        여성들의 동네만족도와 동네애착, 이주의사에 영향을 미치는 근린환경특성에 대한 실증분석

        The purpose of this study is to develop neighborhood assessment tools from the perspective of women in order to evaluate neighborhood environments and suggest better policies and planning practices for women-friendly neighborhood environments. To do so, we analyze correlations between women’s quality of life and the neighborhood environment. Specifically, we gave female participants a mapping survey, interview, and questionnaire to collect data targeting women living in Onyang 2-dong and 5-dong in Asan city. First, we developed a neighborhood assessment tool derived from an extensive literature review and particular case studies. The mapping and interview surveys indicated that specific aspects neighborhood life needed to be improved in a similar area. In particular, women complained about Onyangoncheon station, a commercial area, and detached house area. Second, analysis of the neighborhood environmental factors affecting women’s neighborhood satisfaction, crime safety, traffic and walking environment, accessibility of living facilities, green and public spaces and childcare environment were statistically significant. Of these, the inclusion of green and public spaces was the most influential factor. Third, the neighborhood environmental factors affecting women’s neighborhood attachment, crime safety, traffic and walking environment, accessibility of living facilities, green and public spaces and childcare environment were statistically significant. Of these, accessibility of living facilities appeared to be the most influential factor. Fourth, the neighborhood environmental factors affecting women’s housing mobility decisions, crime safety, traffic and walking environment, accessibility of living facilities, green and public spaces and childcare environment were statistically significant. Of these, childcare environment was the most influential factor.

        세종시 생활권 근린보행환경의 물리적 특성에 대한 연구 - 2-2생활권과 2-3생활권 사례를 중심으로 -

        Encouraging pedestrian activities and creating a pedestrian-friendly environment are closely related to the quality of urban residents’ lives. The efforts to create a pedestrian-friendly neighborhood have continued in the history of the construction of New towns in Korea. Sejong City is the latest case among these attempts. In this paper, the characteristics of the walkable neighborhood environment for each neighborhood district in Sejong City were identified and analyzed through an analysis framework created with reference to prior studies, based on the contents of the district unit plan and the field observation survey. As a result, there were many differences between the 2-2 and 2-3 neighborhood units. The 2-2 neighborhood unit has a grid-like road network and neighborhood convenience facilities are concentrated in the center. And to create a safe, comfortable and active walking environment, various sections were designated and the use of roadside buildings were managed. On the contrary, the 2-3 neighborhood unit has irregular road networks and distributed neighborhood convenience facilities. And access to these facilities is possible through a three-dimensional radiation-type walking path linked to the central green space. In a follow-up study, it is expected to be understood how these differences in physical characteristics of walking neighborhood environment affect the actual walking behavior of the residents, furthermore to be able to grasp the physical conditions and implications for the place to be actually activated by residents.

        근린환경이 사회적 신뢰에 미치는 영향에 관한 연구 -서울특별시를 중심으로 -

        The purpose of this study is to investigate the factors influencing the formation of social trust by using subjective indicators such as the perception on the neighborhood environment and objective indicators that explain the physical environment of each region. Various variables were classified into individual, cognitive, and environmental characteristics. Individual characteristics like the type of residence, occupancy, and commuting mode influenced on social trust and only the satisfaction of the walking environment at night was statistically significant in the perception of the pedestrian environment. In terms of the neighborhood environment, the diversity of residential type and area, the median prices of apartments, the area of public sports facilities and parks, the average width of roads and sidewalks, the mode choice ratio(walking), job-housing proximity, and the industrial-use district ratio were used. The diversity of housing sizes, safe walking environment, proximity to the workplace, and public facilities that promote contact among people have been found to play a positive role in social trust. On the contrary, industrial districts and wide roads had a negative impact on trust formation. In conclusion, it is necessary to improve the pedestrian environment and secure public spaces where people can interact in order to enhance the social trust of the community when planning and designing the neighborhood environment.

