이용을 위한 통로 및 대기공간 확보와 접수대와 안내데스크의 적정규격 설치가 필요하다. 셋째, 위생공간에서는 이성간 및 가족간의 이용을 고려한 다목적화장실의 설치와 범죄예방시설의 개선이 필요한 것으로 판단된다. 넷째, 안내와 관련한 시설에서는 외국인의 이용에 대한 시설확보가 요구된다. 또한 시ㆍ청각장애인을 대상으로 하는 경보ㆍ피난 설비와 관련하여 비상상황을 대비해 시ㆍ청각 경보시설에 대한 설치가 누락되는 실이 발생치 않도록 보완이 요구된다. 마지막으로, 공간별 만족도 설문조사를 바탕으로 요구사항을 정리하면 장애인주차구역의 확보 및 보행안전통로의 확보, 적정규격의 장애인화장실 설치 및 안내시설 설치, 대기공간의 유효폭 확보 및 유지관리에 대한 개선이 이루어져야 할 것이다.

        상세 에너지정보 제공을 위한 업무시설에서의 용도별 에너지사용량 계측 방법 사례

        In order to reduce greenhouse gas emissions nationwide, the Korean government has announced a target of reducing greenhouse gases by 37% relative to the business-as-usual (BAU) level by 2030. Because the building sector is important for the reduction of greenhouse gas emissions, various policies are being strengthened to reduce building energy consumption. In order for these policies to have a substantial effect, it is necessary to ensure technological and economic feasibility in the marketplace and to provide energy information that can be easily understood and evaluated by building owners and engineers. Providing information that accounts for the status of energy consumption by end-use (heating, cooling, domestic hot water, lighting, etc.) is a very important part of establishing a concrete action plan for energy conservation. In response, a national research project is being conducted regarding the installation of the continuous measurement systems of energy consumption by end-use in sample buildings and the creation of a reference energy use intensity (EUI) database and benchmarking system for comparative analysis. As a basis for this national project, this study defined energy consumption by end-use for office buildings. The study also made principles to measure such consumption and convert the measured data into EUI. Eighty five office buildings were selected as samples. The installation of measurement systems for the sample buildings is scheduled to be completed in phases over 4 years starting in 2015, and measurement systems have thus far been installed in 19 office buildings. A reference EUI database for office buildings and a benchmarking tool based on this database will be made available after 2020, and similar systems for apartment buildings are now being established.

        현대 업무시설 로비의 공공적 특성에 관한 연구

        Office buildings have contributed to improving the publicity of urban spaces. In particular, the lobby of office building is not just a transfer space, but a public space that accommodates various functions of a complex building. The purpose of this study is to analize the publicity characteristics of lobby in office buildings, and to provide basic data on the planning elements of lobby in office buildings. As a research method, previous studies on the concept of office lobby publicity were analyzed and field investigation methods for six office buildings in Seoul were conducted. The research result are as follows. First, the lobby of office buildings is a public space with open spaces and various convenience facilities, but it shows the limitation of publicity in that the time to use the lobby is limited. Therefore, public spaces such as libraries and exhibition halls extend their opening hours, facilitating access for more people. Second, it is generally easy to enter from various directions, but in some cases, direct access to boulevard and streets is insufficient. When accessibility is relatively low, canopy or pilotis are configured at the entrance to increase cognition. Third, the lighting flowing into the indoor spaces as a whole is good, but it does not provide lively nature. In order to increase the comfort through the nature of the space without visual blocking, it is possible to feel nature indirectly through natural finishes, colors, and shapes. Fourth, it is necessary to improve the movement path more efficiently as it is judged that the direction finding element is insufficient in half of the case sites. To this end, the flow of the movement path is made natural by indirectly inducing the movement path such as the structure of the space, finishing materials, furniture, lighting, etc., or by placing kiosks and signage.

      • 국내 업무시설의 표준조건 설정을 위한 건축, 설비, 사용 부문 특성 조사 분석

        As the national policy for reducing GHG emissions is strengthened, there are growing demands for the development of energy-related policies and regulations and the development of energy-saving technology elements. As the related research progresses, the development of standard conditions by building types is becoming more important in order to quantify the practical energy reduction effects on the application of laws and development technologies. In the United States, the development of reference models & standard conditions for commercial buildings is divided into 16 building types, 16 locations and 3 construction years. However, in Korea, the development status of standard conditions to reflect domestic conditions is insignificant, there is also a lack of relevant information. The purpose of this study is to provide a status data for the development of standard conditions in office buildings by investigating the characteristics of building, equipments and operation patterns by conducting field surveys on the existing office buildings in Seoul, Korea.

        제주지역 공공업무시설의 장애물 없는 생활환경 실태조사 연구

        Purpose: Considering the proportion of the population such as the elderly, pregnant women, infants companion and constantly increasing foreign tourists, there is a high need for implementing an environment without barriers. In terms of policy and institutional aspects, Jeju Special Self-Governing Province is striving to create an environment without barriers and to promote the safety and convenience of Vulnerable Pedestrians. But it is not enough to create a viable barrier-free environment. Methods: Method of this research is to analyze the general population status and installed facilities status for the disabled in Jeju. And analysis of policy research needs and level of barrier-free. By applying the barrier-free environment certification standards should conduct an assessment of the level of the current public office buildings in Jeju. It presents the environmental improvement of public office buildings for barrier-free environment. Result: Barrier-free environment status of the five public office buildings research surveyed all buildings have shown low levels of installed facilities for the disabled. In particular, it was analyzed that represents a very low level in the intermediate facilities and other facilities. The development of a specific installation manual for the facilities for the disabled is required to improve public office buildings. And barrier-free criteria need to reflect on the implementation of regulations. Implications: Through continuous research to analyze the barrier-free level and problems of public office buildings, it will be made to improve the comprehensive and reasonable alternative.
