Since Black and Scholes' (1973) original article on 'the pricing of option and corporate liabilities' was published in 1970, over thousands of articles have appeared in the leading journals of financial economics examining ex-dividend behavior. The paper explores a housing option price of urban redevelopment areas. We look into the structure of equity pricepurchase option in urban redevelopment areas and investigate what causes the fluctuation of the housing option price of urban redevelopment areas. The results show that causes and effects vary at different stages on urban redevelopment process. In the early state of urban redevelopment project, the housing price of surrounding area of the redevelopment site is positively related to the equity price. the option price as theory would suggest. The rent price of surrounding area of the redevelopment site doesn't have a positive effect on the equity price until equity holders dispose of their property.
