        Recently, global environmental concerns become serious. The building must not be destroyed at once after building for the global environment. It is important to use the building for a long term. To use the building long, an appropriate control of maintenance is important. To use the apartment house for a long period, making the long-term repair plan is obligated. However, neither the content nor the costs of the long-term repair plan are clear. There is no data to understand the execution time and the cost of the large-scale repairing work. In doing the maintenance management of the apartment house, the long-term repair plan is very important. To understand the realities of the long-term repair plan, the questionnaire was done to the management union in the apartment house. It was clarified from the analysis. ①Maintenance and repairs of every one square meter rise by a number of units little. ②There are a lot of different points in the item set by the long-term repair plan and the item actually executed by the large-scale repairing work. ③The repairing cycle concerning the outside wall is shorter than other items. ④The cost of the outside wall repair is high. ⑤The assumption cost is set higher than actual cost. To understand the current state of a long-term repair plan and a large-scale repairing adequately, and to solve the problem in the future, it is important to accumulate various data.

        It is already clarified that .the maintenance management cost is much higher than initial cost. In addition, studies related to the maintenance management have been increased recently. However, a major portion of their maintenance management studies is occupied by an apartment house or an office. The purpose of this study is to analyze the current situation of maintenance management in public building. For the purpose, this study used the data of community buildings of 26 cities in Tokyo. As a result, it was confirmed that the maintenance management cost of about 20 years surged up though it was a little uneven. Moreover, there was no long-term maintenance plan or reserve fund plan of the apartment house ant the office. It is expected that the building of 90% exceeds 20 years in 2020 and huge maintenance management cost hangs.
