서울시 매입임대주택의 주거환경과 주거만족도에 관한 연구 = A Study on the Housing Environment and Housing Satisfaction of Purchased Rental Housing in Seoul.

국문 초록 (Abstract)

본 연구는 서울시 다가구 매입임대주택 입주자가 인식하는 주거환경과 주거만족도와의 인과관계를 분석하여 주거만족도를 제고하기 위한 방안을 모색하고자 하는데 그 목적이 있다. 분석 결과, 전반적 주거만족도는 보통이하로 매우 낮은 수준이었으며, 주거만족도에 영향을 미치는 요인은 행정절차, 경제비용, 내장재, 건축설비, 이웃관계, 주변환경이었다. 매입임대주택 입주자의 주거만족도 제고를 위해, 첫째, 서울시 정책입안자와 실무담당자의 매입임대주택의 주거환경 개선에 관심이 요구되며, 둘째, 경제적 지원 및 임대료, 관리비의 추가 인하 방안모색, 셋째, 기존 주택매입에 있어서 점적매입에서 면적매입으로 향후 재건축 및 재개발을 고려한 계획적 접근이 필요하다.

다국어 초록 (Multilingual Abstract)

The purpose of this study is to examine the housing environmant and housing satistaction of puchased rental housing, and to review the problems of it. In order to achieve this goal, we investigated the perception of the residential environment and housing satisfaction for purchased rental housing tenants in Seoul. The result shows, first, the residential satisfaction of tenants is very low. second, the factors that affect the overall satisfaction of residential are administrative procedures, economic cost, interiors, construction equipment, neighbor relations, and the environment. For raising up the tenant satisfaction, first, the attention of policy makers in Seoul and personnel practices is required. Second, we need to seek the support and additional cost reduction factor for the purchased rental housing tenants. Third, well planned area purchase should be considered as an alternative to the spot purchase .
