      대학가 저층주거지는 대학교의 입지적 특성인 지하철역과의 높은 접근성과 대학교와의 인접성이 대학생 및 청년계층에게 높은 효용을 제공하는 공간이며, 또한 이와 같은 계층들의 집합 거주지로써 기능한다. 한편, 이와 같은 대학가 저층주거지에 입지한 임대주택은 향후 높은 사업성을 기대하고 정비사업을 통해 대다수 아파트로 전면 전환되며, 청년 및 대학생 계층이 거주할 수 있는 소형·저렴주택은 점차 소실되어가는 실정이다.
      더욱이, 대학가 저층주거지의 일반적 현황은 서울 전역의 여타 저층주거지와 비교할 때 노후한 소형주택으로 구성되어 있으며 생활편의시설이 적은 물리적 현황을 보이고 있으나, 위와 같은 입지적 특성에 의해 유발되는 지속적인 임대주택에 대한 수요가 존재하는 연유로 가장 높은 전용면적당 임대료수준이 형성되어 있다. 이에 따라, 대학가 저층주거지는 임대주택의 임대료를 파악함에 있어서 주택의 물리적·환경적 요인과 더불어 대학교 자체의 특성과 대학가의 공간적 범위에서 발생하는 물리적 변화를 함께 포함하여 임대료 결정요인을 파악할 필요가 있다.
      이에 이 연구는 주거입지 이론의 측면에서 높은 입지적 효용을 가진 대학가 저층주거지를 중점으로, 서울시 전역에 분포한 여타 저층주거지와 물리적·입지적 특성을 비교하여 대학가 저층주거지의 일반적 특성을 파악하였다. 더욱이, 특정 규모 이상의 16개 대학가를 대상으로 물리적·입지적 특성 및 대학가 특성을 포함하여 다중회귀분석을 시행함으로써 대학가 저층주거지의 임대료 결정요인을 파악하였다.
      연구의 결과는 다음과 같다. 첫째, 대학가 저층주거지는 임대주택의 건축경과년수가 높을수록, 주택면적이 클수록, 저층주거지 내 주거용도 비율 건축물이 적을수록 전용면적당 임대료가 낮은 것으로 나타났다. 둘째, 대학교 자체의 특성에서 기숙사 수용률이 높을수록, 또한 기숙사 비용이 낮을수록 인접 주거지역의 임대주택의 전용면적당 임대료가 낮은 것으로 나타났다. 셋째, 대학가의 공간적 범위 내에 비아파트 공공임대주택의 세대수가 많을수록, 동일 범위 내 임대주택의 전용면적당 임대료가 낮은 것으로 나타났다. 마지막으로, 대학가의 공간적 범위 내에 정비사업으로 인해 멸실된 저층주택의 세대수가 많을수록, 동일 범위 내 임대주택의 전용면적당 임대료가 높은 것으로 나타났다.
      이는 곧, 대학가 저층주거지에 공급되는 비아파트 공공임대주택과 대학교 기숙사는 실질적으로 인접 주거지역 임대주택의 전용면적당 임대료를 감소시키는 효과를 나타냄을 의미한다. 또한, 대학가에서 시행되는 정비사업으로 인해 노후한 소형·저렴주택이 일괄적으로 아파트로 전환되며 주변 임대주택의 임대료가 상승할 수 있음을 나타내었다.
      이에 따른 이 연구의 시사점은 다음과 같다. 대학가 저층주거지에서 발생하는 공공적 측면의 주택 및 입주시설 공급사업과 정비사업을 시행함에 있어서, 청년 및 대학생 계층이 실제로 소요, 수요하는 시설물을 공급하는 방안에 대한 고려가 필요하다. 현재의 기숙사 신축 및 공공임대주택 건설사업은 지역사회 및 임대 사업자와의 갈등에 의해 지속적으로 마찰을 빚고 있는 현황이며, 더욱이 대학가 저층주거지에서 주로 시행되는 정비사업인 재개발사업의 경우에서 재개발공공임대주택을 공급하고 있으나, 청년 및 대학생 계층의 입주가 현실적으로 어려워 사업추진주체와의 조정을 통해 공공임대주택의 소형화 및 입주요건 다양화에 대해 신중히 검토해볼 필요가 있다.

      The determinants of low-rise residential of university district is a space where high accessibility to subway stations and universities, which are the location characteristics of universities, provide high utility for college students and young people, and also functions as a collective residence for these classes. On the other hand, rental houses located in low-rise residential areas in the university district will be converted into most apartments through urban maintenance projects in the future, and small and inexpensive houses for young people and college students are gradually disappearing.
      Moreover, the general status of low-rise residential areas in university districts is composed of old small houses compared to other low-rise residential areas throughout Seoul, but the highest rent level per dedicated area is formed due to the continuous demand for rental houses caused by the above location characteristics. Accordingly, in identifying the rent of rental housing, it is necessary to identify the determinant of rent by including the physical and environmental factors of the housing, the characteristics of the university itself, and the physical changes occurring in the spatial range of the university.
      Therefore, this study compared physical and locational characteristics with other low-rise residential areas distributed throughout Seoul, focusing on areas with high location utility in terms of residential location theory. Moreover, by conducting multiple regression analysis on 16 university districts of a specific size or larger, including the characteristics of university districts, the determinants of rent in low-rise residential areas in university districts were identified.
      The results of the study are as follows. First, it was found that the higher the number of years of construction of rental housing, the larger the housing area, and the smaller the number of buildings for living in the low-rise residential area, the lower the rent per dedicated area. Second, in the characteristics of the university itself, the higher the dormitory acceptance rate and the lower the dormitory cost, the lower the rent per dedicated area of rental housing in adjacent residential areas. Third, it was found that the lower the rent per dedicated area of rental housing within the same range, the lower the number of non-apartment public rental houses are located within the spatial range of the university district. Finally, it was found that the larger the number of households in low-rise houses demolitioned due to maintenance projects within the spatial range of the university district, the higher the rent per dedicated area of rental houses within the same range.
      This means that non-apartment public rental housing and university dormitories supplied to low-rise residential areas in the university district actually show the effect of reducing rent per dedicated area of rental housing in adjacent residential areas. In addition, due to the urban maintenance project implemented in the university district, old small and inexpensive houses were converted into apartments collectively, indicating that rents of nearby rental houses could rise.
      The implications of this study are as follows. In implementing public housing and residential facilities supply and urban maintenance projects occurring in low-rise residential areas in university districts, it is necessary to consider ways to supply housings that young and university students actually need and demand. Moreover, redevelopment public rental housing is supplied in the case of redevelopment projects, which are mainly implemented in low-rise residential areas in university districts, but it is practically difficult for young people and college students to move in. Accordingly, it is necessary to carefully review the miniaturization of public rental housing and the diversification of occupancy requirements through coordination with the project promotion entity.
