The purpose of this study is to find out site characteristics of the townhouses in the metropolitan area of Seoul. The 20 townhouse sites studied here for the cases were chosen by the internet search, which fulfill the conditions; construction year of later than 2004 and assortment as "row-house" by architecture law. The results are as follows.
(1) The main stream of townhouse construction is oriented for the large-scaled(with more than 100 houses)land lot-sale plan. The stories of townhouse were 3 to 4 and townhouses had 1 to 3 storied basements. (2) The townhouses showed pure residence, private-common relating open space, and clustered allotment. The most common way of connecting houses was the linear type. The section type of townhouses was "complex type of flat and maisonette with attic in top". (3) The townhouses had common space in every cluster center, with plaza, garden or themed place in it. The welfare facilities for common use were fitness room, golf exercise room, yoga exercise room and so on. (4) The parking space in townhouse sites was, in most cases, placed in the basement. The parking place on the ground, if necessary, occupied the piloti space, for wider open space. The parking lot for 2 or 3 cars was allotted for every house.
The low-rise townhouses, in an effort to differentiate it from high-rise apartments, are recommended to be planned as so-called "wall-sharing type". This type of townhouse sites would make houses enjoy exclusive front and back yards.
