주택 매매가격 불평등이 정주의사에 미치는 영향: 서울시 자치구를 중심으로 = The Impact of Housing Price Inequality on Residential Settlement Intentions: Focusing on Seoul’s Autonomous Districts

국문 초록 (Abstract)

본 연구는 서울시 25개 자치구를 대상으로 아파트, 단독주택, 다세대주택의 매매가격 불평등이 주민 정주의사에 미치는 영향을 실증적으로 분석하였다. 상대적 박탈감 이론에 기반하여, 주택가격 불평등이경제적 취약계층의 상대적 박탈감을 증대시키고 정주의사를 약화시킨다는 가설을 설정하고, 이를 검증하기 위해 순서형 로지스틱 회귀분석을 실시하였다. 분석 결과, 아파트와 다세대주택의 매매가격 불평등은주민 정주의사에 부정적인 영향을 미쳤으나, 단독주택의 경우 유의미한 영향이 나타나지 않았다. 본 연구는 특정 주택 유형에서의 가격 불평등이 주민 정주의사에 미치는 부정적 영향을 실증적으로 확인하였으며, 이에 따라 주택 유형별 가격 불평등 완화를 통해 상대적 박탈감을 경감시키는 정책적 대안의 필요성을 제언하였다.

This study investigates the impact of housing price inequality on residents’ settlement intentions in Seoul, focusing on three housing types: apartments, single-family houses, and multi-family houses.
Drawing on relative deprivation theory, it hypothesizes that housing price inequality exacerbates feelings of deprivation among economically vulnerable groups, reducing their attachment to the region and willingness to settle. Using inequality indices for each housing type as independent variables and settlement intention as the dependent variable, ordered logistic regression analysis was conducted. The results reveal that price inequality in apartments and multi-family houses significantly decreases settlement intentions, while inequality in single-family houses shows no significant effect.
These findings highlight the adverse effects of housing price disparities on regional attachment and suggest policy interventions to reduce such inequalities, particularly in apartments and multi-family housing, to mitigate relative deprivation and promote long-term settlement.
