        Prediction Model of Real Estate Transaction Price with the LSTM Model based on AI and Bigdata

        Korea is facing a number difficulties arising from rising housing prices. As ‘housing’ takes the lion’s share in personal assets, many difficulties are expected to arise from fluctuating housing prices. The purpose of this study is creating housing price prediction model to prevent such risks and induce reasonable real estate purchases. This study made many attempts for understanding real estate instability and creating appropriate housing price prediction model. This study predicted and validated housing prices by using the LSTM technique - a type of Artificial Intelligence deep learning technology. LSTM is a network in which cell state and hidden state are recursively calculated in a structure which added cell state, which is conveyor belt role, to the existing RNN’s hidden state. The real sale prices of apartments in autonomous districts ranging from January 2006 to December 2019 were collected through the Ministry of Land, Infrastructure, and Transport’s real sale price open system and basic apartment and commercial district information were collected through the Public Data Portal and the Seoul Metropolitan City Data. The collected real sale price data were scaled based on monthly average sale price and a total of 168 data were organized by preprocessing respective data based on address. In order to predict prices, the LSTM implementation process was conducted by setting training period as 29 months (April 2015 to August 2017), validation period as 13 months (September 2017 to September 2018), and test period as 13 months (December 2018 to December 2019) according to time series data set. As a result of this study for predicting ‘prices’, there have been the following results. Firstly, this study obtained 76 percent of prediction similarity. We tried to design a prediction model of real estate transaction price with the LSTM Model based on AI and Bigdata. The final prediction model was created by collecting time series data, which identified the fact that 76 percent model can be made. This validated that predicting rate of return through the LSTM method can gain reliability.

        Across the world, 'housing' comprises a significant portion of wealth and assets. For this reason, fluctuations in real estate prices are highly sensitive issues to individual households. In Korea, housing prices have steadily increased over the years, and thus many Koreans view the real estate market as an effective channel for their investments. However, if one purchases a real estate property for the purpose of investing, then there are several risks involved when prices begin to fluctuate. The purpose of this study is to design a real estate price 'return rate' prediction model to help mitigate the risks involved with real estate investments and promote reasonable real estate purchases. Various approaches are explored to develop a model capable of predicting real estate prices based on an understanding of the immovability of the real estate market. This study employs the LSTM method, which is based on artificial intelligence and deep learning, to predict real estate prices and validate the model. LSTM networks are based on recurrent neural networks (RNN) but add cell states (which act as a type of conveyer belt) to the hidden states. LSTM networks are able to obtain cell states and hidden states in a recursive manner. Data on the actual trading prices of apartments in autonomous districts between January 2006 and December 2019 are collected from the Actual Trading Price Disclosure System of the Ministry of Land, Infrastructure and Transport (MOLIT). Additionally, basic data on apartments and commercial buildings are collected from the Public Data Portal and Seoul Metropolitan Government's data portal. The collected actual trading price data are scaled to monthly average trading amounts, and each data entry is pre-processed according to address to produce 168 data entries. An LSTM model for return rate prediction is prepared based on a time series dataset where the training period is set as April 2015~August 2017 (29 months), the validation period is set as September 2017~September 2018 (13 months), and the test period is set as December 2018~December 2019 (13 months). The results of the return rate prediction study are as follows. First, the model achieved a prediction similarity level of almost 76%. After collecting time series data and preparing the final prediction model, it was confirmed that 76% of models could be achieved. All in all, the results demonstrate the reliability of the LSTM-based model for return rate prediction.

        Differential Modulatory Effects of Cholera Toxin and Pertussis Toxin on Pain Behavior Induced by TNF-α, Interleukin-1β and Interferon-γ Injected Intrathecally

        The present study was designed to characterize the possible roles of spinally located cholera toxin (CTX)- and pertussis toxin (PTX)-sensitive G-proteins in pro-inflammatory cytokine induced pain behaviors. Intrathecal injection of tumor necrosis factor-a (TNF-α; 100 pg), interleukin- 1β (IL-1β; 100 pg) and interferon-γ (INF-γ; 100 pg) showed pain behavior. Intrathecal pretreatment with CTX (0.05, 0.1 and 0.5 mg) attenuated pain behavior induced by TNF-α and INF-γ administered intrathecally. But intrathecal pretreatment with CTX (0.05, 0.1 and 0.5 µg) did not attenuate pain behavior induced by IL-1β. On the other hand, intrathecal pretreatment with PTX further increased the pain behavior induced by TNF-α and IL-1β administered intrathecally, especially at the dose of 0.5 µg. But intrathecal pretreatment with PTX did not affect pain behavior induced by INF-γ.Our results suggest that, at the spinal cord level, CTX- and PTX-sensitive G-proteins appear to play important roles in modulating pain behavior induced by pro-inflammatory cytokines administered spinally. Furthermore, TNF-α, IL-1β and INF-γ administered spinally appear to produce pain behavior by different mechanisms.

