This study looked at the current situation and development characteristics to understand the changes in low-rise residential area. aIn addition, based on factors affecting the development of housing, future development patterns were predicted The probability of development by type of housing (multi-family, multi-family, multi-family housing) was reviewed for the aged single-family housing, and the probability-selection model, Multinomial Logit Analysis, was conducted.

The higher the rental level in the housing market, the higher the likelihood of development based on business feasibility, and the higher the rate of development in the small housing and land use sectors. Finally, with regard to urban planning, it was found that the farther the distance between the adjacent development project area and the central area, the more likely it was to be developed.
In the future, the forecast of development of low-rise dwellings shows that it is highly likely that old detached houses located in a single field will be supplied mainly multi-onerooms house and multi-family house.
