On this study, for the Apt auction market as the subject of analysis, it is intended to review the reasonable determinants of the sale price, focusing on the common decisive variable of Apt price and variable of auction property of auction objects. As the result of Correlation analysis to find out the relation of selling price, lease price, and estimated price in the Apt auction, there was a close relation among them by showing a strongly static correlation more than r=0.9 Although it was certified that the selling price directly affected the sale price, we found that the sale price could be more exactly explained and forecasted, when the selling price of Apts and the factors of auction property were considered together, rather than explaining and forecasting the sale price of Apt auction which has only the selling price of Apts through Inverse Semi-log function. In conclusion, it was certified that the sale price was affected by the determinants of Apt price and the factors of auction property.

The house lease protection law has been enacted in order to solve the problems generated in the relationship between the leasing and renting of houses. It focuses primarily on protecting the rights of lessees. Buildings for residence, namely, houses, are recognized as applying to this law where said buildings may sufficiently qualify in terms of being recognized for being used as residences in the usual social understanding of that concept. This is a special law and, has in fact, been established as one of the most significant protection devices for properties of general public living within cities. As the scope of the amounts of protection is small, the law was revised several times, with the protection of lessees having been further reinforced. Additionally, it offers, as another improvement in both direction and plans: First, Legal devices able to limit an appropriate range so as not to threaten the lives of ordinary people any more than necessary. Second, Protection of priority guarantees must be assured if a contract is to be genuinely prepared; Third, Provision of devices to protect lessee rights by largely limiting the cancellations of lessors.
