단지특성이 주택가격에 미치는 영향에 관한 기초 연구 = A Study of the Influences of Complex Characteristic on Housing Prices

The purpose of this study is to analyze the various planning factors on housing price through a hierarchical structure. As a set of sample for analysis, 905 households were collected within the apartment complexes and 30 apartment complexes were selected appropriately in the Suseong-gu, Daegu for the high level of the analysis. Under the hypotheses that the determinants of housing price indicate the nesting structure at the multi-level, this study s tool is the hierarchical linear model to analyze factors of complex and household systematically instead of the traditional hedonic model. This study focused on the influences of housing prices in the planning characteristic of the apartment complex, even if the household level of analysis was conducted. The variables of complex level explain 91.39% of total variations of housing price through the result of Intra Class Correlation(ICC) analysis and the variables of household level explain 8.61%. On conclusion, the hierarchical linear model explains the relation between complex characteristic and housing prices. Also, when housing planers design apartment sites, the study may provide them with more important infomations.
