스포츠 경기장 개장이 주변 주택가격에 미치는 영향 : 수원 종합운동장 야구장의 사례 = The Effect of Sports Stadium Ppening on House Prices: Evidence from the Suwon Baseball Stadium

국문 초록 (Abstract)

본 연구는 이중차이분석을 활용하여 스포츠 경기장이 야기하는 외부효과를 주변주택가격의 변화를 통해 살펴보고자 한다. 이를 위해 2015년 프로야구장으로 개장한 수원 종합운동장 야구장의 사례를 실증분석 하였다. 기존 시설의 증축 리모델링이라는 본 사례의 특성은 전략적 입지 선택의 불가라는 단점과 재원마련의 부담 경감이라는 이점이 공존함으로 인해 경기장의 개장에 따른 다양한 외부효과를 종합적인 효과로 추정할 수 있는 연구기반을 제공할 것으로 보인다. 26,000여개의 아파트 실거래가에 기반한 실증분석결과는 야구장의 개장은 경기장 반경 3km 내에서 최대 6%의 주택 가격상승 효과가 있음을 보여준다. 가격 효과는 개장 직후가 아닌 1년 후부터 나타나는 것으로 추정되었다. 이러한 결과는 스포츠 경기장은 주택가격에 영향을 미치는 입지적 요소로서 선호시설로 작용할 수 있음으로 보여준다고 할 수 있다.

다국어 초록 (Multilingual Abstract)

This study uses a difference-in-differences framework to assess the effect of a professional sports stadium on house prices. The case examined in this study is the Suwon baseball stadium, a professional baseball stadium opened in 2015. The case specific characteristics of remodeling of the old stadium, which are expected to generate not only favor conditions such as a decrease in construction costs but also disadvantages such as a fixed location without strategic selection, provide good testing grounds to estimate various forms of the externalities of the facility as a compound effect. Using about 26,000 apartment transaction data, the empirical results show that apartment prices tend to increase within 3km from the stadium after its opening by up to 6%. The price effects are found since a year after the opening, rather than immediately. The empirical results, overall, suggest the amenity effect of professional sports stadium in the local housing market.
