지역 및 아파트시장 특성이 인구순이동에 미치는 영향 분석 = Analysis of the Effects of Regional and Apartment Market Characteristics on Net Migration

다국어 초록 (Multilingual Abstract)

The purpose of this study is to analyze the impact on the net movement of population in Korea by regional characteristics and characteristics of the apartment market. The spatial scope is 85 cities nationwide and the temporal scope is 2022. The analysis method used was multiple regression analysis with population net movement as a dependent variable, and the total fertility rate, elderly population ratio, financial independence, apartment market characteristics, apartment sales turnover rate, apartment auction price rate, and apartment subscription competition rate as dummy variables were used as the independent variables. The results indicated that variables affecting the net movement of the population include significant results such as apartment sales volume, apartment subscription competition rate, apartment sales price increase rate, total fertility rate, financial independence, and the metropolitan area and areas with a population of 300,000 or more. Therefore, it is necessary to understand in more detail the characteristics of the region and the apartment market that can affect the net movement of the population.
