The purpose of this paper is to analyse the effect of reforming micro land use regulation on land sale. The case study is performed in Mok-dong Land Development District in Seoul. The results are as follows. First, reforming micro land use regulation was very effective on land sale. Second, splitting a large lot into small lots raised land price. Finally, lots with code H, permitting high rise residential building with commercial facilities were sold at high price but others were not. The effect of reforming micro land use regulation on land sale is analyzed for the first time in Seoul and thus the result can help public officials and planners deal with land development projects in Seoul.
