도시지역 고령자 밀집 아파트 거주자의 NORC 주거서비스 요구 = Demand on NORC Housing Services of Elderly Residents of an Apartment with a High Percentage of the Elderly in Urban Area

국문 초록 (Abstract)

본 연구는 자연발생 노인커뮤니티(NORC) 주거서비스요구와 이용의사를 파악하는 것이며, 서울지역 고령자 밀집아파트 거주자 307명을 대상으로 인터뷰식 설문조사를 실시하였다. NORC 주거서비스의 전체 요구도는 7점 기준으로 평균 4.54점이었으며, 지속거주의사가 없는 그룹(M=5.22점)이 지속거주의사가 있는 그룹(M=4.29점)보다 높았다(t=-6.260, p<.001).
대분류별 요구도는 외부환경이 5.07점, 커뮤니티공간이 4.70점, 단위주거가 4.27점, 주생활이 4.16점으로 나타났다. 중분류별로는 안전한 보행환경이 5.83점, 건강유지를 위한 근린환경이 5.48점으로 높게 나타났다. 세부항목 요구는 주거단위에서는 주택내 전등, 스위치, 도배, 장판, 열쇠수리, 변기, 세면대, 싱크대, 수도꼭지 등의 수리가 4.73점. 외부환경에서는 건강 유지를 위한 녹지공간이 6.19점으로 가장 높았다. 커뮤니티 관련 세부항목은 고령자 맞춤용 식당이 5.48점으로 가장 높았다. 주생활 관련 세부항목은 이사도움 서비스가 4.68점으로 가장 높았으며, 코인세탁실이 3.28점으로 가장 낮았다. 유료 주거서비스 이용의사는 5점 기준으로 3.60점이었으며, 이용료는 시세대비 평균 25.11%의 할인받기를 원했다.

The purpose of this study is to understand the needs and intentions of using the naturally occurring retirement community (NORC) housing service, and an interview survey was conducted on 307 elderly residents of an apartment with a high percentage of the elderly in Seoul. The overall demand for NORC housing service was 4.54 points on average based on 7 points, and the group without intention to continue residence (M = 5.22 points) was higher than the group with intention to continue residence (M = 4.29 points). As for the demand for each major category, the external environment was 5.07 points, the community space was 4.70 points, the unit residential area was 4.27 points, and the daily life was 4.16 points. The safe walking environment was 5.83 points, and the neighborhood environment for health maintenance was 5.48 points. As for detailed items, 4.73 points were made to repair lights, switches, wallpaper, floorboards, key repairs, toilets, sinks, and faucets in the residential unit. In the external environment, the green space for health maintenance was the highest with 6.19 points. Items related to community, restaurants tailored to the elderly were the highest with 5.48 points. As for the d items related to daily life, the moving assistance service was the highest with 4.68 points, and the coin laundry room was the lowest with 3.28 points. The intention to use the paid residential service was 3.60 points based on 5 points, and the average discount of 25.11% of the market price was wanted.
