재건축사업에서 사업주체자의 역량이 조직효과성에 미치는 영향 = The Impact of Business Operator's Competency on Organizational Effectiveness in Reconstruction Project

국문 초록 (Abstract)

본 연구는 공동주택 재건축정비사업 추진과정에서 사업 지연을 예방할 수 있는 개선 방안을 제시해보고자 조합 사업주체자의 역량이 조직효과성에 어떻게 영향을 미치는지를 살펴보 았다. 이를 위해 과천시에서 주택재건축사업을 경험한 조합원들을 대상으로 설문조사를 실시 하고, 기술통계와 다중회귀분석 등을 실시하였다.
분석 결과, 조합장의 윤리적 리더십, 전문성, 투명성, 그리고 조합원 참여가 조직효과성을 높이는 데 유의한 것으로 나타났다. 특히, 도덕적·윤리적 리더십이 특수한 조직형태인 재건축 조합의 조직효과성에도 중요한 요인으로 분석되었다.
본 연구는 재건축 정비사업에서 사업 초기 단계부터 사업주체자가 조합원의 신뢰를 바탕 으로 사업을 추진하는 과정에서 조직효과성이 어떻게 작용하는지를 살펴보았다는 점에서 의의를 가진다. 본 연구 결과는 향후 1기 신도시를 비롯한 노후 도시의 주거환경개선 및 토지등 소유자의 사업만족도 제고를 위한 정책개선에 기초자료로 활용될 수 있기를 기대한다.

This study examined how the empowerment of housing reconstruction project leader affects organizational effectiveness in order to suggest improvement measures to prevent project delays in the process of housing reconstruction projects. To this end, a survey was conducted among members who have experienced housing reconstruction projects in Gwacheon, and descriptive statistics and multiple regression analysis were conducted.
The results showed that the ethical leadership, expertise, transparency, and participation of reconstruction project leader was significant in increasing organizational effectiveness. In addition, moral and ethical leadership was analyzed as an important factor in the organizational effectiveness of reconstruction project union, which are a special type of organization.
This study is significant in that it examined the role of organizational effectiveness in the reconstruction project in the process of promoting the projects based on the trust of the members from the initial stage. The results of this study are expected to be used as a basis for policy improvement to improve the residential environment in old cities, including the first phase of new towns, and to improve the business satisfaction of landowners.
