The façade of commercial building requires various designs. The development of mass media and the increment of life quality upgrade people's common senses about architecture. So only functional fulfillments of architectural design does not satisfy clients' needs. Clients want their building to be unique compared to other buildings by expressing various façade designs. On the contrary, architects make typical or common façades using existing materials under various conditions.
The purpose of this study is to analyze the façade design of commercial buildings according to three typological façade design elements in newly developed district in Gajwadong of Jinju city.
Typological façade design elements were classified into three categories: orderly elements (pattern, materials, texture and color), structural elements (column, window-wall, door and balcony) and plastic elements (typical or atypical form).
Results of analyzing the façades of commercial building in Gajwa-dong using three typological elements were as follows:
First, in orderly elements, most façades showed repetitive patterns and the use of two or three colors of external wall. Façades of commercial buildings were made of common materials such as a stone, wood and aluminum. Only small parts of façades were made with the Corten steel and Corrugated steel panel.
Second, in construction elements, the column was not distinguished from the wall due to make the same vertical plane. Façades were determined by window-wall combinations. The door was not the main determinant factor of the façade despite of a main enterance. Although balcony is one of the most appropriate element for three-dimensional design, but it's only used in one building.
Third, in plastic element, most façades in the A or B area where abuts onto the arterial road. But some buildings in the C area located at the side road took a setback at upper part of building, so their façades were not looked actively.
To design in various way, organized, the proportional and irregular pattern among orderly elements should be introduced or used with various materials away from existing common finishing materials. Various factors of construction elements such as a balcony, column and wall, and atypical formal factors in plastic elements should be actively applied. In addition, repetitive adoption of two or more typological elements is helpful to make a diverse façades.
An unusual and distinctive façade of commercial buildings begins its existence from not only the improvement of formative concepts of architect but also the change of administrational regulation of building construction. Incentives such as for the building-to-land ratio, the floor area ratio and height regulations probably induces the variety of façades and the streetscape. Further studies for commercial building's façades design considering locality, identity and environment should be continued.
