在來市場의 現代化를 위한 再開發特性에 關한 硏究 = A Study on the characteristics of redevelopment of traditional retail market

Recently, change of purchasing pattern, increase of citizen's income, and opening of shopping center make the situation of traditional retail market come across the severe problem of sales and development In the aspects of environment, deterioration of retail markets cause the environment of adjacent residential districts to be worse.
Therefore the union of retail market have a sincere consideration of redevelopment of retail market in terms of environmental aspects and economical profits as well. But it is necessary for us to understand retail market system or MXD thoughtfully to avoid misdevelopment.
This study aimed to analyse the characteristics of retail market and also suggest the basic data for the future redevelopment. For the study, the needs of modernization in retail market, the characteristics of development type were analyzed through renewal method, function, occupancy ratio,.etc.
The results were as follows
① The retail market is usually located at the fourth sector of urban commercial zone. Most of retail market have the pattern of linear structure in residential area.
② Its main functions consist of sail goods for daily life.
③ Six development types(D_1F_1O_2, D_1F_2O_1, D_2F_1O_2, D_2F_2O_1, D_2FO_2,) can be found in the analysis of redevelopment pattern of case retail markets. Three types(D_2F_1O_2, D_2F_2O_1, D_1FO_2) of them are usual in redevelopment pattern.
