본 연구는 부동산중개업자가 거래정보망을 선택할 때 어떤 선택요인에 의하여 선택하는지에 대한 인식과 선택요인에 대한 만족도를 조사하여 어떤 요인이 만족도에 영향을 미치는지 실증분석을 하였다. 선택요인에 관한 변수 중에서 이용 편의성은 물건등록 및 검색편의성을 가장 중요하게 인식하고, 정보의 질은 정확한 매물정보의 등록여부, 콘텐츠는 계약관리 프로그램 제공의 편리성, 경제성은 이용가격의 적정성, 상호작용성은 공동중개의 용이성을 가장 중요하게 인식하고 있는 것으로 나타났다. 거래정보망의 이용에 따라 만족도에 미치는 영향력은 상호작용성, 콘텐츠, 이용 편의성, 경제성, 정보의 질 순으로 나타났다. 따라서 상호작용성이 뛰어난 거래정보망을 이용하게 되면 공동중개가 증가하여 만족도가 높고, 모든 거래정보망의 콘텐츠와 이용 편의성은 비슷하기 때문에 만족도에 기여하는 바가 적은 것으로 볼 수 있다. 그리고 정보의 질과 경제성에 대해서는 아직도 거래정보망에 등록된 정보에 문제가 있으며, 경제성은 기대만큼의 경영성과가 나타나지 않기 때문에 만족도에 미치는 영향이 적은 것으로 해석할 수 있다. 종합적으로 거래정보망이 활성화되기 위해서는 거래정보망에 등록된 매물의 정확성과 진성매물의 관리를 철저히 하여 부동산정보에 대한 신뢰성을 높여야 하고, 공동중개가 활성화될 수 있도록 중개업자간의 커뮤니티를 육성하여 부동산거래계약과 연결될 수 있도록 하여야만 거래정보망이 활성화된다는 것이다. This study has analyzed factors influencing the selection of a transaction information network by a real estate agent and the level of satisfaction about such a network. Among the variables relating to the selection factors, item registration and search capability were recognized as most important in terms of user convenience. In regard to quality of information, registration of accurate information on real estates for sale was shown to be most important. In respect to the contents, convenience of provision of the contract management program was recognized to be most significant. In terms of economic feasibility, the appropriateness of user price was seen to be most vital. Further, in regard to interaction, the ability to use readily joint brokerage was recognized as most important. The level of influence exerted upon satisfaction level during use of a transaction information network was determined, according to their order of importance, by interaction, contents, user convenience, economic feasibility, and quality of information. Comprehensively, if the transaction information network is to be invigorated, the reliability of real estate information must be enhanced by ensuring the accuracy of information on the real estate that is on sale and which is registered on the transaction information network and by strictly managing genuine real estates for sale. Moreover, the transaction information network will be invigorated if only contracts are successfully concluded for a real estate transaction by promoting the community of agencies so that joint brokerage is revitalized.

부동산전자상거래시스템 제도화 방안과 부동산컨텐츠 보안에 관한 연구

현재 공공기관에서 시행되고 있는 각종 부동산전자상거래 관련 서비스 현황을 분석하고, 부동산전자상거래를 우선적으로 적용 시행한 사례를 선택하여 분석하였다. 분석을 통해 정부 주도의 부동산전자상거래 시스템의 구성단위별 구축방안을 모색하고, 단위시스템 구축의 우선 순위를 검토하였으며 부동산컨텐츠정보를 DRM 서버에 전달하고 인증받은 후 복호키와 라이선스만 다운로드 받기 때문에 P2P기술이 가지고 있는 장점을 최대한 살리면서 콘텐츠의 가장 큰 문제점인 저작권 문제를 해결 할 수 있도록 한다. Currently analyzed the various real estate electronic transaction relation service present condition which is enforced from the government offices. And applied a real estate electronic transaction and enforces and the representative instance which selected analyzed. Analysis leads, groped the constituent unit by construction plan of real estate electronic transaction system of governmental leading and unit system construction investigated a priority. And delivered Real Estate Contents Information in DRM Serever for authentication, decoding, and license downloading for cases of charged contents. This can retain the merits of P2P technology to its full extent while solving the biggest issue addressed: copyright problems.
