Recently, as the building height goes up, the construction period of finishing materials has become one of the most important key issues in the tall building construction. For the reason, one of the vertical transportation equipment, the lift car is more important than before. So. this study reviews properties and problems of the lift car planning in the tall building construction field, and systemizes the process of how many lift cars are suitable in the field. Also, this study suggests the lift car selecting model to calculate exact figures of finishing materials and workers.

The purpose of this study was to predict the subcontract fair cost of general construction by using the index. The index is caculated by data of Price Reserch Institute and CAK(Construction Association of Korea) is used in Time Series Anaysis. Subcontract fair cost is estimated by the index which predicted by Time Series Anaysis. and then, Regerssion Analysis performed in order to consider factor impact on cost. Throughout his study, we will be able to contribute to protect dishonor of subcontractor along with improvement of accuracy of subcontract cost budget in general construction

The purpose on this study was to compare and analyze the VE implementation tendency inside and outside of the country, development of methodology in function definition and proposal for computerized FAST diagram creation by suggested VE concept module. To prevent VE/M Methodology application from the non-efficiency application, the Supports and Detachable Units in SAR Methodology which used in multi-housing design, SVM(Systematic Value Methodology) diagram of the Shaozhi(2002) and Classification of ISO 1994 were applied to this actual practice as the FDM(Function Definition Module). The Improvement of this function definition method, computerized FAST diagram creation, and applying the VE Concept module is to be used to create much ideas for enhancement in construction field.

As the construction projects have become more complicated and larger in scale, management have been more important in construction. But owner in public sector usually commits construction supervision to the private management firms. So there is a big problem that Supervision doesn't control cost, time, contract and so on. The purpose of this study is to select the priority decision of construction management tasks according to project phases, especially in public sector. This study may help owner when owner contracts management service with private management firms.

Design-Build is considered as the project delivery system to manage construction process more efficiently than design-bid-build. So Korea government has encouraged Design-Build in public sector. But single selection method of weighted criteria doesn't provide the greatest value to owner. Therefore, there is a need to improve selection method to meet owner's needs and project characteristics. This study proposes four types of selection method. Each of selection method is focused on price, qualification, time. The use of these selection methods enable owner to provide the greatest value.

Value Engineering(VE) is in force for strengthening the competitiveness in internal construction industry. But, although there are systematic, technical efforts, VE is recognized only a method of cost saving in internal construction industry. Each phase of VE has not been connected organically and cut. It has focused only cost saving in target selection phase and function definition has been performed by original functions that target has. This study suggests the connection process between a target selection of preparation phase and a function definition of analysis phase, and reflects needs of clients and users and project characters in the target selection. Since, korean government introduced Construction Management system by the law in 1997, only a few public construction projects have been adopted the system Nevertheless there are many laws which are related in public construction projects, Construction Management is positively carried out by non-government. About the activation plan of Construction Management questionnaire was inquired by experts in construction. The purpose of this study is to give a solution by finding out the problem of the laws, reconstructions remodelings.

The purpose of this study was to reduce the factor of construction delay in the owner's aspect by analyzing the actual condition of field supervision positively such as construction delay sample and process at the distressed company's construction site. As we analyze the examples of construction delay and reopening into various types, to minimize construction delay after the dishonor of a contractor we propose "Cooperation and reliance fixing between the contract parties through the improvement of order method, Contracting system and Construction management system".

The purpose of this study is to propose an efficient design-VE job plan and applicable methods in each phase of design process. This is for more effective and practical use of VE in design phase. This study focuses on differences of the VE target selection phase and function analysis phase in each phase of design process. In the phase of preliminary design, conceptual sketch, size, use, or major spaces of project are selected for VE target and function assessment step is skipped because present cost and function cost cannot be produced easily in early in early phase of design. At the end of preliminary design phase, function review phase is added which consists of function satisfactory indices review step and unsatisfactory function removal step.

In terms of the Safety, a risk of accident in construction industry is the most dangerous thing in any other industries. So, there have been many studies to improve the safety performance of construction projects. But, the most of them were dealt with controls in the job site and the contractor. For these reasons, the purpose of this study(Construction Safety Management) is two-part. : One is showing the basic items composed of prequalification in Construction Safety Management, and the other is improving the selection method to meet the owner's needs including a Contractor's Safety Management Performance.