        물리적 근린환경 특성이 공공임대주택 입주민의 주거환경 만족도에 미친 영향

        While previous studies related to residential satisfaction of public rental housing are more focused on the effect of neighborhood environment using subjective measurements, this study figures out the physical boundary of neighborhood and identifies the role of neighborhood environment based on objective measurements. Employing survey questionnaire targeted on 541 residents living in public rental housing in Daegu, South Korea, this study specifies the empirical framework by ordered logit model. The results showed that housing unit performance, community facility within sites, and physical environment in neighborhood are positively associated with residential satisfaction at the statistically significant level (p<0.05). The relative importance of explanatory variables ranks in order as following: community facility(4.16), housing unit performance(3.65), neighborhood environments(police station=1.23; education facility=1.17; the access to subway=1.16; Green space area=1.11). The findings put an emphasis on the role of neighborhood environment in residential satisfaction even though the impact size of such factor is relatively small. Therefore, the strategic layout method considering the physical boundary of neighborhood should be recommended in order to efficiently supply public or convenient facilities in neighborhood. 공공임대주택 주거환경 만족도 관련 기존 선행연구는 대부분 주관적으로 측정된 근린환경 변수의 영향에 초점을 둔반면, 본 연구는 근린의 물리적 공간에 대한 명확한 범위를 설정하여 객관적으로 측정된 물리적 환경 변수의 영향을 규명하여 보다 차별적인 분석을 시도하였다. 대구광역시 소재 8개 공공임대주택 단지아파트 입주민 541명을 대상으로 한설문조사를 토대로 순위형 로짓모형을 적용한 결과, 주택 성능, 단지 내부 커뮤니티 시설, 단지 외부 물리적 근린 환경 특성 모두 통계적으로 유의미한 수준에서 주거환경 만족도에 영향을 미치는 것으로 확인되었다. 설명변수의 상대적 중요도를 검토한 결과, 단지 내부(커뮤니티시설=4.16); 주택성능(건물연한=3.65), 물리적 근린 환경특성(경찰서=1.23; 교육시설=1.17; 지하철 접근성=1.16; 녹지면적=1.11) 순으로 분석되었다. 단지 내부 부대복리 및 커뮤니티 시설, 주택 성능 요인에 비해 상대적인 중요도는 적게 나타났으나, 여전히 공공임대주택 단지 주변 물리적 근린환경 요인의 중요성은 강조될필요가 있다. 무엇보다 단지 외부 근린시설을 실효적으로 공급하기 위해서는 주거지 인근 보행권역(반경 400m 이내)과보행권역을 초월하는 광역(반경 1km) 공공서비스 시설을 구분하여 전략 배치할 필요가 있다.

        근린환경과 노인의 사회적 관계, 우울에 관한 연구

        본 연구는 근린환경의 열악성정도가 노인의 우울에 미치는 영향력을 검증함과 동시에 근린환경의 열악성과 우울과의 관계에서 사회적 관계의 매개효과를 검증하는 것을 목적으로 한다. 연구의 목적을 위하여 2008년 서울시복지패널조사를 분석에 활용하였으며, 최종적으로 60대 이상 노인 2,111명을 분석대상으로 하였다. 연구방법은 SPSS 프로그램을 이용하여 대상자의 특성을 알아보기 위해 빈도분석과 기술분석을 실시하였으며, 주요변수들의 신뢰도와 타당도 검증을 위해 탐색적 요인분석 및 신뢰도 검증을 실시하였다. 또한, AMOS 프로그램을 이용하여 구조방정식을 활용한 연구모델의 매개효과를 검증하고, 개인의 인구사회경제적 변수를 투입한 통제된 매개효과검증을 실시하였다. 연구결과, 첫째, 근린환경의 열악성은 노인의 우울에 정적인 영향력을 미치는 것으로 나타났다. 둘째, 근린환경의 열악성과 노인의 우울과의 관계에서 사회적 관계는 부분매개효과를 가지는 것으로 나타났다. 셋째, 통제된 매개모형검증결과에서도 근린환경, 사회적 관계, 우울은 여전히 부분매개효과를 가지는 것으로 나타나 근린환경의 환경효과가 검증되었다. 따라서, 본 연구의 결과는 노인의 우울을 치료함에 있어 근린환경의 중요성을 입증하였을 뿐만 아니라 주거지의 열악성으로 야기되는 사회적 관계를 함께 고려하여 진행되어야 함을 실증분석하였다. The study focused on the relationship between neighborhood environment and depression of the elderly. To verify the correlations of two variables, mediating model structured by social relationship was used. The data was Seoul Welfare Panel Data made by Seoul welfare foundation in 2008. The total sample size was 2,111 elderly aged over 60. When it came to our research methods, structured equation modeling was applied to verify the mediating effect and theoretical background. The findings were as follows: First, the neighborhood environment directly affected depression level of the elderly. Second, the social relationship did function as partial mediator on relationship between neighborhood environment and depression level of the elderly. Finally, there was also partial mediating effect between neighborhood environment and depression level of the elderly after controlling the individual variables. The results of this study indicate the practical and political intervention to promote mental health of the elderly those who are vulnerable population because of the poor neighborhood environment.

