      The purpose of this study is to find out what the problem is and how we can improve it in order to solve about current registered cultural properties system in order to preserve and utilize of modern building which faces damage and destruction. We observed how a modern building is established in terms of criteria and how designated cultural properties system is established by center of registered cultural properties among building cultural properties according to the cultural properties preservation law. Through this analysis, I studied what the problem of registered cultural properties in our country is and how it can be improved. Therefore, I strived to find out the improved method of registered cultural properties in order to activate preservation and utilization of a modern building.
      So far, We have got the following conclusion.
      Firstly, we could notice that our registered cultural properties adopted almost same by imitation of registered cultural properties system in Japan, and it requires to establish a policy about modern cultural properties management which is able to preserve and utilize the local autonomous entity standpoint considering domestic cultural properties management structure.
      Secondly, the preservation of a modern building has been driven by designated cultural properties as adaptation for circumstances according to a social need and necessity so far, and it got to drive preservation of a modern building actively taking opportunity of adapting(2001) registered cultural properties system. Therefore, we should notify a strong & weak point of registration of modern cultural properties in future. And then, it requires public advertisement for a nation.
      Thirdly, the preservation of building registered registered cultural properties is limited to appearance by system, and if there is no cooperation of owner, preservation is impossible in reality since a condition change follows a report system. Therefore, it requires continuous study and example illustration for various preservation and utilization plan of registered cultural properties through analysis of advance example.
      Fourthly, we could understand that the first purpose of registered cultural properties system is to preserve historical and cultural landscape of City through appearance preservation of building. So, it requires for Cultural Properties Administration or local governments to establish a historical and cultural landscape plan or a district unit plan in future or cultural properties preservation policy of surface and the line of street level.
      Fifthly, the Main object of registered cultural properties system is to preserve and utilize various objects in support of voluntary cooperation of owner as we give a wide value of cultural properties, but there is no system which supports this purpose. Therefore, it requires the systemic improvement plan of spreading of awareness and activation in future.
      As a result, the preservation of cultural properties and concept vary by the condition of the time such as the social, economical, and cultural level, and the cultural properties preservation system follows this as well. Registered cultural properties system takes charge of preserving a modern building required by this period, and it needs to fulfill the duty to preserve the value of cultural properties. In order to this, it requires to the in-depth study of repair and maintenance from the standpoint of preservation and utilization.
