This study was carried out to offer direction to the Housing Management Support Center in terms of its key features and specific operational tasks. The research involved the property management office (n=35) and Resident Representatives of the apartment blocks (n=52). Advisory Services conducted a consumer survey, as well as a survey of expert interviews (n=15). Survey results were as follows: (1) the Managing Director and secretary residents were satisfied with the Diagnosis and Advisory services; (2) the administrative support services need to address housing issues, including a long-term repair plan and advice on using long-term repair reserves and "conflict resolution associated with public housing management"; and (3) there was a greater need for a "basic, common-sense Housing Management Information Base to provide services to the Resident Representatives of the apartment blocks". Based on the survey results, the main roles of the Housing Management Support Center are to act as a House of Commons Administrator to handle complaints with counseling, diagnosis and advice; to support the Resident Committees; to provide professional training, research, and investigation; to support community revitalization; to manage the business of guidance and inspection; to coordinate conflicts and disputes; to build a comprehensive source of information; and to build networks.

The resident committee is a main board of the multi-family housing communities, which discuss and decide important matters regarding the multi-family housing management. So, the purpose of this study was to provide critical informations in order to revitalize the resident committee of multi-family housing. The research was conducted by surveys and interviews with residents and resident committee members. The major results were as follows : The resident committee members indicated that primary reason for them to volunteer as a committee member was because of the encouragement and recommendation of their neighbors. They were willing to be members of the resident committee but they were displeased by the lack of participation and training of some of the committee members. Resident committee members also pointed out that they had difficulties in fulfilling their roles. For one thing, they were not paid for their participation. Another problem was that there were several committee members who did not have knowledge of related laws and they gave themselves a negative evaluation, which told that they had lack of multi-family housing community management skills and knowledge. Training and education of the committee was essential in areas such as budget management, auditing, and damage control.
지역사회 공동체 활성화를 위한 커뮤니티 공간의 특성과 실태 분석

The aim of this study is to analyze the characteristics of Village Book Cafe which is operated as the communication space for local community and the opinion of its users. As to the research methods, we first conducted the site survey for the analysis of space and planning of Book Cafe. Secondly, we interviewed its administrators to examine the operation methods. Thirdly, we conducted a survey asking the opinions of users about the space and program of Book Cafe as well as the interaction among the residents. Regarding the analysis of the survey data, we used the SPSS statistical program. As a result, we examined the success and failure factors on various aspects. Among them were the location of the Book Cafe, its spatial characteristics(e.g. size and space type), the degree of activation, operating personnel and the possibility of being able to handle operating cost. In terms of the locational aspects, one of the success factors of Book Cafe is being conspicuous, easily accessible, and convenient to use nearby facilities. In terms of the spatial aspects, the Book Cafe that is large-scale and has separate community rooms showed a positive result in resident's usage. Most of the Book Cafes surveyed were found to have difficulty in their operating cost. It is necessary to periodically provide them with the professional consulting services in regards to the operation method for independence, cooperating programs, and public relations methods.
공동주택 주거관리서비스 성과지표체계와 성과 분석에 관한 연구

The purpose of this study was to present the benefits of multi-family housing complexes and the ripple effects at the national level through public housing management services for multi-family housing. In addition, through the content analysis of apartment housing management diagnosis service, a housing management service performance index system was created and the results obtained through the management diagnosis service were derived. As a research method, literature analysis, content analysis, and expert survey were conducted. The results of this study were as follows. First, what was the "value" of the management diagnosis service as a component of the management diagnosis service performance indicator system. Second, we developed a standardized "indicator" to measure objective and empirical results. Third, it was revealed that there were economic and social ripple effect through management diagnosis service.
장애인 가구의 주거관리서비스 요구와 지역사회 자원 분석

The purpose of the study was to analyze the housing services that can support the independent living of the handicapped and to classify the housing management services. For this purpose, we analyzed the housing management situation of disabled households and analyzed the services that can be linked with information of resources related to housing management among community resources. We interviewed people with disabilities, and their living conditions and housing management status. The results were as follows : 1) In - house management service and public space management service were proposed as housing management service for the disabled. 2) Some of the inconveniences in residential life were in various areas such as repair and maintenance of home, safety management, hygiene management, and environmental management. 3) The disabled people said that it is necessary to provide customized information and consultation about housing management services and to link with community services.