        유니버설디자인 관점에서 도시근린 보행환경 정비 및 관리 실태 연구 -서울 노원구 거리 환경을 중심으로-

        The study aims to analyze the design evaluation focusing on the pedestrian environment in the local neighborhood from the perspective of universal design. The neighborhood living area of ​​the city is the main residential environment of local residents and the main settlement environment of urban residents and is the primary street environment experienced by residents and pedestrians. This study identified the types of streets that can appear in the neighborhood living area, centering on Nowon-gu, and grasped the actual state of operation and management from the perspective of universal design for each street type. As for the research method, the street environment tangible and public design facilities were measured through field surveys. As a result of the analysis, the street environment of Nowon-gu could be classified into a total of three types: central commercial street, neighborhood commercial street. In common, the basic and essential safety and accessibility of the universal design, and clear pathway is not secured, and the inconsistent arrangement of bicycle paths in the sidewalks caused collisions with the pedestrians. As a result, it was confirmed that even though legal systems such as the universal design ordinance were established, the professional and technical proficiency was very weak, which could not be realized concretely in the actual street environment. This study is of great significance in proposing the direction of street environment improvement of local governments in the Seoul autonomous region. By checking the current status of universal design management by street type in other autonomous districts together with this example of Nowon-gu, it can be used as basic empirical data to prepare a street environment maintenance guide for universal design. 본 연구의 목적은 유니버설디자인 도시 조성 관점에서 지역근린 생활권 보행 환경을 중심으로 디자인 평가를 분석하는 데 있다. 도시의 근린생활권은 지역 거주민의 주요하면서 도시민의 주요한 정주환경으로 거주민과 보행자들이 경험하는 1차적 거리환경이다. 본 연구는 노원구를 중심으로 근린생활권에서 나타날 수 있는 거리 유형을 파악하고, 거리 유형별 유니버설디자인 관점의 운영관리 실태를 파악하였다. 연구방법은 현장조사를 통한 거리환경 유형화와 공공디자인 시설을 실측하였다. 분석결과 노원구의 거리 환경은 총 세 개 유형(중심상업가로, 근린상업가로, 생활가로)으로 구분될 수 있었다. 공통적으로는 유니버설 디자인의 기본적이면서 핵심적인 안전과 접근성, 통행로가 확보되지 않았으며, 보도 내 자전거 도로의 일관성 없는 배치는 보행약자와의 충돌을 발생하게 하였다. 결과적으로 유니버설 디자인 조례 등 법제도 수립이 되었음에도 실제 거리환경에서는 이를 구체적으로 실현하지 못하는 전문적이면서 기술적인 숙련도가 매우 취약함을 확인할 수 있었다. 본 연구는 서울 자치구 권역에서의 지자체의 거리환경 정비 방향을 구체적으로 제안한 데 연구 의의가 크다. 본 노원구 사례와 함께 타 자치구 거리유형별 유니버설디자인 관리 실태를 점검함으로써 유니버설 디자인을 지향하는 거리환경 정비 가이드를 마련하는 기초 실증 데이터로 활용될 수 있을 것이다.

        주거지 보행환경 인지가 생활권 보행만족도에 미치는 영향에 관한 연구

        While many previous studies investigated how individual elements of neighborhood forms, such as density, mixed use, street connectivities, impacted the physical activities including walking, their implication for designing walkable neighborhoods deemed minimal, if not unapplicable. Their results tended to reveal that the direct correlations between the neighborhood environment and the walking behavior are "small but statistically significant." This study takes a different research approach to the issue by considering the process of perception and satisfaction about the overall pedestrian environment, which would eventually impact the residents' decision to walk. The goal of this study is to provide research evidences of how pedestrian environment of the neighborhood is perceived comprehensively as meaningful perception factors and how those perception factors influence the overall satisfaction of neighborhood walkability. The research methods include surveys and statistical analyses. The survey was conducted in four representative residential neighborhoods of different walking environments, such as Gahoe, Sungsan, Sanggye, Hangdang, in which total 713 effective answer sheets were gathered. For the statistical analyses, the factor analysis and the ordered logit model were applied. As results, four perception factors were drawn from the nineteen measure variables, such as 'pleasantness' 'safety' 'vitality' and 'complexity' that are significant to the satisfaction of neighborhood walkability. The order of four factors, according to the analysis, runs from the most pleasantness, safety, complexity, and the least vitality, along with interpretation and implications for four residential neighborhoods' pedestrian environment. This study contributes to the advancement of research methods, in which the mechanism of residents' walking satisfaction in relation to their perception of neighborhood pedestrian environment is articulated in a more practical and persuasive way than the previous studies did. The further studies, based on the findings of this study, would elaborate the measure variables grouped under the each perception factor, so that they could be translated into design languages to plan for more walkable neighborhoods.

