Housing shortage problems have occurred since the rapid increase of the population due to the economic growth after the 60s. So the housing provision and the housing policies were focused on the quantity of the housing provision instead of the quality of it. In this kind of background the low-rise residence area which is one of the general housing typology. For restoring low-rise residence area redevelopment methodology premised of mass demolishment were Established.
The change from the low-rise residence area to the apartment complex causes problems such as, closed spatial structures from the privatization of urban space, severance of the existing urban context, rigidity to the changes of the urban context from the self-contained spatial structure, the segregation of the public and priate areas due too two-dimensional land use planning.
The policy about low-rise residence area concerning the quantitative dwelling environment has caused the qualitative decline of the dwelling environment, and the restore methodology through the mass demolishment of the low-rise residence area had no consideration of the qualities of the urban space.
The values of the low-rise residence area is the diversity of urban space and housing typology, potentials to alterate in stages based on the urban context, and to keep the community among the inhabitants. On the one hand, it is true that a multiplex houses in low-rise residence area has contributed to the supplying of the affordable house typology and is still playing the role.
The purpose of this study is to propose a new type of housing that overcomes the limits of habitability of the low-rise residence area and to reflect the urban spacial characteristics that the it has. The site chosen is the Urban Redevelopment area Taepyong 1, at Seongnam-City, Sujeong-District
The low-rise residence area in Seongnam city was planned to accommodate the immigrants of the unauthorized housings in Seoul that were demolished, so the site had many limitations from the start. This site is bound to be redeveloped according to the policy with it’s premise of tearing everything down, because of the bad housing environmental situation.
The characteristics of the low-rise residence area are, 1. The spacial structure based on the streets and lots with an intimate relation between the two elements,
2. The streets, that could be considered as the public space of the low-rise residence area, have many orders. 3, The functions of the city are not divided two-dimensionally, so the housings and other programs are mixed together making the connection of the public and private spaces quite flexible.
Despite all the possibilities and potentials it has, the low-rise residence area are has been developed in quantitative optimization of each lot, and in a way without the relation between the public and private areas. This has caused the severance between two areas, with the result of the low-rise residence area are formed by nothing but homogeneous, and anonymous spaces. If the established methods of modifying the low-rise residence area are, by making internal improvements of the modification unit, without the consideration of the urban context, It should be changed by planning the relationship, and combination of the public areas within the life-zone based on the context of the city overall.
Looking at the old low-rise residence area are as a housing typology of problems just makes all the meanings of that fade away. Also understanding the low-rise residence area are in a emotional way would cause one to overlook the problems it faces. Through this study, I intend to find the merits of the low-rise residence area are, in the aspect of the urban space, and based on those unique urban spacial characteristics, I propose a new rejuvenation method of the low-rise residence area are.
