1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to take a view of problem and limitations about financial system and method related to financing real estate capital of Korea. I think it is well-timed because the financing for real estate investment is facing difficulties these days and through this study, we can find a better way. (2) RESEARCH METHOD As a research method, I studied documentary research about the financing for real estate investment. I considered the financial management theories relevant to capital structure theory for theoretical research method. I also analyzed the financing methodology for real estate investment used in reality for a case study. (3) RESEARCH FINDINGS A find of this study is as follows. To develop the financing method for real estate investment, it needs optimal capital structure, various financial resources and the measure for advancing the credit enhancement method. 2. RESULTS To develop the financing method for real estate investment constantly, it has to develop real estate financing techniques based on a verified finance theory creatively. The government should carry out legal support. It has to realize optimal capital structure and leverage effect. Institutional supplementation for developing vitalization of indirect investment such as Fund, REITs and real estate securities such as MBS(mortgage backed securities) and ABS(asset-backed securities) is required. And an administrative support for a development of reasonable risk sharing, title insurance and mortgage insurance is also required.

1. CONTENTS (1) RESEARCH OBJECTIVES Our real estate business needs to ensure transparency and reliability of international level to contribute to international society, as well as domestic society. In order to do that, our real estate accounting has to have ethics and morality. So, a purpose of this study is that promotes recognition about importance of ethics approach of real estate accounting and necessity of desirable accounting disposal and look for its improvement scheme. (2) RESEARCH METHOD In this study method, prescriptive approach which considers existing theoretical document and a business case and indicates an alternative plan is selected. Business cases for analyzing are corporate accounting standards, IREM's (Institute of Real Estate Management) Code of Professional Ethics for the CPM(Certified Property Manager), and K-IFRS(Korea-International Financial Reporting Standards). (3) RESEARCH FINDINGS An important and urgent problem which faces the academic world and the industry of our real estate is that establishes the code of unity real estate accounting ethics and operates it viably. 2. RESULTS If our real estate industry wants to obtain a trust about real estate activities from society, real estate accounting which communicates the result of real estate activities needs to have ethics and morality. To ensure ethics of real estate accounting, the standards of real estate accounting is established correctly and accounting information is recorded by the standards. What the ethics problem in real estate accounting which the academic world and the industry of our real estate will have to improve is presented is well-timed. This means that the code of unity real estate accounting ethics establishes and operates it viably. 3. 1. CONTENTS (1) RESEARCH OBJECTIVES A transaction incident which can be caused during real estate transaction are a fraud case or the case that can't be moved ownership by well-meaning damages. Especially, Korea which doesn't believe public trust of a real estate registration needs concurrence of both a certificate of title that has real ownership and a transaction cost. A substitute measure that can prevent real estate transaction incident in advance is escrow system. A goal of this study is to look for a revitalization plan analyzing the present status and the actual state of escrow system in Korean real estate market. (2) RESEARCH METHOD In this study method, prescriptive approach which considers existing theoretical document and the present escrow status and indicates an alternative plan is selected. (3) RESEARCH FINDINGS Escrow in the real estate field currently doesn't revitalize because of feeling among transaction parties in the real estate brokerage business, but is developed and is growing up title insurance and mortgage insurance in the real estate insurance business. Especially, in the real estate development business, escrow account as a financial management technique is settled as an essential field. 2. RESULTS Since escrow system was introduced as security system of real estate transaction in the real estate business in 1999, it hasn't applied in the real estate brokerage business, but it has developed gradually in the insurance business and it has entered a settlement phase as stability improve of financial management in the financial field. To activate escrow system, the real estate business needs government supports to improve public trust to an escrow company, has to give a tax favor as escrow transaction inducement and has to improve one-stop service such as a brokerage, finance, preliminary title search report and registration. The learned circles of real estate have to intensify escrow education and supply professionals who have special knowledge to society.

CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to seek for revitalization scheme of mixed-use development(MXD) concept through a situation and problems of market analysis on MXD in Korea. It means we try to examine a distinctive feature and the difference between a general real-estate market analysis and mixed-use development (MXD) work's real-estate market analysis and establish efficient market analysis method. (2) RESEARCH METHOD AS a research method, we considered the literature study of the MXD. In addition, We analyzed general principles of MXD work's market analysis and cases of the internal and external. So, we tried to derive the revitalization plan from an evaluation about the situation of MXD work in Korea by investigating the practical application. (3) RESEARCH FINDINGS A find of this study is as follow. The market analysis of MXD work carries out first basic market analysis process about an individual use. After that, finding an answer about "What use synergy effect between each uses will be caused?" can be regarded as the feature of MXD work's market analysis. It needs to estimate synergy effect between each uses and presume a general correlation index and a correlation index of the exclusive area. We reached the conclusion if a site plan based on the index plans, it could carry out a successful MXD work. If you apply 'Market Grid', you could carry out analysis more efficient. 2. RESULTS To be able to contribute to community and a sustainable MXD, the inductive method drawing the conclusion based on a reasonable basis should be carried out a market analysis to make a rational and reasonable decision. In addition, use synergy effect should be maximized. If a complex system through connection of a program and a complex system through moving line connection are promoted, it could create a efficient and dynamic us synergy effect.
