입지유형별 지식산업센터 입주자만족도 영향요인에 관한 연구

본 연구는 지식산업센터의 입주자 만족도 영향요인을 입지 유형별로 구분하여 비교분석하는 연구이다. 우선 설문조사 실시 전에 선행연구의 검토 및 FGI를 통해 지식산업센터의 입주자 만족도에 영향을 미치는 11개의 평가변수를 도출하였다. 도출된 평가변수를 기반으로 현재 입지하고 있는 판교 및 안양 지식산업센터의 이용자들을 대상으로 설문조사를 실시하고 설문자료를 요인분석하여 세 개의 요인을 도출하였다. 그 다음으로 총 세 개의 종속변수와 11개의 평가변수로 회귀모형을 구축하고 다중회귀분석을 실시하여 입주자 만족도에 미치는 영향요인과 평가변수를 입지 유형별로 비교분석하였다. 먼저 유형별 지식산업센터의 영향요인을 상대적으로 비교한 결과, 개별입지형 지식산업센터의 경우에는 외부환경 요인이 입주자만족도에 영향력이 큰 것으로 나타났다. 이에 반하여 계획입지의 경우에는 내부시설 요인이 이용자만족도에 미치는 영향력의 가중치가 큰 것으로 나타났다. 그 다음으로 평가변수를 비교분석한 결과, 계획입지보다는 개별입지의 경우 평가변수들의 가중치가 높게 나타나 이용자 만족도에 있어 영향력이 더 큰 것을 알 수 있었다. 구체적으로 유지관리 요인에 있어서는 계획입지 및 개별입지별로 내부보안환경과 운영관리시스템의 중요도가 큰 것으로 나타났다. 또한, 내부시설 요인에서는 개별입지는 복지시설이, 계획입지에서는 편의시설의 영향력이 각각 큰 것을 알 수 있었다. 외부환경 요인의 경우에는 개별입지의 경우 대중교통 편리성과 동종업체 밀집도가, 계획입지의 경우에는 도로 접근성 및 시장과의 접근성이 중요한 변수로 산출되었다. 결론적으로 계획입지형 지식산업센터는 내부보안환경, 편의시설, 도로 접근성, 시장 접근성 요소들이, 그리고 개별입지형 지식산업센터는 운영관리시스템, 복지시설, 대중교통편의성, 동종업체 밀집도 등이 중요한 요소로 산출되어 향후 이를 전제로 한 개발이 추진되어야 함을 강조하고자 한다. The purpose of this study is analysis of factors behind user satisfaction at knowledge industry centers. For this purpose, a review was conducted on previous studies before this study proceeded, and FGI was utilized to present 11 evaluation variables impactinguser satisfaction. Based on the evaluation factors presented, the study polled users of knowledge industry centers in Pangyo, an area within the city of Seongnam, and Anyang, Gyeonggi Province. First, a relative comparison of the influential factors of knowledge industry centers was done according to type. The results showed that for an individual position-type center, external environmental factors had a substantial effect on user satisfaction. For the planned location type, factors of internal facilities were found to greatly affect user satisfaction. Subsequently, a comparative analysis of evaluation factors discovered that compared with a planned location, an individual location saw higher weight on evaluation variables as a whole. More specifically, important variables for a planned location type were internal security environment, convenience facilities, and access to roads and markets. For the individual location type, variables such as management system, welfare facilities, convenient public transportation, and the density of similar businesses in the area were important. Finally, this study proposed the development of knowledge industry centers, with the focus on it.
