The purpose of this study is to develop the Green Building Certification System of detached houses for integrating category in terms of Green Building Use. Today, the building is 22% of the national energy consumption(based on 2008) and energy consumption of detached houses captures 41% among the residential buildings. Recently, The Green Building Certification System does not provide as a green building category, even 46% of residential are detached houses. Therefore, The Green Building Certification System for detached houses is necessary to develop proper evaluation method for the consideration of detached house character and certification process. The first process is an comparison and an analysis of international and domestic Green Building Certification Systems to select application use and classification. Second process is an analysis of connectivity and compatibility for the detached houses from current Green Building Certification System for domestic multi-houses. Third process is a selection of application object for detached houses to determine the definition and application of detached houses in accordance with Building Law. Last process draws detail evaluation criteria and method to propose the evaluation article and criteria For the conclusion of all processes, AHP survey implements in terms of classification and simulation analysis to development of The Green Building Certification System for detached houses for new category.
건설산업 미청구공사의 위험성을 판별하는 핵심인자 추출에 대한 연구

최근 건설사의 잇따른 영업이익 하락과 미청구공사 금액의 증가가 한국 건설산업의 재무적 이슈로 지적되고 있다. 과도하게 쌓인 미청구공사는 손실로 전이될 가능성이 높다고 지적되고 있으며, 미청구공사가 증가할 수 있는 다양한 상황이 존재하기 때문에 기업 외부 관계자가 위험성을 사전에 판단하기란 쉽지 않은 실정이다. 게다가 미청구공사의 위험도를 판단하는 선행연구 및 판단기준의 부재와 제한적인 공시정보는 미청구공사의 정확한 파악에 대한 어려움을 가중시켰고, 이는 시장혼란 및 효율성 저하와 연결된다. 따라서 본 연구의 목표는 기업 미청구공사의 보유수준이 건전한지 혹은 위험한지 파악하는데 활용할 수 있도록 재무제표 상의 계정들 중 미청구공사와 관련이 있는 핵심인자를 추출하고자 한다. 첫째로 문헌고찰과 전문가 인터뷰를 통해 변수를 선정했고, 선정된 변수에 대한 데이터를 수집하였다. 둘째로, 수집된 데이터를 매출액 분위별로 나눠서, 어떤 변수가 미청구공사에 영향을 미치는지 회귀분석을 통해 분석하였다. 또한 경영악화를 기록한 데이터에 대해서도 매출액 분위별 분석을 실시하여, 손실로 전이될 가능성이 높은 미청구공사에 영향을 미치는 변수를 확인하였다. 본 연구에서의 결과는 향후 미청구공사의 위험성을 판단하는 기준 설정에 사용될 수 있을 것이다.
학교시설 대상 녹색건축 인증 심사결과에 대한 데이터 비교분석

Korean green building assessment tool have been known as Green Building Certification Criteria (GBCC), and it has been recently called as G-SEED(Green standards for Sustainable Energy and Environmental Design). In the process of developing green building criteria, the approach is important to analyze the previous acquired score data. This study purposes to research the current condition of G-SEED for schools as comparing before and after G-SEED 2010 revision. This study investigates the pre-certified schools, assessed in between 2009 and 2012(December), and analyzes their acquired score data complied from the all certification organizations. This study presents the average scores and the standard deviation of pre-certified schools along with categories, items, and classified levels; compares the assessment level and the difficulty level of each category and item between "Before revision" and "After revision"; and figures categories and items, which needs to be developed. Therefore, this paper aims that the research data, such as the factors which affect to scores and the results of the assessment level and the difficulty level of the each category and item, will be used to the next revision.
공동주택 및 업무용 건축물 대상 친환경건축물 인증기준 개정 전·후 인증결과 비교분석

This study purposes to analyze the improvement of the difficulty level by comparing the Green Building Certification Criteria revision as researching the pre-certified apartments and office buildings for recent five years. Since apartments and office buildings are the most popular building types among the Green Building Certification Criteria certified records, this paper focuses on researching and analyzing pre-certified apartments and office buildings, assessed in between 2008 and 2012(July). The Green Building Certification Criteria for apartments was started first in 2002 and revised in 2006, 2010, and 2011 while the Green Building Certification Criteria for office buildings was developed first in 2003 and improved once in 2010. The analyzed researches in this paper figure the number of pre-certified buildings, classified by the each level, among five-year-records, investigate the average scores and the standard deviation from the acquired scores of categories or items, and present the difficulty level of categories and items up to the Green Building Certification Criteria revisions. Therefore, this paper derives comparisons and analysis of the before and after criteria revisions focused on changed the categories and items.
노후주택의 리트로피트를 통한 에너지 성능개선 효과 분석

The aim of the study is to analyze the improvement effect of energy use by replacing high performed thermal insulations, windows, and efficient equipments in deteriorated houses. In this study, 151 numbers of deteriorated houses were selected nationwide, an energy simulation program was developed to evaluate their energy performance, and on-site investigation was conducted. Energy performance evaluation was carried out by comparing before and after retrofit in deteriorated houses and the retrofit was conducted by applying wall insulation and high performed windows. The average floor area of the houses was 33.28㎡. The energy simulation program showed that the average of heating energy needs was decreased from 560.46㎾h/㎡ to 446.04㎾h/㎡ and the most effective floor area was 10∼20㎡. Energy reduction rate after retrofit was 6.66% by window replacement, 28.01% by wall insulation reinforcement, and 18.39% by both window replacement and wall insulation reinforcement. The most effective retrofit cost was 900,000won to 1,000,000won and it enables to meet 21.4% of average energy reduction.

The purpose of this study is to analyze problems and suggest improvements the distribution characteristics of credits for assessment items evaluated by Green Building Certification System(GBCS). The grade distribution works of four accreditation authorities were searched for grading distribution by performance item for 170 cases from July 2010 to June 2012. It was revealed that ‘unequal distribution’, in which only certain grading was focused on 6 items amongst the entire 38 performance items, and ‘no-grading’, in which specific grading was not shown occurred on 3 items. Items in which both ‘unequal distribution’ and ‘no grading’ were generated include on 11 performance items. The items shown in unequal distribution at the highest point is not likely to reach the criteria having discrimination from others, and the items at the lowest point seems to be difficult to have reality. Without the highest and lowest point, a phenomenon of some gathered specific points show that general used method is applied for utilizing. The results of this study will be applied to the foundation data for revising the criteria of G-SEED, and the significance of this study is to activate the system and establish the foundation.
