The purpose of this research is to compare the urban spatial structure of Korean cities by applying a common land value function and to explore the relationship between the coefficient of determination and urban characteristics such population, employment, geography, and location .A simple negative exponential land value function assuming a monocentric urban structure was applied to 82 cities in 2011 and calculated correlation coefficients between the model`s coefficient of determination and population size, employment size, within and between commuting rates, urban shape, and two dummy variables for locational characteristics. According to the results of analysis, the coefficients of determination were varied form under 0.001 to 0.669. While the cities located in Seoul Metropolitan Area or with large population tend to have relatively small coefficient of determination, local small cities tend to have relatively large one. The coefficient of determination is negatively correlated with population size, employment size employment size, inter commuting rate, and dummy variables indicating the relative location of cities. In addition, the coefficient of determination was more related with the shape of urban rather than the area of urban.
