South Korea experienced rapid changes in housing culture during the period when it achieved enormous economic growth: detached houses had prevailed until the 1960s, the apartment type of houses appeared in the 1970s, and this new type of residence began generalized and universalized in the 1980s.
As the rapid economic growth caused the absolute shortage of urban residences, the government announced the plan to build 2 million houses as a policy to solve the problems of the jump in the housing prices and the shortage of housing supply after the 1988 Summer Olympic Games.
As a result, the first-period new cities(Bundang, Ilsan, Pyeongchon, Sanbon, and Jungdong)were created. Among these five first-period new cities, this study tries to investigate the tendency of the changes in housing culture in Bundang on the basis of the data about price fluctuations and identify the quality factors of apartment complexes that affect housing satisfaction.
Also, this study determined measurement variables through factor analysis and reliability analysis to estimate the quality of apartment complexes, such as the quality of residential environment within apartments, the quality of environment within apartment complexes, the quality of environment around apartment complexes, and general housing satisfaction. Not only that, the factors affecting general housing satisfaction were identified among apartment residents around the subway area of Bundang, and the mean difference of the factors was analyzed between the subway area of Pangyo and that of Bundang.
The results showed that the factors positively affecting housing satisfaction included residential environment within apartments and environment within apartment complexes: the quality of residential environment with good sunshine, view, and ventilation within apartments and crime prevention, convenience in using parking lots, and safe design and convenience in the use of sidewalks and driveways within apartment complexes.
According to the results of the empirical analysis, in general, Pangyo saw the highest apartment sales price in this region, followed by Jeongja, Seogyeon, and Yatap, the order of which was also found for the awareness of the quality of internal residential environment, and Pangyo also saw the highest housing satisfaction among residents, followed by Jeongja, Yatap, and Seohyeon; thus, the apartment sales price, the quality of residential environment, and general housing satisfaction ranked similarly within Bundang.
The trend of the apartment sales price had a similar pattern to the quality of residential environment within apartments perceived by the residents and their housing satisfaction; therefore, the policy-makers in charge of apartment development and development policies in the subway area of Bundang are expected to get useful information from this study.
