        호텔 리츠의 발전 전략 연구

        After Real Estate Investment Acts was passed in 1960 in United States of America, REITs industry has been growed sustainably and there are 162 REITs companies managing 505 billion USD(market value) as of February, 2012. Among those number, there are 16 Hotel REITs, 9.8% of total number of REITs companies, managing 27 billion USD, 5.3% of total market value of REITs. Hotel REITs become one of typical REITs product and contribute immensely on growth of hotel industry and possess 6.4% of total number of hotels in USA. There are 72 REITs companies being operated with market value of 8.3 trillion Korean Won as of December, 2012 after Real Estate Investment Acts was established in March, 2001 in Korea. In order to improve hotel REITs in korea, First of all, tax reduction on REITs and revaluation of assets at regular intervals are required for institutional change. Secondly, there is a need to announce that REITs is not an appropriate investment item for those seeking for short-term or large capital gains. REITs should be refined as a sound investment by advertising its strengths and advantages. Thirdly, selection of a site, concept development favored by market and effective management system are required to obtain stable profits. Fourthly, maximizing market pie by penetrating international market should be taken into consideration due to small scale of domestic hotel market restricting its development and revitalization. Fifthly, encouraging qualified management corporate in growth is required because their existence is a must towards hotel REITs` growth. Sixth, establishment of system to prevent investors` loss from moral hazard of sponsors or REITs is required.

      • 유도 결합형 플라즈마에서 In-situ 플라즈마 전자밀도 측정방법 연구

        유도 결합성 플라즈마 발생 장치에서 플라즈마 밀도를 측정하기 위한 In-Situ 플라즈마 진단 방법을 개발하였다. 안테나로 인가된 전력은 모두 플라즈마를 발생시키는데 소모되었다고 가정하여, 전력 균형식으로부터 안테나에 인가된 전력과 플라즈마 내부인자의 함수관계를 유도하고, 안테나 안가 전력의 전류와 전압을 측정하여 전자밀도를 유추할 수 있다. 안테나의 전류와 전압을 실시간으로 측정하는 전력측정 장치를 제작하고, 아르곤 가스를 이용하여 50, 40 및 30 mtorr의 운전 압력에서 인가 전력을 300- 800W로 바꾸어 가면서 실험하였다. 정전 탐침을 이용해서 반옹기 내부에서 직접 얻은 플라즈마 밀도와 안테나에 인가된 전력을 이용하여 측정된 전자밀도의 비율은 인가 전력에 무관하게 일정한 값을 보였으나, 운전 압력에 따라서 0.1 , 0.3 그리고 0.5의 값을 가졌다. 개발된 진단 방법이 운전 압력에 민감하나 플라즈마 밀도 변화를 정성적으로 관측할 수 있는 방법임을 보였다. In-situ plasma density monitoring system in an inductively coupled plasma source has been developed. Assuming the input power delivered only to the plasma generation, the relation between the delivery Power on the antenna and the plasma parameters can be obtained from the power balance equation. The in-situ system to monitor the current and voltage of the antenna was manufactured. Experiments were carried out under Ar gas pressures, 50, 40, and 30 mTorr with varying the rf power from 300 to 500w, respectively. Plasma parameters were measured directly by the electrical probe and compared to the results taken from the power monitoring system. The comparison shows that the power monitoring system was not sensitive to the input power but to the operating pressure. The system can beused monitor the qualitative behaviour of the plasma in the chamber .

        Effects of Chicken Feet Gelatin and Wheat Fiber Levels on Quality Properties of Semi-dried Chicken Jerky

        The aim of this study was to investigate the effect of chicken feet gelatin and wheat fiber levels on the quality characteristics properties of semi-dried chicken jerky. The obtained chicken feet gelatin swollen with hydrochloric solution (0.1 N HCl, pH 1.31±0.02) was dehydrated via freeze-drying. Six formulations of chicken jerky that were prepared, based on the ratio of chicken meat, chicken feet gelatin and wheat fiber, were 100:0:0, 98:0:2, 99:1:0, 97:1:2, 98:2:0 and 96:2:2, respectively. The moisture content of semi-dried chicken jerky containing 2% wheat fiber was higher than that of jerky without the added fiber (p<0.05); moreover, an increase in the content of chicken feet gelatin also increased the moisture content. The drying yield of the samples increased with an increase in chicken feet gelatin. In addition, the drying yield of samples containing 2% wheat fiber was higher (p<0.05) than those without the added wheat fiber. However, the shear force of the samples significantly decreased with the increase in chicken feet gelatin content. Further, the shear force of the samples containing 2% wheat fiber was higher (p<0.05) than those without the added wheat fiber. No significant differences, except for color, were observed in the sensory analysis among the treatments.

        Production and Transfer of In Vitro fertilized Hanwoo Embryos with Serum-free Media

        As a simple and economical method for in vitro produced embryos, we have used BSA instead of serum for the production and embryo transfer of Hanwoo in vitro fertilized (IVF) embryos and obtained the following results: 1) When using serum (FBS; fetal bovine serum) or BSA-containing culture media as the initial culture media for immature oocytes, it is regarded as inappropriate to add only BSA to the culture solutions from maturation of the immature oocytes to development stage culture, but serum still needs be added though there is no significant difference in the concentration, with a change from 5% to 10%. 2) The results of culturing IVF embryos after development (4 cell stage) in the Medium199 solutions containing BSA instead of serum (FBS) showed that 0.3% BSA concentration is not optimal and 0.5% or higher BSA concentration has no significant difference among 0.5%, 0.7%, 1% and 2% (p>0.05). 3) The post-freezing survival ratio after development in 5% FBS-Medium199 showed that 1% BSA concentration of the culture solution is the most suitable in the BSA concentrations of 0.3% (51%), 0.5% (67%), 0.7% (69%), 1% (77%) and 2% (75%). 4) The pregnancy rates of the transplanted fresh(not frozen) blastocyst had no significant concentration dependency (p>0.5), and the average pregnancy rate was 63.8%. 14% of overweight calves were found among the calves given birth to by the transfer of IVF blastocysts cultured in the serum-added culture solution, but none was found in the experimental groups in which BSA was added instead of serum.
