As the construction consumption environment is changed into the consumer-based from the former supplier-based, the consumers in micro-trends of consumption environment came to prefer residential space in line with own lifestyle and characteristic. Accordingly, a supplier is introducing the customized apartment that consumers can directly select from the option of basic specification such as finishing material and storage space to the more developed floor plan for residential satisfaction. A supplier is developing diverse products according to a consumer-based customization strategy and is enforcing a plan for residential satisfaction. However, the limitation is being shown to consumers' residential satisfaction and autonomous selection of the interior finish and optional equipments owing to the restricted date of the completion approval of apartment.
Due to this background, the necessity of research was recognized on residential satisfaction through interior finish and optional equipments of apartment. Accordingly, the direction of this study was established for residential satisfaction according to micro-trends of consumption environment. The aim is to suggest improvement plan for this after surveying three types of cases and analyzing problems and causes.
As a method of this study, it considered a prior research on residential satisfaction according to micro-trends of consumption environment in a prior research, and inquired into document on a change in consumption environment of apartment. Also, through theoretical consideration on a system and the present status for the optional equipments of apartment, it surveyed a concept and a type of optional equipment system and analyzed it based on the present status of optional equipments in apartment at home for residential environment in line with each individual of consumers.
According to this, it established a survey with 3 divisions and 6 cases and carried out analysis of problems and causes. Summarizing the results of a case survey, they are as follows.
First, it surveyed apartment by dividing general apartment, differentiated apartment, and customized apartment into three types and six cases, suggested improvement plan for residential satisfaction through analyzing problems and causes, and maintained objectivity by each case through direct counseling and expert opinion.
Second, as for the drawn problems, the general apartment couldn't satisfy customers due to being blanket and restricted items in option of the finishing material. The differentiated apartment was restrictive to consumers' option for design item of the space proposed by supplier. The customized apartment focused on a change in structure in line with an individual with consumers' participation from the design stage, but has limitation as saying of selecting structure in line with oneself among many items proposed by supplier.
A supplier establishes several plans and strategies for residential satisfaction in the micro-trends of consumption environment, but could be found the limitation that cannot satisfy consumers' segmented needs. There was limitation in fully examining and reflecting customers' requirements in fact due to being realistic problem that a supplier needs to focus on the whole construction work period, namely, on the fixed date of completion in apartment.
As for improvement plans for these problems, it suggested the need to have margin of the construction work period as for the deadline of the interior finish construction and optional equipments by specifying the absolute construction period of the major construction kinds except the interior finish construction and optional equipments, and to enforce the system of the minimum residential space completion and ownership transfer that can be satisfied mutually by supplier and consumer.
This study is judged to be likely effective for residential satisfaction of focusing on consumers as a means available for maximizing consumers' residential satisfaction in micro-trends of consumption environment, and will effectively function in risk reduction as for finish construction and defect repair cost according to the early completion of construction work as for apartment supplier. Still, a continuous research is needed as future research task of suppliers as for the institutional supplementation on the ownership transfer and a completion period change before the interior finish construction, and a strategy of coping with micro-trends with causing competition of independent brand pattern on the finish construction in suppliers.
