        소도읍의 중심지인구와 입지시설 분포의 관계 분석

        Small towns in Korea have been experiencing a steady decline in their populations during the past decades of development. These small towns play an important role as centers of rural areas. After the establishment of municipalities, public interest in small towns has increased, particularly as they can serve as important areas of national polity for balanced development. The purpose of this paper is to determine the relationship between population size and urban facilities of small town centers. The research includes surveys and analyses of various types of activities in 39 small town centers between 1985 and 2005. From the results, it was determined that there is a hierachy of the size of urban facilities according to the population of small town centers. Therefore, this paper concludes it is necessary to provide new policies and strategies to develop small towns more efficiently. Also important is the creation of planning programs that reflect the given conditions of each small town.

        대전지역 고령자의 실버타운 선택기준에 대한 조사연구

        The purpose of this study is to investigate the perception of the aged about silvertowns, and subsequently their preference types. In order to carry out this study, a survey was constructed on the perception and preference types of silvertowns of citizens over 50 years of age in the city of Daejeon. A T-test and ANOVA test adapting the Likert scales were used as the main methodology. The results of this study are summarized as follows: First, the awareness of silvertowns of the aged is relatively high, and half of the survey respondents said that they hoped to move into a silvertown in the future. Second, when the aged selected a silvertown, the level of facilities and residential cost were major considerations. Finally, those surveyed claimed a preference for a mixed type of functions over a residential function, and preferred convenient facilities designed for rest and traffic friendly uses. This study can help provide a better understanding of the personal preferences of the aged towards silvertowns.

        소도읍 중심부의 토지이용 변화 분석

        The primary objective of this paper is to survey land-use patterns of small towns and to analyze their urban spatial characteristics. This study is based on land-use data of two decades(1985, 1995, 2005), and includes surveys of various types of urban activities in 39 small town centers. In the main analysis of this paper, small town centers are divided into some areas, based upon their location and accessibility. The research results determined that there are changing characteristics of land uses in small town centers, and that each facility in the center areas tend to have a particular location. Based on the results of this study, this paper suggests the creation of new plans that focus on the development small towns more efficiently, and higlights the need for more effective Land-use policies.

        지하철 역세권 건축물 용도변화의 영향요인에 관한 연구

        As the urban management strategies focused on the public transportation system have been discussed in recent years frequently, the concerns for ``subway station area`` have been growing. Subway is one of the major public transportations. And the subway station area has been perceived as a place that a lot of city activities take place and has a high potential in development. The purpose of this study is to review of the change of building use and to draw the factors influencing to building use at the three subway stations - Jungangno, Yongmun and Banseock - in Daejeon metropolitan area. The results are summarized as followed. Firstly, the ``retail & service`` and the ``business`` are the primary building use and the portion of those building use in frequency and area occupied about half of total building use at the three subway station areas. Secondly, it was revealed that the provability of the change of building use was high as the width of road was wide. Thirdly, the improve in accessibility had a great effect on the subway station area in downtown as compared with that in out-of-town. And finally, it was analyzed that the impact of subway opening was stronger at the secondary building use such as medical care, etc than the primary building use such as retail & service and business. The study considering not only physical factors but also social and economy factors at subway station area is needed in future.

        농촌주민의 정주여건 인식과 생활만족도의 관계 분석 -전라북도 농촌지역을 대상으로-

        This study of the living environment for rural residents to identify the relationship between perception and satisfaction are as. Jeollabukdo rural residents survey and SPSS 18.0 statistical program utilizes improvement of rural environment and living conditions were discussed. The main analysis results are summarized as follows. First, rural residents use the facility convenience and accessibility, economic burden, there was a tendency to recognize the important, good natural environment or their children / relatives for the distance was a low awareness. Second, the location and land a job for men, the women have a higher awareness of the use of public transportation inclination showed less than 50 age group showed higher awareness. Third, the rural living environment of residents` satisfaction with 3.544, and overall satisfaction with village life showed a high propensity men have higher satisfaction than women. Finally, the living environment for the perception and satisfaction with the relationship between residential stability and economic awareness of a higher living environment was found that high satisfaction. These findings further improve the rural environment, improve satisfaction in that you can plan the basis for an effective strategy can be. More sustainable in the future, including the analysis of various parameters in progress by being linked to policy measures that will be provided.