        공동주택단지 생활가로의 이용자 만족도에 관한 연구

        The aim of this study is to analyze the pedestrian environment of ‘The Neighborhood Street’ in multi-family housing. The neighborhood street is an important plan element for activation to the street. Through an analysis of the neighborhood street of the pedestrian environment, the impact on the entire complex by identifying residents is to provide a better environment. In this study, through literature review and case study of the neighborhood street concept and planning factors are drawn. Afterwards in Seoul, the multi-family housing across the target site of the pedestrian environment for conducting field survey and resident’s survey. The number of surveys of 221 valid questionnaires was used. Analysis of survey results is as follows. 1) Neighborhood Street showed higher satisfaction than the general streets in the items including the width of pedestrian passages, height of buildings around them, their lighting at night. 2) The plan element which the shape of the pedestrian passages, safety from crimes in them, the roads around them, crosswalk around them, and traffic lights have the effect on satisfaction of the pedestrian environment with the physical environment. 3) Neighborhood Street showed higher satisfaction than the general streets in the activation of the streets. 4) Satisfaction of the pedestrian environment with the physical environment and satisfaction of the connectivity to the cities are correlated with the satisfaction of street and whole apartment.

        근린환경 접근성은 공동주택가격에 영향을 미치는가?: 서울시 강남3구와 강북3구의 비교를 중심으로

        본 연구는 서울시 강남3구와 강북3구를 대상으로 근린환경 접근성요인이 공동주택가격에 영향을 미치는지 실증적으로 분석하는 것에 목적이 있다. 공동주택가격에 영향을 미치는 요인으로는 단지내부특성과 근린환경 접근성에 해당되는 편의시설, 교육시설, 대중교통, 쾌적환경, 유해시설로 구성하였다. 분석결과, 강남3구(강남·서초·송파구)는 재건축 정비사업구역에 해당되는 지역일수록 공동주택가격이 높은 것으로 나타났으며, 아파트단지로부터 서비스권역 내에 영화관이 존재하거나 의료시설 수가 많을수록, 공장으로부터의 거리가 멀수록 공동주택가격은 증가하는 것으로 나타났다. 강북3구(강북·노원·도봉구)는 단지 세대수가 많을수록, 의료시설 수가 많을수록, 공장까지의 거리가 멀수록 공동주택가격은 증가하는 반면, 오래된 건물일수록 그리고 지하철역까지의 거리가 멀수록 공동주택가격은 낮아지는 것으로 나타났다. 한편, 강남3구와 강북3구에서 대표적인 단지를 선발하여 지역별 근린환경 특성을 살펴보았을 때, 강남3구의 단지들은 근린환경 수준이 대체적으로 양호하였으나 강북3구의 단지들은 도로, 녹지, 어메니티 요소 측면에서 다소 열악하였다. 본 연구결과는 향후 주거관련정책을 실시하는 과정에 있어서 지역적 여건에 따라 어떻게 차별적으로 대응해야하는지에 대한 유용한 자료가 될 수 있다는 점에서 의의가 있다. The purpose of this study is to analyze the effect of neighborhood environmental accessibility factors on the multi-family housing prices in the areas with Gangnam 3 districts and Gangbuk 3 districts in Seoul. The characteristics of the apartment complex include building aging, number of households, and reconstruction areas, and there are neighborhood environment accessibility factors such as amenity accessibility, educational facilities accessibility, transportation accessibility, comfortable environment accessibility and harmful facilities accessibility. Using the spatial regression model, the result showed that the multi-family housing prices in Gangnam 3 districts had correlations with reconstruction areas(+), movie theater(+), medical facilities(+), and distance to factory(+). On the other hand, the multi-family housing price in Gangbuk 3 districts had correlations with building aging(-), number of households(+), number of medical facilities(+), distance to subway station(-), and distance to factory(+). On the other hand, as a result of research about the neighborhood environment of each area by selecting a representative apartment complex in Gangnam 3 districts and Gangbuk 3 districts, the Gangnam 3 districts had good environmental quality in the neighborhood, but the Gangbuk 3 districts were inferior in terms of road, green space, and amenity elements. The study results could be useful evidence that how to respond differently depending on local conditions in implementing policies related to the neighborhood environment.

        빈곤이 위험한 지역사회 환경을 통해 청소년의 우울 및 불안에 미치는 영향

        This study aims to understand whether the effect of poverty is translated to adolescents` mental health though their exposure to violence, which is aggravated by the dangerous environments of the neighborhoods. For this purpose, the study analyzes whether poor adolescents tend to reside on neighborhoods with toxic environments, and whether living in the disadvantageous neighborhood causes the poor adolescents to experience greater violence victimization and fear of violence, and eventually, greater depression and anxiety. The study utilizes secondary analysis of longitudinal data of the Korea Youth Panel Survey. Structural Equation Modeling is used as an analysis method. The study results reveals that poverty has both direct and indirect effects on the level of adolescents` symptoms of depression and anxiety. Especially, poverty affects adolescents` depression and anxiety indirectly through increasing the possibility to reside in more dangerous neighborhoods. Explaining more in detail, living in dangerous neighborhoods seems to expose adolescents more to violence and fear of violence in the neighborhoods and this experience increases the level of depression and anxiety. The study argues that the negative effects of poverty on adolescents should be examined from the view of neighborhood environments. Finally, the study discusses the importance of increasing neighborhood competency as practice and policy implication.