        본 연구는 항공사 승무원을 대상으로 감정노동과 직무소진이 고객지향성에 미치는 영향을 살펴보고자 한다. 많은 연구자들이 서비스 종사자들의 감정노동과 소진에 관한 연구, 직무태도 및 이직의도에 끼치는 영향 등에 관한 연구는 많이 진행되어 왔으나, 감정노동과 직무소진이 고객지향성에 미치는 영향에 대한 연구는 부족한 실정이다. 이에 본 연구는 감정노동과 직무소진이 고객지향성에 어떠한 영향을 미치는지를 실증적으로 규명하고자 진행되었다. 본 연구는 감정노동과 직무소진이 고객지향성에 미치는 영향에 관한 연구로 서비스기업 종사자의 감정노동이 중요시 되고 있는 시점에서 감정노동과 직무소진에 따른 고객지향성간의 관계에 대한 새로운 인식을 제시하였으며, 고객지향성에 미치는 영향에 있어 직무 중 발생할 수 있는 소진의 매개효과를 분석하는 데에 유용한 기초자료를 제공했다는 의의가 있다. The effects of emotional labor and job burnout on customer orientation of cabin crew is to be investigated in this study. Many studies have focused on emotional labor and burnout and the effects of job attitude and turnover intention, but only a few have been made on the effects of emotional labor and job burnout on customer orientation. The objective of this study is to explain the effects of emotional labor and job burnout on customer orientation. To investigate the effects of emotional labor and job burnout on customer orientation of cabin crew, the cabin crew of Asiana Airlines (international and domestic) were surveyed using the convenience sampling for analysis. The main causes of emotional labor were surface acting and deep acting as suggested, and the causes of job burnout were the later three. However, two factors were extracted for customer orientation and they are titled ‘communication orientation’ and ‘convenience orientation’. The results of this study have practical implications as follows. While emotional labor is becoming an important factor in the labor-management field, this study shed a new light in the relation emotional labor and job burnout has on customer orientation and also provides useful data on the mediating effect that can occur during the job. On the other hand, the results of this study have limitations as follows. First, this study mentions only a limited type of emotional labor and to understand emotional labor thoroughly, various types of emotional labor should be considered. Second, although there are airport services, customer centers and other customer related services in an airline, only the cabin crew have been the target of this study. Third, it is difficult to generalize the analysis when the target of the study is limited to the crew of a particular domestic airlines.

        한약재 중 제랄레논의 탕액으로 이행률 조사

        The objective of this study was to establish an analytical method to detect zearalenone (ZEA) in herbal medicines and their decoctions and investigate the ZEA transfer rate from raw materials of herbal medicines to their decoctions. Herbal medicines (Trichosanthis Semenm, Eucommiae Cortex, Rubi Fructus) spiked with a known concentration of ZEA were presoaked or unsoaked (as a pretreatment) and boiled for 3 h at 100℃ or autoclaved for 1 h at 121℃. The decoction and the remnants were separated, cleaned up with an immunoaffinity column, and analyzed using HPLC. Recoveries for decoctions and remnants were 68.39-83.68% and 72.91-80.25%, respectively. ZEA was not detected in the decoction, whereas it was found in the remnants. Although ZEA in the raw material of herbal medicines was not transferred into the decoction during heating and autoclaving, the continuous monitoring for ZEA in raw herbal medicines should be carried out for the safe ingestion and utilization of herbal medicines.

        Alterations of c-Fos mRNA Expression in Hypothalamic-Pituitary-Adrenal Axis and Various Brain Regions Induced by Intrathecal Single and Repeated Substance P Administrations in Mice

        The effect of substance P (Sub P) injected intrathecally (i.t.) on c-fos mRNA expression in various tissues was examined in the present study. We found that a single administration of Sub P (0.5 nM) caused an increase of the c-fos mRNA level in the hypothalamic-pituitary-adrenal (HPA) axis, hippocampus, and spinal cord. The time-course study showed that c-fos mRNA level was maximal at 10 min and began to decrease 30 min after the Sub P injection in all tissues, and the Sub P-induced increase of the c-fos mRNA level was returned to the control level 1 h after the injection. The kinetics of the c-fos mRNA expression in mice that were repeatedly injected with Sub P (every 30 min interval up to 4 times) were different in the HPA axis, hippocampus, and spinal cord. The increased c-fos mRNA level in the hypothalamus and the spinal cord induced by i.t. injected Sub P remained at a high level. In the pituitary gland, adrenal gland, and hippocampus, the increased level of c-fos mRNA expression gradually returned to the control level during the repeated substance P injections up to 4 times. Our results suggest that spinally injected Sub P-induced pain stress increases c-fos mRNA expression in the spinal cord, hippocampus, and HPA axis. In mice repeatedly injected with Sub P, the kinetics of c-fos mRNA appear to be different varied from tissue to tissue.
