충진식개발(infill development)을 통한 도시 주거지개발 계획안

국문 초록 (Abstract)

불량주택과 재개발로 시작된 우리나라의 재개발은 도시기능회복과 부족한 주택공급을 위해 양적인 공급위주의 개발 방식이 이루어지고 있다. 건물의 형태는 고층 고밀의 아파트들이 대다수이다. 이들은 가구 단위의 폐쇄성과 가구간의 응집성 사이의 상충으로 인하여 주변 지역의 도시조직이 단절된 형태를 나타내고 있다.
이 문제는 새로운 대규모 단지의 도시조직과 일반적인 도시 조직이 만나는 주거단지의 외곽 경계지역에서 가장 선명하게 드러나게 된다. 즉 기존의 도시 구조를 고려하지 않고 블록전체를 일시적 개발하고 또한 그 유형을 획일적으로 적용하는데서 기존도시 구조의 파괴 인근 지역과의 부조화 도시기능의 획일화를 초래하고 있다, 그러한 일시적 블록개발은 실제적인 정주거인들은 떠나서 또 다른 재개발지역을 만드는 반복되는 현상이 발생하고 있다.
이에 본 계획안은 도시개발을 위한 효율적인 설계방식을 모색하기 위한 것으로 기존시공간의 활용을 위해 예전의 충진식(infill development)이론을 바탕으로 사이트내의 불필요한 공지에 충진식을 통해 도시조직을 향상시키고 그 의미와 특성을 파악하여 실제 우리의 주거지 개발에 있어 현실적인 적용가능성을 도출해 내고자한다.
본 설계논문은 크게 5장으로 나뉘어지며 진행과정은 다음과 같다.
제1장에서는 설계의 배경과 목적 그리고 방법 및 범위를 서술한다.
제2장에서는 도시주거지의 구성요소와 충진식 개발의 개념을 파악한다.
제3장에서는 실제 우리의 현실을 감안하여 적용가능성과 기본설계방향을 설정한다.
제4장에서는 이상에서 도출된 개념과 개발방법을 토대로 하여 계획안 제시한다.
제5장에서는 설계 계획안의 결과를 종합 분석한다.

다국어 초록 (Multilingual Abstract)

Redevelopment in Korea starting from redeveloping housing in bad condition has focused on the supply quantity of housing in order to restore urban function and solve shortage of housing supply. Most built form is composed of both high-rise and high-density apartments. This kind of form reflects separated shape with neighbors due to contradiction between closed housing units and cohesive tendency.
It is apparently revealed within the edge area of residential areas where new superblock meets common urban fabric. That is to say, breakdown of existing urban fabric, discordance with existing neighbors and standardization of urban function are caused by overall development of whole block without considering existing urban fabric and applying the standardized shape. These overall developments of whole block have had settlers leave, which causes other redevelopment repeatedly.
This proposal, thus, is to try to find efficient way of design for urban development. Based on infill development for utilizing existing urban space, I want to enhance urban fabric by applying infill development in useless vacant lot and then to draw out applicable possibility to actual site of residential development by analyzing the meaning and character of infill development for utilizing existing urban space.
This design thesis is divided into five chapters and the progress is shown as below.
In 1st chapter, the background, objectives, method and limits of design will be described.
In 2nd chapter, the elements forming urban dwellings and the concept of infill development will be defined.
In 3rd chapter, applicable possibility to actual site and draft design concept will be defined.
In 4th chapter, master plan will be suggested on the basis of defined concept and developing method.
In 5th chapter, all the result of master plan will be analyzed.
