대형오피스빌딩의 임차인 의사결정에 관한 연구 = A Study on the Tenant Decision Making of Office Building -Focused on B2B Industrial Goods and Buying Center-

국문 초록 (Abstract)

대형오피스빌딩의 대부분의 임차인들은 기업이나 조직 형태로서 이들이 오피스빌딩의 사무실을 임대차하는 목적이, 단순히 오피스빌딩이 제공하는 서비스품질을 최종적으로 소비하기 위해서 임대차계약을 하는 것이 아니라, 기업이나 조직의 경영활동이나 생산활동을 지원하기 위한 중간소비재로서 오피스빌딩 서비스품질을 구매한다는 점과, 오피스빌딩의 임대차계약도 산업재의 구매센터(buying center)에 의한 조직적인 구매가 이루어지는 것과 마찬가지로 임대차계약센터(leasehold contract center)에서 조직적으로 임대차계약이 이루어지고 의사결정이 이루어진다는 점에 초점을 맞추어서 본 연구가 진행되었다.
본 논문의 목적은 대형오피스빌딩의 기업이나 조직형태를 가진 임차인들로부터 임대차계약 시 임대차계약 의사결정을 할 때 임대차계약 의사결정특성의 인식이나 위험의 인식은 기업규모나 직급에 따라서 어떻게 달라지며 어떠한 요인들이 의사결정을 하는데 중요하게 반영되는지 등을 실증분석을 통해 검증해 보고자 했으며, 이를 연구모형과 연구가설을 통해 실증 분석하였다.
연구의 결과로는 오피스빌딩의 임대차계약 의사결정특성과 위험에 대한 인식은 임차인회사의 기업형태(중소기업, 중견가업, 대기업,)와 임대차업무 담당자의 직급(사원, 관리자, 임원)에 따라서 다르며 각각의 항목에 유의한 요인들이 있음을 확인했고, 특히 대기업이 중견기업이나 중소기업보다 인식을 높게 하고 있다는 점이 밝혀졌다.
연구의 결과는 임차인의 입장에서는 임대차계약 의사결정의 특성과 위험의 인식 별로 임대차계약 업무와 임대차계약센터의 효율성을 높이는데 활용할 수 있으며, 임대인의 입장에서는 임차인만족(tenant satisfaction)과 임차인유지(tenant retention)차원에서 마케팅전략을 보다 효율적으로 하기 위한 임대차계약 의사결정 특성 및 위험의 인식의 어떤 항목에 비용과 노력을 선택하고 집중해야 할지에 시사하는 바가 크다.

다국어 초록 (Multilingual Abstract)

The research was conducted to focus on the point that the most of tenants in the large scale office building is a form of business or organization, and the purpose of office building rent is not to make a leasehold contract to spend finally office building service quality providing by landlord as the final consumption goods, but to purchase the office building service quality to support the business and production activities of a company or organization as the intermediate consumer goods, and the leasehold contract of office building and decision-making of the lease agreement are organizationally conducted in the leasehold contract center as well as organizational purchasing is made by buying center.
The purpose of this study is to make an empirical analysis that know the effects of the lease contract environmental factors such as a size of company and position of decision-maker of a company or organizational tenant in relation to the recognition of characteristic lease contract decision-making process and risk through research model and research hypotheses when they are making a leasehold contract decision.
The study analysis shows that the size of company(small, medium and large-sized enterprise) and the position of decision-maker(employee, administrator and executive) affect the recognition of characteristic leasehold contract decision-making process and risk respectively, and large-sized enterprise showed significantly the recognition differences rather than the small, medium-sized, and executive showed significantly the recognition differences rahter than the employee and administrator.
