Existing problem of 4D simulation is linking 3D model part to activity. These problem make lose of time and cost, construction simulation can not be used frequently. So, construction industry apply 4D simulation only for visualization in oder to media hype. For making best use of construction simulation, methods of automating process should be propesed. Therefore, this study tries to improve method of making 4D simulation. First, existing method were analyzed and strong point was abstracted. Next, two type of 4D simulation method are developed for pre-construction and construction phase. Additionally, conditions of 4D automation wereproposed.

The Housing Redevelopment Project in Seoul has contributed to housing supply quantitatively, whereas it has arisen many problems in operation and management. The most serious problem is irregular form of lot which is designated by the law for the project. because of the irregular shape of lot, infrastructure like a road has not been provided sufficiently. Furthermore the area which is not large enough to develop is left behind due to the low benefit. The purpose of this study is to examine the present status of housing redevelopment project and the transition process of law and suggest practical solutions for problems from standard and principle of housing redevelopment project which designate zone.

Recently, the complication and large scale of the construction project have caused a lot of problems of cooperation and information sharing. There are many research activities based on techniques of the virtual construction system. For solving this problems, There are many research activities. But, the research, related on an equipment planning, is lacking for sharing and exchanging the information among participants of the project. Therefore, This paper is one of the researches for making an infrastructure of the equipment planning that is one of the virtual construction system. This paper is focused on Tower-Crane and should analyze the process for the selection of Tower-Cranes, through analysing proceeding researches and real construction sites, and Database ,previously using in BIM tools. As a result, making Database, based on real used Tower-Crane, import in BIM tools. Adopting of the Database based on actual Tower-Cranes enables participants to review expecting problems, which can reappear in real construction site, by building construction structures in a BIM system. This function could be used as an important tool of virtual construction system.

Construction Productivity in Korea is a half than other countries of OECD. Many part of construction industry recognized importance of productivity level these days so that they have been introducing new delivery systems and various financing methods - CM, BOT, project financing. Yet, despite these efforts, construction productivity is not increased yet. In this study, in regard of real working project data, we can make project modeling and simulate the real construction process and refine it many times. Also, we can quantify productivity of each process. Finally, we will find most suitable model for selected construction process through these simulation.

With the advance of Computer-Aided Design and IT, the construction field has changed enormously. 2D even 3D modeling is not a surprising method anymore. BIM is one of the visualization tool that has lots of information on the life-cycle of construction project. It has come into wide use especially in design and construction phase however the application of new technology is proceeding with difficulties. This study investigates the improving effectiveness in construction phase focus on the quantity estimation process. From the viewpoint of construction manager, the quantity estimation process based on 2D and 3D modeling was analyzed and supplementary factors were discussed with each effect. Also the device of overcoming technical obstacles was mentioned.

Although we try to increase the order of turn key construction for the international competitiveness strengthening, the construction quality advancement and the productivity enhancement of the public sectors, the problems of the domestic turn key systems are causing the hardships of all the participants and many possible disputes. The home turn key constructions have been activated since 1997. A lot of trial and error had been experienced in these days, and the turn key systems have been changed little by little. But the bases are continuously kept because of their reflecting all the participants' opinions. In the inner turn key constructions the problems of uniform types are repeatedly occurred, and, especially, many problems happen up to the stage of early stage owing to the specialties of the turn key construction. So the dispute factors of the Korean turn key constructions were abstracted through the literature searches, the site document examinations, the case studies and the interviews with the experts. When the technicians meeting the interior turn key construction for the first time and working here now are well acquainted with only these factors, many disputes will be prevented.

Many construction E&C companies have recognized lack of productivity in the execution project. For improvement of productivity in construction industry, they have applied KM to construction industry. As a result, the application of KM in Korea is transition period. There is many difficulty for the KM but advantage also. In this study, consider KM and find difficulty and advantage for application to the Korean construction industry, finally categorize critical success factor of KM.

People are concerned with Quality of living in these days. This concerns naturally increase people's interests in real estate especially housing reconstruction. Due to the apartment housing has been deteriorated, the residence want to reconstruct the apartment housing that had been build in the late 70's. The problem for this matter is that an association is not Qualified in reconstruction. It makes many problems such a miss-processing and fairness. If CM service is applied in reconstruction industry, participant of reconstruction will gain benefits and solve many complicate problems. The propose of this study is to present the possible solutions for the shortage of skilled labor in Korean construction industry that is currently encountered. This study examined employment trends in construction industry in Korea and U.S.A. The construction industry is highly influenced by economic cycle. The aging of the crafts and shortage of workers are pressing issue in this industry. In order to solve this problem, The construction industry must lead women labor to enter the their industry with appropriate education. This answer to the shortage is to retain those workers currently worked in other industry and to streamline construction practices to reduce labor strain.
Pre-Design 단계에서의 건설사업관리 적용방안에 관한 연구

Even though Construction Management(i.e. CM) law was legislated in 1997, that was not strongly applied to construction industry except mega construction project. The reason is based on some restricts from construction system, client/costumer, supplier and construction environment. Especially, CM was oriented on construction after this, so there is no attempt to apply on Pre Design, Design, and Pre Construction which stage can affect to construction project. In this situation, this paper presents how to apply CM on Pre-Design stage through case study. In this, the item of feasibility study, reviewing preliminary plan, and writing request for proposal about turn key project are mainly concerned.
