The purpose of this study was to use the Hedonic Price Model to analyze the change in Gunsan City’s Standard Public Land Price Model and the factors that affected the standard public land price each year. These factors were listed according to the criticality of their influence on the standard public land price. I used standard public land price records from 1998, 2003, and 2008 to build the standard public land price for each year and analyze each factor that affected the standard public land price. In result of the analysis, it was found that the influence of each independent variable varied from time to time and that the independent variables relating to the public register were most influential on the dependent variables than the independent variables relating to the land properties. Among the variables relating to the land properties, commercial lands that are also indicated as commercial in the public register have been most influential on the standard public land price for the past 10 years. This study can contribute to the analysis of the influence of each factor on land prices by time and surrounding environments. The results of the analysis could help land owners or developers make decisions about keeping or selling their lands and determine the profit value of their property investments.
