      The purpose of this study is to evaluate residential environment of both newly building areas and old built-up areas, in case of Yangsan city, and to grope for the maintenance methods of old urban areas to keep the function of urban continuously.
      In case of Yangsan city, newly building area is nearby urban area, but both of them are very different in degree of social friendship. ; the latter has formed naturally for a long time and the peoples have shared a lot of social characteristics, while the former has moved from different geographical location in short terms and the peoples has shared few them. Moreover, in the investment of physical development, the former surpass the latter. The differents constitute urban and social problems.
      Actually, in this paper, we find as follows,
      At first, in the degree of residental satisfaction, people of old built-up areas are very lower than them of new built-up areas.
      Secondly, in the degree of satisfaction for surrounding environment, peoples in older developed area are also lower than the other, especially, in sewage & waste, noise, the danger of fire, equipment of road and parking.
      Thirdly, inconvenience facilities in old build-up area are shopping centers, hospitals, libraries, facilities for entertainment & social welfare. Especially, the lack of supply of road & parking lot and the improvement of residential environment is more urgent for old built-up area. For solving the problems, the maintenance methods by citizen participation must be considered with a view to accommodating the identity of communities and regional specialty. In addition, the renewal and repair of housing should be done and the acquisition of walking space and parking lots is essential. Finally, the maintenance of old build-up area should be harmonious with the plan of newly building areas.