        임대주택 유형별 주거만족도 비교 및 상관성에 관한 연구

        The purpose of this study is to analysis the comparison and the correlation of residential satisfactions among the types of rental housing -permanent rental, middle term rental, short term rental-. The main results are followed. First, the survey on residential satisfactions indicated that satisfactions on the aspect of location and housing complex were high while that of social economy was low. Secondly, the analysis on ranking of the retailed satisfactions showed that ‘park and open space’, ‘residential stability’, ‘facility condition’ and ‘housing scale’ had big differences of ranking among the types of rental housing. Thirdly, the correlation analysis between comprehensive satisfaction and retailed satisfactions revealed that there was a high correlation among the retailed satisfactions on the aspect of housing in permanent rental, on the aspect of social economy in middle term rental and on the aspect of location in short term rental. Finally, ‘residential stability’ and ‘housing evaluation’ in permanent rental, ‘rent’ and ‘housing evaluation’ in middle term rental, ‘housing evaluation’ and ‘accessibility’ in short term rental were closely related with comprehensive satisfaction of residential environment. The results will contribute to setting up the direction of rental improvement.

        거주자의 주거이동 유형과 주거만족도의 관계 분석

        The purpose of this research is to analyze the relationship between the type of housing movement and residential satisfaction. This study is differentiated from the precedent research in the view point of categorizing residents by housing movement and analyzing the differences in residential satisfaction. To carry out this study, a survey was performed on residents in Daejeon. T-test, ANOVA and multiple regression analysis were conducted to find out the factors of residents’ satisfaction. The results of this study are summarized as follows: First, the movements for a better living environment had significantly a higher satisfaction, while those related to economic reason had the lowest in satisfaction. Secondly, the type of housing movement separated with internal reason showed a high satisfaction while that separated with external reason had a low satisfaction. Finally, the ‘financial condition’ had the biggest influence on the overall satisfaction of the living environment both in the case of internal and external reasons through multiple regression analysis. The findings of this study show that the social environment as well as physical and economic aspects(environments) was the main factor on residential satisfaction.

        인천시 정비(예정)구역의 사업비 운용특성 분석

        As market condition goes downhill due to real estate recession recently, urban redevelopment projects have not been underway smoothly. In recent years, release of district based on agreement of residents is on the rise around some areas. Without special measures, there’s a high probability of socio-economic losses to entire city of Incheon. At this point, we analyzed the operational characteristics of urban redevelopment projects cost in Incheon renewal district which have not been investigated yet. Average cost of urban redevelopment projects in 112 districts of Incheon are about 2.9 billion won per each, but there is a deviation in costs from area to area. This is the comprehensive result of each factors, characteristics projects situation, delay of project progress, and cost management of promotion committee and union, etc. Among the stage of projects, half of the total projects cost was spent during ‘establishment of Association - authorization for project implementation’ stage. Project cost has been increased significantly after establishment of union. Considering that spending is increased after establishment of union, there will be limitation to public subsidy policies of committee period. Although urban redevelopment projects cost are actively discussed and studied these days, It’s hard to find the exit plan in urban redevelopment projects. The public should continue to make multilateral efforts to resolve problems through searching investigation and understanding of current situation.

        경기도 준공업지역 관리실태 및 개선방안 연구

        In this study, it is to suggest improvement ideas of semi-industry zones through the management situations and measures of those in Gyeonggi province. It maximizes their own systematic potential in parallel with reviewing the type of surrounding location to spatial aspect, spatial interaction and the relationship between industry zones and was provided to improve as follows. First of all, the urban comprehensive plan is based on the direction of the city's growth goles and need to set the direction of management in semi-industry zone. Second, it will be necessary to do urban regeneration in semi-industry zone. Third, the overall area designate as the first of district unit plan then developed, maintained and managed. Also, it was restored to the origin and new function in poor condition areas. Throughout, it has to improve the quality of living environment and to make a pleasant work environment of outdated industrial facilities. Thus, it is hoped us will be able to make a based on the local industry, providing some much-needed support to the battered regional development. And it is required to enable the industry to minimize conflict between land-use and the element of industry. As a result, this study is to prevent in advance problems of the semi-industry zone, which can be caused by the factory move. In order to do that it should be avoided being privatized profits in the moving area and the sub area. and continue to make efforts to ensure that systematic land of public facilities the public of environmental maintenance of transitional zones
