        고속도로 인근 유휴부지의 지속 가능한 활용을 위한 사례연구

        탈산업화 사회에서는 새로운 개발 패러다임의 영향력이토지 이용에 대한 공익과 경제적 효율성을 추구하면서증가하고 있다. 특히 교통 기반 시설과 관련한 유휴지개발은 토지의 의미 있는 이용과 공간의 효율적 재활용이라는 측면에서 더욱 주목받고 있다. 그러나 한국에서지속 가능한 토지 이용의 가능성을 발견하기 위한 연구는 매우 미흡하다. 따라서 본 연구는 유럽과 한국의 사례를 중심으로 한 국제 사례연구를 통해 고속도로에서의유휴공간 활용유형과 향후 관행에 대한 교훈을 위치와시설의 맥락에 따라 분류하는 방법을 연구한다. 22개의국내 및 유럽 사례를 조사한 결과, 고속도로에서 유휴공간을 활용 한 사례는 신재생 에너지 설비의 이용, 생태산림 개발 계획, 휴면 지역의 복합 개발 및 다차원 개발의 네 가지 유형으로 분류할 수 있었다. 이러한 유형 모두는 기존의 단일 차원 토지 이용을 넘어 현대 사회 및문화적 필요를 반영하는 다기능의 개념을 포함한다. 본연구는 전통적으로 공간과 관련된 분야인 도시, 건축, 토목, 조경뿐만 아니라 과학과 문화를 아우르는 다양한 분야의 협업이 중요하다는 것을 강조한다. In the post-industrialization society, the influence of the new development paradigm has been increasing in pursuit of public interest and economic efficiency in the utilization of the land. Especially, the development of idle land related to transportation infrastructure is getting more attention in terms of meaningful use of the land and recycling space efficiently. However, there has been little research made to discover the possibilities of sustainable land use in Korea. Therefore, this paper examines how to classify types of utilization of idle space on the highway and the lessons for the future practices according to the context of location and facilities through an international case study particularly on European and Korean examples. As a result of surveying 22 domestic and European cases, the cases of utilizing idle space on highway could be categorized into four types: utilization of renewable energy facilities, ecological forest development plan, combined development of rest area, and multi-dimensional development. All of these types involve the idea of multi-functionality that reflects contemporary social and cultural needs beyond the existing single-dimensional land use. This study highlights that the importance of collaboration between diverse fields such as ecology, energy, culture, and art is essential as well as construction related fields such as urban planning, architecture, civil engineering, and landscape architecture.

        This study investigates the decline in usage of national roads due to increased traffic and new highways, suggesting a strategy for revitalizing adjacent areas through idle site development. Focusing on National Route 44, it outlines a utilization plan integrating local agriculture and tourism to boost the economy and community engagement. Highlighting the unique accessibility and coexistence potential of national roads, the research underscores the need for revitalization plans tailored to local specifics. Initial findings call for further research to fully leverage idle sites along national roads, proposing a development shift towards local benefits and public interest. This foundational work offers a new perspective on reinvigorating national road areas, setting the stage for future development strategies.

        여의도 시범아파트 단지의 도시적 경계공간 연구

        (Background and Purpose) This study examines Yeouido Sibum Apartments complex, constructed in 1971, to reveal the attempts to create an ideal neighborhood for the early apartment complexes in Seoul. Yeouido was an newly developed ideal town in 1960s and this apartment complex has been one of the first erected structures in this area and also the first high rise apartment complex in Korea. We focused on the strategies how the neighborhood unit principle were introduced and modified to create an ideal residential community for this apartment, and to handle the insufficient urban infrastructure. (Method) We research the articles of the neighborhood unit principle, published in 1950-60s to find the major points for the early planners to consider for the apartment complexes. Based on these researches, we analyze the layout plans of Yeouido Sibum Apartment through drawings, aerial photographs and field survey, especially focusing on the distinguished features compared to the previous plans. (Results) Although the elevated pedestrian ways were canceled in Yeouido masterplan, the ideas separating the pedestrians from the car traffics were maintained by introducing the cul-de-san into the superblock. This system enabled to the large central outdoor space with communal facilities for pedestrians only, surrounded by the layer composed with the high rise buildings, vehicle spaces and green areas. The layer makes this communal spaces exclusive inside and forms the landscape confronted the outside to the urban context. Also another distinguished feature of this apartment from other apartment complex at the time, is the plaza in front of the shopping arcade, which should be a community spaces and at the same time, a regional commercial center due to the lack of the urban infrastructures. The private atmosphere of community could be preserved to some extent through this buffer while the shopping arcade has performed the contradictory roles. Moreover, the architectural elements, including the high rise elevations, the geometrical structures for the arcade, the reflecting pool and the symbolic sculptures create the monumental facade to the urban context. (Conclusion) The apartment complex, formed following Perry;s original neighborhood unit principles more literally, appeared in Jamsil Apartment, 1975 after the Yeouido Sibum Apartment. The communal facilities were clustered at the center of the block, separated from the urban context in Jamsil Apartment complex, and the layout created more private and exclusive spaces against the city. The Yeouido Sibum Apartments presented attempts in terms of architectural experience as well as a functional approach to the problems the early apartment complex experienced in that transitional stage at the time. Today, those attempts should be revaluated considering that we still have situations regarding the boundary between apartment complexes and cities.

        도시적 맥락 속 역사적 공동주택 단지의 리모델링 방안 연구 -여의도 시범아파트 재건축 단지를 중심으로-

        (Background and Purpose) Imagined as the first South Korea’s high-rise ideal urban apartment complex, advanced architectural planning methods and technologies, such as cul-de-sac, central heating and electricity supply systems, elevators and escalators, and fire evacuation systems were employed in the design of the Yeouido Sibum Apartments. As of 2021 a series of discussions regarding reconstruction issues are moving forward, however they only focus on finding ways of elevating its real estate values by introducing a totally new design. However, unlike other apartment complexes built around the same time period, the Yeouiod Sibum Apartments has architectural potentials of accommodating the changing lifestyles of the future residents. Therefore, the purpose of this study is to propose a plan for revitalizing the Yeouido Sibum Apartments by maintaining and preserving its architectural values. (Method) First, by carrying out meticulous on-site analyses as well as collecting materials on previous studies on the history of South Korean apartment complexes, the unique architectural characteristics and values of the Yeouido Sibum Apartments Complex are identified. In-depth studies on its site planning as well the design of the apartment buildings, the public corridors and the individual units are followed. In particular, by carefully studying the structural characteristics of the Yeouido Sibum Apartments, various spatial flexibilities and extensions for the apartment units can be imagined. Afterwards, important case studies are conducted to derive design strategies and sustainable future architectural programs that can be applied to the remodeling process of the Yeouido Sibum Apartments. (Results) First, to maintain the quality of‘placeness’of the Yeouido Sibum Apartments, public squares are proposed at the border areas of the complex meeting with various surrounding urban conditions, and special programs for the residents and visitors are suggested for them. Second, to ensure the quality of‘openess’of the apartment complex, the proposed public squares are connected to the existing arcade space and the public parks on the ground level. By designing an elevated pedestrian deck linking the apartment buildings on an high-level, privacy is secured for the residents. Third, to accommodate the idea of ‘diversity’and‘sustainability’ of the residential units, they are partially remodeled by utilizing existing spatial and structural qualities. (Conclusions) This study identifies the values of the Yeouido Sibum Apartments and suggests ways to maintain and improve its architectural and urban conditions, while accommodating the changing lifestyles of the residents. The results can be seen as a sustainable design method complementing the current redevelopment process of the Yeoudo Sibum Apartments.
