        장년층의 부동산 투자만족도 및 재투자의도 특성에 관한 실증연구

        The purpose of this study is to analyze the characteristics of investment satisfaction and re-investment intention of Baby Boomer and previous generation. The analysis is done based on 541 valid sample gathered from a survey. For analysis methodology, this study used SPSS 22.0, AMOS 22.0, along with analytic techniques, such as implementation of basic statistical analysis, reliability, and structural analysis. Through this study, structure influencing relationship on how the investment product characteristics and investment environment factors of investment properties can affect the investment satisfaction and re-investment intention is verified out. Following is the summary of the research result: First, it was found that the influencing factor rankings are the investment profitability and external characteristic for the investment satisfaction and re-investment of the investment properties at the baby boomer. Second, it was found that the influencing factor rankings are the external characteristic and investment profitability for the investment satisfaction and re-investment of the investment properties at the previous generation. Finally, it was found that the investment satisfaction affects the re-investment intention. This study has an academic importance for analyzing characteristics of the investment satisfaction and re-investment intention of the elderly people.

        부동산 투자의 선호특성이 투자만족도 및 재투자의사에 미치는 영향 분석

        본 연구는 투자자의 부동산 투자의사결정에 있어 투자선호특성이 투자만족도를 경유하여 재투자의사에 미치는 영향 구조를 분석하기 위해 투자선호특성을 규명하고, PLS구조방정식 모형을 활용하여 분석하였다. 분석결과, 우선 투자행동요인으로 구분된 수익성, 안전성, 위험성, 규제완화 중 수익성과 안정성 부문이 투자만족도에 유의한 영향을 미치는 것으로 나타났으며, 수익성 부문이 투자만족도에 큰 영향을 미치는 것으로 도출되었다. 다음으로 부동산특성 요인으로 구분된 입지특성, 시설특성 중 입지특성이 투자만족도에 유의한 영향을 미치는 것으로 나타났다. 마지막으로 부동 산 투자의 투자자 선호특성에 대한 투자만족도는 재투자의사에 유의한 영향을 미치는 것으로 나타났다. This study analysed how real estate investor's preference influences the investment satisfaction and re-investment intention. For the study, the investment preference was analysed using the PLS Structural Equation Model. The profitability and safety among the investment behavioral factors influenced the investment satisfaction the most. The facility characteristics among the investment behavioral factors influenced the investment satisfaction slightly. Finally, the investment satisfaction among the investment preferences influenced the re-investment intention mainly.

        정부의 주택정책과 개인 투자성향이 투자만족도 및 재투자의도에 미치는 영향 연구: MZ세대를 중심으로

        This study analyzed using a structural equation model to analyze the impact structure of the government's housing policy and individual investment propensity on investment satisfaction and re-investment intention for investors with housing investment experience among MZ enerations who emerge as an important investment class at various rapid changes in the housing market. As a result, supply policy characteristics were derived in the first place, location characteristics in the second place, financial policy characteristics in the third place, tax policy characteristics in the fourth place, and economic characteristics in the fifth place, and environmental characteristics did not have a significant effect. This study has theoretical and academic significance in terms of diversity and differentiation of the study in that it conducted the study on specific subjects such as the actual investment experience in the housing market and the MZ generation.

        부동산 간접투자상품의 투자만족도 및 재투자의도에 관한 연구

        This study recognized the need to stimulate the real estate indirect investment market and investigated the investment satisfaction. The main results are as follows. First, it is the return characteristics that have the largest impact on investment satisfaction in real estate indirect investment products. Second, the recognition of market environments and the external characteristics have a significant impact on investment satisfaction in real estate indirect investment products. Third, the impact of investment conditions and marketing characteristics on investment satisfaction in real estate indirect investment products was not significant, and the internal characteristics had no impact. Based on the results, this study suggested the following implications. First, it is necessary to develop and expand the supply of real estate indirect investment products with high profitability. Second, the government needs to push deregulations and supports in order to stimulate the real estate indirect investment market. Third, it is necessary to promote online marketing strategies for real estate indirect investment products.
