The purpose of this study is to find out the characteristics of the residential area which was developed for the single detached houses and located on the south of the Hangang(river). On the basis of my assumption that the transformation of urban residential area for single detached houses are caused by the urban housing regulatory system, I've studied residential area from 1970's to 2004 in relation with urban regulatory system. For this purpose, I've divided my study into three parts : the change of urban housing regulatory system, the transition of residential area, the analysis on the relations of the two, and finally the evaluation of regulatory system.This study has led me to the following conclusions : The urban regulatory system changed by the housing policy, which can be divided into encouraging housing supply and enhancing quality of housing, and it caused on the change of building type and plot of residential area in ten year cycle. From the viewpoint of the change of residential area the change is from single detached housing to multi-family housing and from division of plot to amalgamation of the plot. It is the result of relaxation of restriction on the housing. From the viewpoint of the form of housing it can be found on the underground, ground, and roof floor change caused by the change of urban housing regulatory system. The urban housing regulatory system have a good and reverse effect on the housing area. The adverse reaction of the change raised by the lightening of regulation focused on the individual plot and it can be overcome by the change of regulation focused on the scale of block or residential area. As discussed above, urban regulatory system is the key to lead appropriate residential area.
