The purpose of this paper is to estimate and test the VAR model by empirically analyzing the dynamic correlation of macroeconomic variables, including rent and vacancy rate, as independent variables, with the three major markets of Seoul office building and other market segments as dependent variables . The average rent, vacancy rate, CPI, gross national product, corporate bond yield rate, and producer price index of each office building in Seoul are set as exogenous variables. The office building market is divided into macroeconomic variables including rent, vacancy rate, It is analyzed that it acts as a cause. Impact response analysis and decentralized analysis show how macroeconomic variables affect impacts and impacts of each region, and investors' investment eligibility and direction can be determined for each office building market area
