The purpose of this study is to analyze the influence of apartment complex types upon the social capital for sustainable development of an apartment community. Applying the concept of social capital to apartment community implies the need to address an alternative plan for sustainable community development. A questionnaire survey of residents in the apartment complexes was carried out. Study findings are as follows: Public rental housing residents help each other, particularly solving personal problems with building trust among residents. On the other hand, the owner-occupied housing complex demonstrates that resident participation is important for development of informal bonding network. Informal bonding network had a statistically significant relationship with resident participation. The implication from these findings is that one of important factors is the relationship between social capital and homeownership. In this study social capital explains the importance of using social connections and social relations in achieving goals. Social capital, or resources accessed through such connections and relations, is critical along with human capital in achieving goals for individuals and communities.
