Recently, residents’ needs and requirements for improvement of residential environment have greatly increased in Korea. It appears that this kind of phenomenon has been caused by the change in dwellers’ lifestyle because of increase in income, five-day workweek system and decrease in work hours and the increase of their interest in home, leisure activities and health, following the current healthy-life trend. Therefore, construction companies started to focus on the development of differentiated community facilities as well as refreshing and comfortable housing space. In particular, buildings and facilities are managed and operated by a professional company. This paper is aimed to discover the factors that have an impact of the use of community facilities and find out the planned elements for promotion through an analysis on residents’ needs and requirements and an interview with superintendents against the apartments whose community facilities are high in terms of utilization rate and managed by a professional company.

Recently, residents' needs and requirements for improvement of residential environment have greatly increased in Korea. This research intends to examine apartment residents’ preference and satisfaction, focusing on the apartment complexes that are operated under the control of a contract agent. Those apartments have better facility environment than the existing community facilities and the rate of the residents’ using the facilities is high. And further, this research will find out the incongruity of current community facilities and propose the plans for activating the community facilities which will be planned in the future. In addition, through a survey of superintendents, it will examine and analyze the problems with the community facilities from the viewpoint of superintendents. Connecting the result of this analysis with the resident’s attitudes, it intends to minimize the side defect of changing the use of space, which is currently taking place, and further, it will provide the basic data for planning the community facilities that have better facility environment.

GFRP를 이용하여 종방향 철근의 겹침이음이 존재하는 원형RC 교각의 내진보강 성능을 파악하기 위해 5개의 실물규모 실험체를 제직하여 실험하였다. 대상교각은 1979년에 완공된 후 현재 공용중인 비내진 원형 RC교각으로 겹침이음된 종방향 철근의 부착파괴에 의한 급작스런 파괴가 예상된다. GFRP 래핑(Wrapping)으로 보강된 교각들의 내진성능은 매우 향상되었다. 하지만, 예상한 휨파괴는 발생하지 않았고, 종방향 철근은 항복하지 않았다. 보강된 교각의 파괴양상은 겹침이음된 종방향 철근의 지연된 부착파괴로 판단된다. 제안된 GFRP 보강설계법을 실험적으로 검증하였다. This paper presents experimental studies on investigating the seismic retrofit performance of reinforced concrete circular columns with poor lap-splice details using GFRP wrapping. Five full-scale model columns have been tested. The prototype structure is an existing circular reinforced concrete bridge piers designed following the pre-seismic codes and constructed in South Korea in 1979. The as-built column will be expected to suffer brittle failure due to the bond failure of lap-spliced longitudinal reinforcement. The retrofitted columns using GFRP wrapping showed significant improvement of seismic performance. However, the predicted flexural failure mode was not achieved and the longitudinal bars were not yielded. Failure modes of the retrofitted columns are considered to be the gradually delayed bond slip in lap-spliced longitudinal reinforcement. Suggested retrofit design methods using GFRP were validated experimentally.
